Spring Hill real estate - I was planning an open house today in Wades Grove, but mother nature is still trying to show all of us how foolish Al Gore is about global warming. As I awoke this morning to 4 inches of snow and 29 degree weather on March 1st, I have to decide. Do I have the open house or not. Normally in Tennessee, we have warm weather by now, and I can never remember 4 inches of snow in March. It's here now, and the children love it. I think I'll go to Franklin and hold an open house where they only had 1 inch of snow. It should all be melted by 02:00. Nashville real estate - Selling homes for Lighthouse Builders allows me to observe things that most realtors never see. The foundation of a home seems to be taken for granted by msot people, but if it's not done correctly, the rest of the home will have problems forever. I managed to be on-site in Golf View Estates when Lighthouse Builders started the construction of lot 232 on Warner ct. The plans call for a 2000 square ft home with all bedrooms down and a bonus room above the courtyard entry garage. The measurements are all done with lasers to insure that accuracy is precise. Here are a few pictures to show the process. As you can see, Lighthouse Builders uses steel rebarb to reinforce the concrete after digging down to undisturbed dirt. After the concrete is poured and marked, the co...

I know that I am not the brightest bulb in the string, but I often wonder what goes through workmen's minds when they are building a house. Although, the wiring is up to "codes", why would anyone string the power wires for the disposal across the middle of the cabinet so that there is little or no room on the cabinet floor to store items? The mentality of today's workmen leaves a lot to be desired... Follow me on Twitter... After a rough day of tolerating colder than normal temperatures and investigating crawl spaces in Spring Hill, TN, I hooked up with fellow Active Rainer, Larry Brewer and we headed out for the "Manly - Man" watering hole, the newly constructed Logan's Road House, at the new shopping center in Spring Hill, TN to have the typical "Manly - Man" meal of what sustains most American males... Yup! You guessed it - Burgers and Fries! What else might I ask? So, after coming up with ways to solve the economy and the world's probs in general, we bid the place "good-bye" and left. Instead of taking the direct route back to where I had parked my car, Larry stared meandering around the parking lot, and kept nervously looking in the rear view, as if he were shaking the "Manly - Man" police and didn't ...

Taking a spin off an old '50's day-time game show, "Queen for a Day", (I'm really telling my age now), I ran across an unusual phenomenon while doing a home inspection on a new property in a high end neighborhood in Spring Hill, TN. The unusual situation was excessive crowning in sections of the hardwood flooring while the majority of the flooring was laying flat. Simply put, "cupping" the normal problem with hardwoods, will come from one condition or reason and one only - from gaining or losing moisture on one side faster than on the other. As stated earlier, "Cupping" is generally the most common issue with hardwood flooring. That means that the surface of boards will curl upwards - the edges higher than the center of the boards. In layman's terms, this means that the backs of the boa...

Nashville - I met with some very nice people tonight who wanted my help. For now, all I can give them is advice. Early this year , they lost a home to a foreclosure. The home they had was in a good area, they had bought it new and had it for 3 years before losing it. The reason they lost it was because they had an ARM with payments that had almost doubled. They had come to me was in hopes of a lease/purchase on one of the new homes I have listed in Spring Hill. I haven't seen a case where a lease purchase is a good deal for either parties, but I am willing to help people find Nashville real estate that best meets their needs. Maybe we can make a deal, and maybe not. But one thing is for sure, I will not let my customers fall into the same trap that they were caught in. Have a great than...

Spring Hill Real Estate  - The real estate market in Spring Hill has been much slower than normal, however, this has been one of the fastest growing cities in Tennessee for years, so the building was going on at a rapid pace. Now it has slowed to match the market, and inventories are starting to come back to a more balanced market. Spring Hill real estate - Wades Grove Pool Update, As per John Maher Builders, the master plan revision will be on the work session agenda of the Board of Mayor and Alderman scheduled for Monday the 10th. The meeting will be at the City Hall and is scheduled to begin at 07:00 p.m. John Maher is encouraging enyone who is for or againt this runling to attend and voice your opinion. I personally believe that the Wades Grove Pool and pool house will add instand equilty ot every home in the neighborhood. The proposal will inject approximately $900,000 of equity into the neighborhood at no additional cost to the homeowners. I can't really understand why anyone would be against it. Proposed pool for Wades Grove If you would like to would your opinion to your alderman or Mayor, here is thier e-...

Spring Hill tn - Just to keep anyone who's interested up to date on the Wades Grove pool situation. here is where we stand. During the planning commission meeting on 10/13, several of the Wades Grove residents came before the board and literally cried and begged for them to not allow John Maher to build a pool facility valued at over $900,000 at the Wades grove entrance. Even though it would provide the children of the neighborhood a place to play during the summer month (lets remember that this is only open during the summer), they thought that it would make their street too busy or noisy. Some of the residents, myself included spoke to the commission about the opportunity to increase the value of every home in the community, as well as giving the homeowners a recreational facility tha...

Spring Hill real estate - The company that is attempting to acquire Rippavilla from General motors is asking the zoning commission of Spring Hill to allow 110 acres of the Rippavilla property to be rezoned for apartments. I personally have a major problem with this request, because it will be a very negative impact on the schools in that area. And it will impact the value of the homes in the area in a negative way. As amazing as it seems, only one citizen even bothered to show up and talk about the impact to the community. Thankfully that part of the project has not been approved yet. We had at least 10 representative from Wades Grove to discuss the pro and cons of the proposed Wades Grove pool and pool house that John Maher was planning to build for the Wades Grove residents. The propo...

Dear Mayor Leverette, Alderman Mitchell, and Alderman Duda,   On the evening of October 6, 2008 I attended a work session in which a plan for the Wades Grove swimming pool was discussed.  Several Wades Grove home owners were in attendance, my husband and myself included, to support John Maher and the pool project.  You probably witnessed an exodus after the topic was closed, and yes, that was Wades Grove residents there to support John Maher.    During the discussion a comment was made that emails had been sent both for and against the swimming pool. I feel John Maher has been more then considerate in accommodating the residents wishes, however as we all know you cannot make everyone happy.  He has changed his master plan and is giving up 3 lots to accommodate the wishes of a 90% majori...

Every October, The Spring Hill Jam Festival is heldl on the grounds of the Tennessee childrens home with arts, crafts, food, food, and more food. The local Corvette club brings out the boy toys, and the Rotary Club brings out a small train for the little guys. The pig races are different, and fun for the kids. By the way, the weather was a perfect 75 degrees, and low humidity. It was a great day to be outside.

Tuesday night John Maher had a meeting for the residents of Wades Grove. The topic of discussion was his proposal to build a swimming facility in Wades Grove. The proposed location is on Katash at the front of the community next to buckner Ln. The appearance of the pool will be similar to the one in Spring Hill Place.  The cost of the pool and the pool house $718,000, will be at the expense of John Maher The association dues will increase to $40 per month If approved, the construction of the Wades Grove pool facility will start ASAP, with the hope of opening next summer   With the exception of the residents directly across the street on Katach, we didn't seem to have anyone who was against the plan. When I was asked my opinion on property valuations, I stated that I had several potentia...

Spring Hill - Civil War battlefields have now become important. Who would have thought that we would want to remember the worst days of this country. The destruction of civilion property throughout the south is still a very sore spot with southerners, and the fact that congress declared 3.5 million civilians as traitors so that they couldn't vote or hold property, didn't set very well either. The preservation of historical battlefields thoughout Tennessee is happening, and maybe some day, southerners will not be resentful of the fact that everyone who lived in the south lost everything, no matter which side they believed in.

It's time for an update on our new constuction home by Lighthouse Builders. The pictures will tell the story, but after the sheet rock was installed and taped, the mud has been sanded, and now the walls are realy for a primer coat, before the hand painted Porter paint.  The home in question is having tile floors installed in the kitchen and bathrooms, as well as sanded and finished hardwood floors in the dining room and entry. If you've never seen either of these tasks done, it is very labor intensive, and requires skilled craftsmanship.  Lighthouse Builders is adding these features because customers have asked for it. Does it cost more to do it this way? yes. But for customers who want the best, it's expected. To see the rest of the series, click on the links. part 1 part 2 part 3 part...
