This has been a crazy week. Not only did my husband return home after bi-lateral (both) knee replacement surgery but I had the TAR (Tennessee Association of REALTORS®) conference on Monday and Tuesday. In addition to listing appointments and buyer's consultations and showings.  The TAR conference included several continuing education opportunities. I just read a post written by Franklin MA listing agent Barbara Todaro, Listing Agents Who Use MLS Need Nothing More To Secure a Transaction. As her title suggests, Barbara believes there is nothing more powerful than our local MLS to market our listings. While I do believe the MLS is a powerful tool, it is useless if agents don't use it to its fullest extent. All agents are not created equal and neither are the listings that these agents input. This past weekend was the first one in a long time where we had sunshine and warm weather, it felt like spring, and it should because it's been a much longer and colder winter than normal here in Nashville. So it's no surprise that home buyers who have been reluctant to brave the snow and ice were out in packs, and buying everything available. I just checked the MLS this morning, and 65% of the Franklin homes for sale up to $400,000 are already under contract. I suspect that the number will increase today as the realtors catch up with what happened over the weekend.
