I also did a post here on activerain detailing what happened in the Dyersburg real estate market in 2011. Yesterday confirmed what I have already decided is happening in the Dyersburg market. Here are the final numbers for Dyersburg,Tn residential sales for 2011. For the entire year(2011) the Dyersburg MLS sold $13,891,435 verses $9,999,708 for 2010. That is an increase of 39%. Looking at the entire county(Dyer) 2011 residential sales actually slipped 3%. This is for the outskirts of Dyersburg and does not include Dyersburg or outlying cities. The city of Newbern residential sales fell by 40% over 2010. From these numbers I can see that the city of Dyersburg real estate market is beginning to recover but there are continued problems in the outlying areas.

Dyersburg,Tennessee real estate closings in December continue at a brisk pace. The first 9 months of the year our MLS was running way behind last year but November began the return to more normal sales. In November the residential sales for Dyersburg jumped 33% over November 2010.  For the time period Jan 1- Nov 30 Dyersburg real estate sales(residential) were up about 4 % over the same time period in 2010. December 2011 promises to beat the previous 3-4 years(December only). Personally I have 5 different sales waiting to close this month and my agents also have several more. In previous months most of the sales have been foreclosures but that number is declining with normal sales coming on strong. Hopefully this is the beginning of the turn for the Dyersburg real estate market!

I woke up this morning and looked outside to see a fog over the field beside my house but below that fog several deer were grazing. After getting ready for work, my wife and homeschooled daughter drove with me to the park for our daily walk. The air was cool but the fog had lifted and it was just beautiful, sunny day. I believe the fall or autumn is just my favorite season of the year. After a brutal heated summer the fall is always a welcome relief. Many areas of the country have already experienced the leaves changing colors but that is just beginning here in west Tennessee. The forecast today here is sunny with a high of 78. It seems that more and more  people that call me or my office are looking to purchase a Dyersburg foreclosure. The main reason they give me is they believe they will get a much discounted price. Here is a list of reasons not to purchase a Dyersburg foreclosure but do purchase a regular home for sale. My wife and I homeschool one daughter and also homeschooled the other daughter up until a few years ago. My youngest, Erin is now attending Jackson Christian School in Jackson,Tennessee. This is a private Christian School that teaches all the normal classes but from a christian prospective. It is fully accrediated but after looking at this picture you probable wonder how. This week is homecoming week and as such each day has its own theme. As you have probable guessed today is senior citizens day at JCS.     It would appear that almost all of my clients are looking for  Dyersburg foreclosures. I am selling many foreclosures to investors but the average buyer has no clue what they could get into. Even Realtors get in trouble buying foreclosures. One of my agents bought a Hud foreclosure a couple of years ago and was not allowed to turn on the utilities but rely on the property inspection report furnished by HUD. My agent not only ended up with a house with no septic tank but also had a cracked combustion chamber. There are so many potential problems that one could encounter buying foreclosures. I am always looking for good news to share with my readers. Today, right now the temperature outside is 102 degrees. Tomorrows high is forecast to be 96 degrees and a 30% chance of rain. The temperatures are expected to remain in mid 90's until the weekend where they cool off to the low 90's with 30% chance of rain over the weekend. Heat relief is coming to Dyersburg,Tennessee next week. Next Monday, Tuesday, Wednesday and Thursday the forecast high temperature is 90 degrees each day. I always like to share with my readers the availability of jobs in or near Dyersburg. Here is a link to several posts I have done over the last several months discussing available jobs. I talked to two management guys in two different plants yesterday about available jobs. Since there continues to be jobs available in the Dyersburg Tennessee area, many people are moving here with the hope of renting until they get to know the area or until their own home sells. This has worked well during the last few years but now not so well. What I mean is there is a critical shortage of rental property including houses and apartments. Since the economic crash beginning in 2008, many people have been unable to purchase and have resorted to renting. They say there is a rainbow in the sky after a rainstorm. Actually all the recent rain we had(flood) has helped the flowers and trees bloom into beautiful colors. I am not sure what these flowers are but they are just gorgeous. I took the picture earlier today at the Dyersburg Okeena Park. There are other pictures of nature there as well as things to do in the Dyersburg Okeena Park. There are flowers everywhere along the walking trail but this is the only picture I took. What kind of flowers are these? There are several ladies and a few men master gardeners who devote so much time out at the park and you can tell this from the beautiful picture.

I am sure people moving to Dyersburg or those who have just moved to Dyersburg get online and google the phrase things to do in Dyersburg. That is perhaps the way you stumbled upon this post. Okeena Park is just the place for your entire family to spend several hours. Almost everyday, my wife and I go to the park and walk on the 1 mile paved walking track that winds around the entire park. As we walk I notice many different varieties of trees and flowers.
