Most sellers naturally start asking this soon after their home goes under contract. The best way to answer that question is to think about what kind of buyer you have. Investors and move up buyers will likely close the fastest, since they usually have the most financing options. Relocating buyers will be a bit slower due to to the distance (unless they are on a time crunch) First time buyers will be the slowest since their financing options are more limited and their loans are often very “paperwork heavy”.

If you are looking at manufactured homes, it is a good idea to assign priority to those on a permanent foundation. Why? Manufactured homes on permanent foundations are easier to finance. This helps in two ways. Short term, it helps make the home easier to buy. Long term, it makes the home easier to sell, since future buyers will also have more financing options.

If you currently have a home with an FHA loan, up for sale, try to negotiate a closing date near the end of the month. Why? FHA does not “prorate” payments. In other words, if you close at the beginning of the month you still get charged for the entire month's payment even though you didn't live in the home for the entire month.

Work on The Fountains in Hixson, TN is a go again. After several stops and starts, according to nearby businesses, The Fountains development appears to be getting back on track. There has been a lot of heavy equipment of late. It will be interesting to see how this one is built out when completed. Completion seems a little way off at this point, though. There is still plenty of work to be done. That includes an entrance to the site. There is really no ideal place to park to take photos. So, this blog will have to do with clip art for this entry. Notice the bulldozer below. Pretty slick, right? : ) Now for the rumor mill: Initially, I heard that Circuit City was coming in as an anchor store. You know that's not going to happen now. If you are planning on making a few improvements before selling try to complete each project for the sake of uniformity. For example, if you replace some of the windows, but not all, buyers may focus on the older mismatched windows. If you replace most of the carpet, but leave some rooms with older carpeting, buyers may focus on that too. As long as you can do so within budget, try to keep improvements uniformed.

Even though you may not be planning on it, it is good to buy a home you can resell later without too much difficulty. Okay, I realize Black Friday was more than a week ago.  But I discovered something quite useful. I needed to get some additional groceries.  So off I go to the Hixson Wal-Mart.  I have to confess, I dreaded it.  I could just see fighting the huge crowds just for a few items we needed. Well, the worry was unfounded.  The store was packed to be sure, but everyone was on the other side of the building.  You know, the "non-grocery" side. It was great.  There were virtually tumbleweeds blowing through the aisles.  I don't think I have ever been in and out of the Hixson Wal-Mart faster.
