  There are over 30 golf courses within twenty five miles of Franklin Tennessee.  I was lucky enough yesterday to walk one of the most private golf courses in the U.S.A.  Measuring over 6300 from the tips this course is a good challenge for golfers of all handicaps.  Montgomery Bell State Park is a true gem and yes very private, in that we never encroached or were encroached on by other golfers.  We also enjoyed the wildlife, sighting deer, turkeys and various birds singing.  These sights and sounds are unencumbered by traffic noise, sirens, construction or any other kind of noise except the occasional weed eater keeping the grounds in good shape; again very private.  We have so much great golf to choose from around Franklin Tennessee from the Golf Club of Tennessee, where you may happe...

Yesterday, I visited a Broker's Open House. This was for a new construction development with homes in excess of $800K. Food, beer and champagne were offered, as well as, a plethora of door prizes including a flat screen TV. This builder is anxious to sell the six completed homes he has in the neighborhood. The new construction in Franklin is going like gang-busters. Builders are cranking these houses out as quickly as they can, hoping they'll sell before completion.Since the builders aren't building these homes for a particular buyer, the finishes they've chosen are meant to appeal to a wide variety of buyers. This morning I received a call from a buyer inquiring about a property in Franklin. The first question I always ask is if buyers are working with an agent. He proceeded to say he was and then continued with his question. I explained that he should speak with his agent.He ignored that comment and went on to say he just had a few questions about the homes listed in one particular neighborhood and the possibility of building a home there.I asked how he found me. He'd done a Google search on this neighborhood and my website popped up. When should I sell my Franklin TN home ?They really want to know when they will the best price if they decide to sell.  I think this is the number one question I get from people these days, and you need information to have a good answer.But just to keep it simple, based on home sales in 2015, it's easy to see that more contracts were probably written in May, than any other month last year, since June had the most closings, and in 2015 most homes were under contract around 30 days before closing.   Duke and I decided to take a walk yesterday.  It was a beautiful day bright, sunny and 68 degrees here in Franklin Tennessee.  Growing up here and dealing with the pains of growth it’s easy to lose perspective on what a truly remarkable community this is.  We have so very much to do and see here that every weekend you could try something different and never do the same thing again.  Walking the trails around Franklin offer the same opportunity to see new stuff and learn new things while getting that much needed exercise.  The Greenway infrastructure is great and growing to the point where most trails are connected providing access to all of Franklin.  Spring is almost here, so take a walk in the great town of Franklin, Tennessee.

The Franklin TN housing market is hot, even in February. As a matter of fact, there are only 20 single-family homes in all of Franklin priced under $350,000. Three of those are new construction and won't be ready for several months. That leaves just 17 single-family homes in Franklin TN priced under $350,000 for immediate occupancy.
