El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).                   They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love! They post them on Instagram because everyone loves them. Our own Myrl Jeffcoat follows them! We all need some laughter or a chuckle each day! It's fun checking out the new pun each day.                               Hope you enjoy these! Happy Friday!!

Will My House Still Sell in Today's Market? If recent headlines about the housing market cooling and buyer demand moderating have you worried you've missed your chance to sell, here's what you need to know. Buyer demand hasn't disappeared, its just eased from the peak intensity we saw over the past two years.Buyer Demand Then and NowDuring the pandemic, mortgage rates hit record lows, and that spurred a significant rise in buyer demand. This year, as rates increased due to factors like rising inflation, buyer demand pulled back or softened as a result. The latest data from ShowingTime confirms this trend (see graph below):The orange bars in the graph above represent the last few months of data and the clear cooldown in the volume of home showings the market has seen since mortgage rates...

It's hard to believe it's been three years (9/30/2019) since you left this earth. We considered ourselves a dynamic duo in real estate and away from work we traveled the world hand and in hand, exploring new frontiers. In 1996 we traveled with a group of friends on the Inaugural Royal Caribbean cruise line:                           "The Splendour of the Seas" We were in Monte Carlo and after a trip inside of the Monte Carlo Casino we felt they lived up to their philosophy “we should do nothing here, as it is done elsewhere.” An unforgettable experience! Thanks for the memories Geno ♥         If you knew Geno, your world was expanded and brightened with his infectious smile, jocular humor and revered advice/mentorship. No matter if you were a passing stranger, colleague, new or old frie...

Mortgage Rates Jump to Over 7%!  Is It Time To Panic?Mortgage Rates have increased to 6.83% for conventional loans for a national average as of September 16th, 2022 but historically that is not too bad.  FHA, VA, and USDA  mortgage rates are near 5.75% nationally.  This is the highest mortgage rates have been since 2002.  But it is not something to panic about. The federal reserve is likely to take steps to increase the interbank offering rates by another .75 points at the next meeting.  This will have an immediate impact on credit cards, HELOCs, and bank loans. These rates are built into the mortgage rates already but we still could see some higher mortgage rates before the inflation rate is tamed. So should you as a home buyer be panicking now? Absolutely not. This is an opportunity for ...

The numbers on everyone's mind these days - what does inventory look like, how are prices fairing, what are these rate hikes doing to the market... In short, pretty much exactly what they're designed to do...Inventory crept up over the summer and August was certainly a crescendo of inventory levels. Where only a few months ago, homes sat on the market for 12 days, Austin is now looking at almost a month to sell...What does that mean for Buyers and Sellers as we officially enter the 🍂 Fall Market 🍂?✨ 1 - No market lasts forever... for better or worse. The key is finding the unique opportunities that each market brings and aligning those with your real estate goals. Market adjustments the last 3 years have been swift and quick to pivot.✨ 2 - Buyers, we're lookin' at you 👀! Yes, interest r...

Watching the Stock Market? Check the Value of Your Home for Good News. While watching the stock market recently may have started to feel pretty challenging, checking the value of your home should come as welcome relief in this volatile time. If you're a homeowner, your net worth got a big boost over the past few years thanks to rising home prices. And that increase in your wealth came in the form of home equity. Here's how it works.Equity is the current value of your home minus what you owe on the loan. Because there was a significant imbalance between the number of homes available for sale and the number of buyers looking to make a purchase over the past few years, home prices appreciated substantially. And while rising inventory and mortgage rates have cooled the market some in recent ...

How to Pick an Air CompressorWhen you own a home, it’s important to have the tools that are necessary to make little repairs, or even do major DIY if that’s your thing. One of the most useful tools you can add to your collection is an air compressor. An air compressor can do so many things around the house, from helping you keep screens and vents debris-free, to airing up car tires and other inflatables, and even powering a whole collection of useful tools. But how do you pick the perfect air compressor for your projects? Don’t worry, it’s easier than you may think. First, Choose Your Air Tools Before you can really select an ideal air compressor, you need to know what you’re going to do with it. Are you going to use it to power an air nailer to help you install new trim work throughout...

However, a surge in single-family leases demonstrates that consumers didn’t just suspend purchases due to rising prices and interest rates, but they pivoted to the rental market. These factors have enabled housing inventory to grow to its highest level in two years.    According to the Houst...

Top Reasons Homeowners Are Selling Their Houses Right Now Some people believe there's a group of homeowners who may be reluctant to sell their houses because they don't want to lose the historically low mortgage rate they have on their current home. You may even have the same hesitation if you're thinking about selling your house.Data shows 51% of homeowners have a mortgage rate under 4% as of April this year. And while its true mortgage rates are higher than that right now, there are other non-financial factors to consider when it comes to making a move. In other words, your mortgage rate is important, but you may have other things going on in your life that make a move essential, regardless of where rates are today. As Jessica Lautz, Vice President of Demographics and Behavioral Insig...
