Journal Entry for 2/24/2026 Comedian Steve Martin, is very entertaining. He was born on August 14, 1945, and is now in the Octogenarian Group. He is very intelligent. For this week, my imagination reminded me of how important humor and education matter when it's done appropriately. In this image, I asked for a likeness of Steve Martin teaching his first class in continuing education for a group of real estate agents who have been in the business much longer than it took for him to teach the class. Since many of you like Q&A, this blog post is set up for that purpose. Q. What was the new real estate instructor thinking on the first day teaching continuing education to agents who knew more about real estate than he did.A. "I thought yesterday was the first day of the rest of my life, but ...

Understanding aledo texas home values is essential for anyone considering buying or selling a home in this fast-growing Parker County community. As a local Realtor who works with buyers and sellers throughout Aledo, I have seen firsthand how the area’s blend of top-rated schools, spacious properties, and proximity to Fort Worth continues to shape demand and pricing.Aledo has evolved from a quiet rural town into one of North Texas’s most desirable places to live, while still retaining the open land and small-town feel that attract families and move-up buyers. That combination plays a major role in how aledo texas home values have performed over time and why so many buyers continue to watch this market closely. Why Aledo Has Become a High-Demand MarketAledo’s location is one of its stronge...

Key Highlights You Need to Know……..January closed with 2 completed sales, matching January 2025 exactly, no year-over-year change. While volume remained steady, the real story lies in pricing stability. Canyon Creek values have largely held firm year over year, and the charts confirm it: average sold prices over the past two years track almost identically. No sharp swings, no surprises, just the familiar, steady rhythm of a well-established neighborhood. What the Numbers Are Telling Us♦ Homes sold in an average of 38 days on market, reflecting realistic pricing and thoughtful preparation♦ Sellers captured 98% of list price, reinforcing that buyers are willing to pay for value♦ Homes that were priced strategically and showed beautifully attracted the strongest interest♦ Move-in-ready, wel...

Why Most 203k Marketing Fails and How to Fix ItMarketing has always been the weak link in the renovation loan ecosystem. Not because the product is bad. Not because demand is low. It fails because most professionals market the wrong way to the wrong audience with the wrong message.Back in the late 1990s, I learned this lesson the hard way. HUD once questioned me about “hogging the work.” After a full review, they realized the reality: every consultant on the San Francisco roster had been invited to attend a training seminar at no cost. The goal was simple. Show them how the process actually works. If they liked the model, we helped them replicate it in their own markets. At the time, we also operated an appraisal company, which allowed us to control quality and timelines. The market has...

Journaling for Friday, January 30, 2026  Feeling good isn’t always about chasing the dream. Sometimes it’s the gentle rhythm of ordinary things that steadies the heart. A cup of coffee or tea warming your hands, a friend who remembers to check in, the simple privilege of learning something new - these are the quiet miracles that stitch joy into your life. Gratitude has a way of bringing peace. When you pause long enough to notice what’s already yours, the world seems to breathe a little easier. A warm bed waiting at night, having light with the flick of a switch, taking a nice warm shower when you wake up, knowing you have something to eat when you wake up, all these things can make you realize how fortunate you are! If you’re lucky and have someone you love to talk to, you are blessed....

Argyle Real Estate Closing Fees Explained for Local Buyers and SellersUnderstanding Argyle Real Estate Closing Fees is one of the most important steps when buying or selling a home in Argyle, Texas. As a local Realtor who works with clients throughout Denton County, I find that closing costs are often one of the least understood parts of the transaction, even though they can significantly impact a buyer’s cash-to-close or a seller’s net proceeds.Argyle attracts buyers looking for space, strong schools, and a quieter lifestyle just north of the Dallas–Fort Worth Metroplex. While home prices and property taxes get much of the attention, closing fees deserve equal consideration. Knowing what to expect before you reach the closing table helps prevent surprises and allows you to negotiate mo...

Journal Entry for 1/29/2026 I am no longer selling, but I am still learning. The weather isn't the only thing that changes - I am changing too. During the recent winter storm, I couldn't bear to stay home to wait and see if my pipes would freeze or if the power went out, just how cold my house would be. Nor could I wonder how I could eat since everything is run by electricity. So, I decided to book a room at the Marriott Courtyard. After taking all necessary precautions, I packed my bags and left. The photograph is the view from my room. I wasn't lonely, and neither was my car out front. The Staff went above and beyond to accommodate my needs. Yesterday, I wrote a review and was surprised this morning to receive a thank you from the General Manager for my review. This morning, I receive...

Journal Entry for January 28, 2026The weather hasn't been perfect these past several days, but then again, neither have people. Can you imagine anyone filing a lawsuit because of the weather? The case caption may go like this: Climate Change vs. Anti-Climate Change. In this scene, from my imagination Harrison Ford is a Lawyer investigating the case. Born in Chicago, on July 13, 1942, Harrison Ford, who attended college in Wisconsin, is not someone who is afraid of bad weather. In both scenes, created from my imagination, of which I had no control over spelling, is possible with the help of Gemini for image likeness only. Harrison represents "Global Warming." He is no beach bum. No matter the weather, he's up for any challenge whether that puts him in hot or cold environments.  At 83 yea...
