After what has seemed as an eternity(actually just a few months) the real estate market here in Dyersburg Tn has turned the corner. We are still seeing alot of foreclosures but we are also selling "regular sale" homes as well. Because Dyersburg is a regional shopping and business area, many people are still relocating to the Dyersburg Tn area for jobs. I am seeing the biggest influx of new employees coming in to work at our local hospital. I blogged earlier about a new cardiac wing opening up so many are coming in to work there. I have personally worked with several doctors coming to Dyersburg. Some of the industries here are rotating employees out and others in.   On June 29th, 2009 Carousel Realty and Security Bank teamed up and conducted a first time home buyer seminar. We had door prizes, food and refreshments. Although we did not have a hugh turnout, the food was good and the different speakers were second to none. I introduced our different speakers beginning with Richard Boone from Security Bank. Richard briefly explained some of the mortgages that his bank has available but said the most popular right now is the Rural Development loan. It is the only loan product(except VA) that is 100% financing. This loan product is called Great Start/Great Rate.   Over the last 24 months or so Dyersburg has experienced a housing slump which hit bottom about 2 months ago. Activity has really increased in the last 2-3 weeks. We have had houses listed (that are priced right) that are starting to get offers and sometimes more than one at a time. Almost all of my agents are busy showing properties and writing offers and many of these offers are legitimate offers that most of the time can be negotiated. I will agree that there are some price ranges that are still slow ($150,000-$200,000) but for the most part I really believe the market is starting to revive in the Dyersburg,Tn market. Saddle Ridge Subdivision is located only about 3-4 miles east of Dyersburg,Tn and has all the amenities you would expect to find in a great new subdivision. This morning(like most mornings) I went on Google and typed in who is Dyersburg's most tech savvy realtor? I did this on a whim without knowing what to expect. I have several blogs including my activerain blog and it was two of those localism blog posts that showed up. One was number 2 on the first page and thge other was number 4 on the first page. The NAR site came up Number one. I wonder if homeowners will search for Dyersburg's most tech savvy realtor and use him to list and market their home? I sure hope so:)

A friend of mine, Jimmy Cooper just shared with me a story in yesterday's Memphis Commercial Appeal about Reelfoot Lake. I have mentioned Reelfoot Lake many times in my blogs so wanted to make sure you read this article. Reelfoot Lake is located about 25 miles north of Dyersburg near the towns of Tiptonville amd Samburg. This is one of my favorite places to fish for crappie, bream, bass and catfish. I suspect I will be on that lake sometime later this week or early next week. Not only is it a great place to fish but it is also a great place to camp or hunt!

One of the questions that many transferees ask me before moving to the area is how is the hospital?You may be someone considering a move to the Dyersburg,Tn area and this too is on your mind. The Dyersburg Regional Medical Center just announced plans to open a new cardiac catherization lab in April of 2009. The lab's director is Dr.Louis Cunningham and he says the lab will be used for diagnostic procedures. The local paper wrote an article about this new lab and that article can be read here.

Only a few short years ago two new subdivisions were developed inside the city limits. They are Camelot Subdivision and Castleton Estates. The streets in Camelot include Sir James, Sir lionel and Sandra Drive. The streets in Castleton Estates include Wesley Drive, Blake Cove and Hunter Lane. I have done a few other posts about these two subdivisions but these two by far are my favorites in the low $100's price range. When we have visitors at our church who are looking to relocate to Dyersburg,Tn, and they are in the low 100's price range, this is where I take them to first. Back in January, a factory in Marion, Illinois suffered a catastrophe when heavy snow fall caused their roof to collapse thereby causing a fire to break out. This company is named Southern Pride and they manufacture Yield King commercial grills and cookers. This building was deemed a total loss and they are moving the manufacturing to an empty building in Alamo,Tn where they plan to start up production immediately. They are hiring through manpower and another temp service but they plan to hire up to 35 people in the very near future. I know their biggest demand for people will be people with mig welding experience. In a day and time when companies are closing this indeed is great news for our area. A few days ago, the owner of the local Ford Dealership, Tim Castellaw purchased the Toyota dealership here in Dyersburg. With all the talk of recession and depression, this visionary stepped out and bought another car dealership. Tim castellaw also owns a dealership in Covington,Tn. I am helping relocate a family from Illinois to the Dyersburg area and the father and husband is a car salesman. I told him I thought that Tim Castellaw Ford was the place to go and 2 days later I read this article in the paper about Tim buying this dealership. By the way, I drive a Ford Exployer Sport Trac truck! Dyersburg,Tn is a great place to live and work and raise a family. You can tell by Tim's actions that he too believes in Dyersburg!

Dyersburg,Tennessee like most small cities across the country is having its share of job losses. I own rental property in Dyersburg and a few of my tenants have been laid off. However, for those willing to look hard, there are other jobs available. They may have to drive to Alamo,Tn(new factory opening there) or to Ripley or to Blytheville,Arkansas. I admit the jobs are getting harder to find but if one is willing to be diligent in their search, they will still be able to find another job if laid off. Most if not all of these jobs begin as a temporary worker through manpower or some other temp but after 90 days of probation they become full time workers with benefits. This morning when I got into the office I pulled up the solds for our MLS last week. There were actually 4 solds that came up for the last 3 days.                                                     I did an analysis of this data down below The house located at 225 Empire was originally listed for $154,000 and was on the market 231 days. This house was finally reduced to $149,900 and sold for $139,00 after closing costs were paid for buyer. This price is 95% of the state accessed value. The house located at 875 Wesley was listed for 219 days with original list price of $132,900 and reduced to $114,900. The house sold for $103,000 which is 87% of the state accessed value of $118,400. The house listed at 733 St. John was on the market 84 days with original and only list price of $64,900. ...
