Franklin is always a nice place to visit. But during the Christmas holiday, they really put on a show. The main streets and town square are tastefully decorated, and the locals dress as if the were living an another century. You may recognize the period from the Charles Dickens tales, and it's all in fun.  Treat yourself to a little fun this holiday. Visit Franklin for the weekend and then buy a house. Everyone agrees that it's a great place to visit, but it's even better to live there.  Leipers fork is a small community just a few miles from Franklin in Williamson county. The community has maintained it's historic small town appearance, and has become somewhat of a tourist hot spot due to the concentration of celebrities who live in the area. Most of the homes in the area are located on lots of at least 5 acres, and the population of the community is still very small, and the residents seem to want it to stay that way. Part II - Dickens of a Christmas - December 13, 2008 - Franklin TN   .... see Part I WOW, it was fun and just another reason I am proud to call Franklin Tennessee my home.  It was a little cold for Franklin TN, this time of the year, but still the Franklin and Williamson County people were out in force to enjoy this sunny day. If you live here in Franklin Tennessee, you know what I am talking about.  If you have out-of-towners visiting, show off this great winter event.  "Dickens of a Christmas" Every year at this time, Franklin TN folks head to downtown Franklin, which is all of two blocks and a quaint town square.  Once there we enjoy the festivities which consists of people dressed in the Charles Dickens' period (Nineteenth Century London) and local merchants enjoying the foot traffic that the event brings.   The streets are blocked off to traffic, automobile traffic that is, horse and buggie will be there, so it will a camera friendly day.  Better make sure mine is all charged up and ready to go.   Anyway, if I see you there be sure to smile, with your permission you may end up in my next post here.  I do...

The Christmas Parade in Franklin TN went through the historic downtown square last Saturday at 2 PM.  There were many local school bands, dancing girls, boy scouts, waving hands and smiling faces.  Cotton candy and hot chocolate vendors were set up just off the parade route.  Centennial High School Band and Freedom Middle School Band Franklin High School Band and Independence High School Band     No parade would be complete without a visit from Santa! Mortgage interest rates are around 5.5% for a 30 year fixed-rate loan and there's talk of rates going even lower.  I have also heard the prediction of rates dropping into the 4% range soon. My clients have been asking me if that's true.  I really don't know what rates will do next.  They could go down but they could go up too.  I do believe there is a lot of pent up real estate demand in the Nashville area (and possibly other areas).  Many buyers are on the fence or want to "time the market".   Whether rates go further is really not the issue.  The recent drop in rates has fueled a noticeable burst in activity in the areas where I usually work - Nashville and Franklin, TN.  As long as interest rates stay under 6%, buyers will get off the fence and come out of the woodwork.  The supply o...

The city of Franklin, TN was founded in 1799 and was named after Benjamin Franklin. Long the county seat of Williamson County TN, Franklin, TN is richly steeped in history and tradition. What I like about this town is that, today, it is a unique blend of the old and the new. The old downtown section, is much like it was at the turn of the century. One can walk down the sidewalks and browse in the stores along Main Street and feel like you have stepped back in time. I especially like this time of the year when the city gets all decked out for the Christmas Holiday Season. I find that while doing inspections of rehabbed units, it is often the little things that often get overlooked by the person doing the work and sometimes the home inspector. A client once told me a story about how there was an issue with a kitchen sink that could have been caught, had the inspector taken a few moments to fill the sink. This oversight cost the client several hundred dollars. It has long been the practice of this company to take a few moments to fill the basins on the sink. Not only does this test for leaks, but it tests the condition of the baskets and raises any potential drainage issues.
