Most realtors consider a 6 month absorbtion rate as balanced, The absorbtion rate for Spring Hill homes currently is 7 months based on Junes sales and the current inventory level.   The reason for the increase of closing I feel is back to value. Friday's Fotos...     Yesterday was one of those rare, picture perfect days for this time of the year here in the middle Tennessee area. On the way out to a job in the Spring Hill, TN area, I once again eyeballed this old barn next to the defunct Saturn plant. Every time I would go by, I would look, study, and tell myself, "One of these days..." Yesterday was that day. Bright warm sun, cobalt blue skies, contrasting colors; what more could a shutter bug ask for?     I'm not sure whether it was the texture of the faded, peeling paint or the way the Virginia Creeper covered the silo, but to me, there was something alluring that kept beckoning me. I reckon the few shots I took were worth the chigger bites...

    It has been a while since I posted and I wanted to check in.  Hard to believe that it's almost the middle of June, but time flies when you're busy.  I have really been busy with buyers and sellers too while adding some designations so that I'm current on real estate trends and techniques to help my clients.   It has been a great Spring and I'm ready to launch into Summer (hard to tell we're not in the middle of Summer already from the temps)!  Don't forget if you live in the Spring Hill, TN area or are visiting to check out CityFest.     This event is scheduled for the 4th Saturday of each month and will be held at the UAW Union Hall starting at 6 p.m.  There will be food, fun, music and a free movie that begins at dark.  Let's enjoy some family fun this summer!   Look me, Ken Banks...

Spring Hill Homes Sales for March 2011 - With old man winter slow to leave the south this year, you might think that home sales would be down, but it didn't happen. People are ready to move, and 55 Spring Hill homes closed in March, a 10 percent increase over March of 2010. The average price of homes sold was $193,077 and the average size of homes sold was 2174 square ft. 66 Spring Hill homes are currently pending sale, and 436 homes are listed in the Spring Hill MLS as available for purchase.   Finally we are seeing glimmers of light that things are picking up. I know I am busier. Our Middle TN news media reports that Williamson County, where Franklin is located, is said to be #3 among the top 10 counties for job growth. Franklin and Brentwood are active areas just south of Nashville proper.  Columbia and Spring Hill, where I live and primarily work is just south of Franklin and Nashville. A lot of people choose to live here and commute north to work.   Today and yesterday, it has reached 60 degrees in my neighborhood between Columbia and Spring Hill, Tennessee.  It has been absolutely great to be able to go out and start sprucing things up a bit in the yard, cleaning out leaves that have collected lately and such.   Yesterday while I was out, there were even two little neighbor boys who pulled off their shirts and picked up the water hose.  Luckily their Dad stopped them just in time; I mean it was warm, but not  that warm!    This morning, as I drove to church, I met a gentleman before 9 a.m. driving his convertible - sans the top!  Guess we all are really liking this break between snows.  I mean, it was just last week that I posted a Wordless Wednesday photograph of the deer in the snow watching me as I drove to work.   The extend...

OK, it is the first cool snap of the year and you go to turn the heat on and you wait and wait and wait.  It does nothing and your first thought is that the system is broken.  So what should you do? Well if you only have gas heat and an electric water heater (like I do) the first thing you want to do is to go and take a look at the gas meter to see if it has been turned off!  I know, you are thinking that this only happens if you do not pay your bill.  Well, normally that it true, but it could have also been turned off by one of your neighbors kids....  Yep, it is the prank that never grows old unless you are on the receiving end.  If you know for sure the gas is on then call a qualified HVAC contractor! GM is putting 483 UAW union workers back to work in Spring Hill soon, as well as investing $483 million dollars in the plant (it's the most modern they have already). The plant will be used to build the next generation of 4 cylinder engines used in small SUV's and cars. General Motors idled the vehicle assembly line in Spring Hill in November 2008 after deciding to transfer production of the Chevrolet Traverse to a plant in Lansing, Mich. The Spring Hill Mayor and Board of Aldermen voted to not increase property taxes this year. The Mayor, Michael Dinwiddie has recommended a 20 percent increase over the current tax. It is encouraging that the aldermen used better judgement and decided that increasing the tax burden on the residents during a recession wasn't something that the public wanted.  The current city property tax for Spring Hill equates to $150 per year for every $100,000 of property value, even though they make it look very complicated with the computations they use. For many years Spring Hill didn't have a city tax, and depended on fees charged to home builders to fund the city government. I have included a summary in my report for the past 15+ years, or ever since I started inspecting homes.  Why do I include a summary?  I guess the main reason is that if as a buyer I needed an inspection I would want to have a summary in my report.  As a buyer I would want to know the high points or the problems that were found during the inspection without sifting through pages and pages of a report.  I have always treated my clients like I would want to be treated, this could be why I have been successful in my business.  I'm trying to make the process as easy as it can be for my client, lord only knows that their head is spinning in all directions during the home buying process.
