How do you generate businessI have this discussion with other agents all the time, so I have a pretty good idea what works for me. That doesn't mean that I can't get ideas from the rest of the real estate world. Here are my most productive bullets   Call your sphere of influence. This is as old as the hills, and works for everybody, and cost nothing. If you want to have fun, try to call 10 people without getting a good lead. It's impossible. So why do we have to remind ourselves to do it every day. Post cards - I only mail to my sphere, I gave up on post card farming two years ago, because it just wasn't working for me. Open houses - In some neighborhoods they seem to work, and doesn't in others. I do it because I have a lot of new construction homes, and a lot of buyers are unrepresent...

This beautiful tree-lined community is located in Williamson County in Franklin, TN.  It is a large community that has over 2,100 homes, five playgrounds, miles of walking/biking trails, tennis/swim club, elementary school, fire station, shopping, dining, and retail.  What more could you ask for?Having lived in Fieldstone as  first time homeowner, I enjoyed the experience!  IT was a great place to live, as well as work, and get ready to start a family.  There was never a lack of anything to do there with all the amenities and open common areas.  It was actually nice to be able to walk to the grocery, pharmacy, or even bike to grab a bite to eat.One of the best things my wife and I enjoyed about living there was the close-knit community.  All of our neighbors were friendly and would ofte...

December wrap up for Franklin, TN As many of you have heard or seen through the media, the "housing market" was "terrible". Well that's not really the case in our great state of Tennessee. When the media reports this information, they are loking at it on a national level, not local which in turn may hurt the rest of it. Sure last year there were more home sales, but did you realize that this was the 4th best year for our local market? According to GNAR's Mandy Wachtler: "Ending the year as the fourth-best year on record is very encouraging considering the state of real estate in other parts of the country," said Mandy Wachtler, 2008 President of the Greater Nashville Association of Realtors. "While our numbers are down compared to most recent years, it would be nearly impossible to keep...

Compared to December of 2006, the single family residential closings decreased 30 percent and the median price decreased by 2 percent.  The median is a typical market price where half of the homes sold for more and half sold for less.  The average price of homes sold in Williamson county for December was $471,523. Average days on Market was 74 days, up from 53 days in 2006. The market for Williamson county real estate is still strong in comparison to the national average, and prices are very stable. We were driving through Franklin this week when it started to snow. The sun was going down at the end of main street, and the Christmas lights were starting to show. It was a rare opportunity to get this picture, and we were lucky enough to be in the right place with a camera. I thought it looked great, so Elizabeth was able to take a few good pictures of the snow and Christmas lights. Brentwood Real Estate  One of the most important lessons in owning a home is learning when to throw in the towel...or the plunger and call for professional help.  It does not mean you are stupid or ignorant.  It just means you know when to give up.  It is a smart person that knows when to give up and stop killing yourself over trying to do it yourself.  For most people it is a last resort and many times it should be.  Plumbers are generally overpriced and you pay for travel time and several other hidden fees. Please be sure that you absolutely have to call a plumber before you do.  If you have to call a plumber to take on a project there are a few things you can do to keep some of your money.COMPARE PLUMBERSThe first thing most people do is call the plumber with the lowest rates.  This ...

How can this happen? A home in a very nice neighborhood with a price that seemed exceptionally low. The home is over 5000 square ft on one acre.  The average price in the neighborhood is 30 percent higher than the asking price. By now "flippers" should have been swarming this house. But, not one in sight.  I'm sure everyone remembers the movie "The Money Pit."  (Yes, the really old movie when Tom Hanks was a baby)     The home is a stately structure on a mature lot in a well manicured neighborhood.   We begin to walk down the walk way next to the overgrown shrubs and sidewalk lighting, and notice the gutters had rusted out As we rounded the corner to the front door we noticed the sidewalk lighting had the wires  laying on top of  the ground with the wire nuts exposed. One connecting wire...

Every year I spend a night checking out my neighbors Christmas lights in Franklin and Brentwood. Some people take this very seriously and seem to be competing with each other. I'll attach a few pictures from last year, and ask for some comparisons from around the country. Franklin High school has a lot of fans, the quality of the school system is the most important factor in buying a home. Franklin real estate has always had great appreciation because of it's excellent school system. Here is some of the information provided by the Williamson county school system about Franklin High School. School History Franklin High School has a long and rich history of providing education to the young people of Williamson County.  It began in 1910 with twenty students and two teachers in a few upstairs rooms of the Franklin Institute, the old Franklin Elementary School, located at Five Corners.                                                             That first Franklin high School graduated three students in 1912.  In the fall of 1926, the new Franklin high School...

Franklin real estate - Christmas Decorations and the story of my friend Jerry. It's a lesson for us all.  My friend Jerry loves to decorate his home every year for Christmas. So about this time of the year, you could see him on his ladder putting up lights on the 2 story home. His home is on a hill, and is very visible to the neighbors in Franklin. Several years back, his ladder slipped and he fell on his elbow. It wasn't a long fall, but it the force was enough to shatter his elbow, and now after several years, he only has about 20 percent use of his left arm. He still decorates his home. He had hooks put on his home, and he takes a long pole and pushes the lights up to the hooks. He says it's a lot faster, and he doesn't ever leave the ground. If you put Christmas lights on your home,...
