Clarksville TN's Real Estate Market 1st Quarter ResultsSales continued to be fast and furiously robust in 2017 for Montgomery and Stewart Counties in Tennessee. Inventory jumped by about 15% over the 4th quarter in 2017 but pending sales doubled over the last quarter of the year. If we look back a full year to the beginning of 2017, inventory to date has dropped by 60%. This is a result of low interest rates and strong buyer interest.Average time on the market was between 51 days which is much the same as in 2017.  Active home listing prices increased in 2017 by 11% over 2016. The overall sale prices were up 3-4% in 2017 on the average. However, that trend continues into 2018 with prices climbing another 3.4%. As for total numbers of sold homes, we saw a slight decrease because there i...

Summerlike Weather in Clarksville TN Now that we are deep into spring it already feels like summer has really arrived. We have had intense sun, rain showers and temperatures into the 90's. My garden and flowers are responding well and now my tomato plants are almost 5 feet tall. Clarksville TN summers are hot and humid though not as humid as Georgia, Mississippi and the Carolinas. We also get some gentle breezes blowing and nights that cool down. You can see what the weather is for Clarksville by clicking here. This is June and the week ahead is predicted to be in the mid-80's with a little cool down provided by the tropical storm that passed through. June and July can have heat indexes near 100 degrees. August is the hottest summer month so be sure to have your air conditioning unit tu...

What I Like Best about Hickory Wild in the SummerHickory Wild is a well planned neighborhood of single family homes when community amenities that impress home buyers. The common areas offer plenty of chances to mingle and get to know the neighbors. This is a perfect place to live for bike riding, jogging or taking walks. As for my favorite features, check out the clubhouse and swimming pool. There are picnic areas under the covered veranda and a pretty view. On spring and summer days, the homeowners use the clubhouse regularly and it is a favorite for the kids. All yards are maintained by the HOA with trash pick up provided. The professionally managed HOA oversees the common elements include the clubhouse and pool. Check out the restrictions for the neighborhood and the current HOA fees ...

Why You Need an HOA Buyers moving to Clarksville TN usually ask to stay away from HOA neighborhoods. They also want to know which neighborhoods have them and say they don't want anyone telling them how they can use their properties.  I find that buyers are not well informed about HOAs.  A Homeowners Association can be a very good thing to have and actually can protect property values and help you enjoy your neighborhood more. I don't find it as something to be afraid of. Those buyers that have strong resistance to them could have had a bad neighborhood situation with an HOA or heard a story from a friend. From my point of view, I want the protections that an HOA can give. In fact many home buyers share that feeling and only want to buy in an HOA neighborhood. Your home is the biggest fi...

Cleaning Tips for Making Your Home Ready for MarketWhen showing properties the very first thing I do is take a deep breath and smell. I want to smell a clean smell, no smoke and no pets. I want no cover up fragrances like potpourri, scented candles or air fresheners. Some basic cleaning supplies work best and will leave your home sparkling. White vinegar is a must and so are cotton cleaning cloths (or old t-shirts or diapers, the cloth kind). Small nail holes in walls can be filled with white toothpaste or a little bit of cotton. Of course the wall needs to be a light neutral color.  When you wash your cleaning rags do not use dryer sheets or fabric softener. These leave a residue and will cause a film to remain on glass. I use a lint roller to dust my drapes and curtains, the back and ...

Displaying the Flag on the Memorial Day HolidayIn Clarksville TN, we have an abundance of active duty military and retired military. It is a very patriotic town. This weekend there will be many homeowners and businesses  displaying the American Flag. It looks very impressive and inspiring and shows support of our country and military. If you are going to display your flag on Memorial Day first check the flag to see it was in good condition. The American Flag should be treated with respect and according to the rules of the United States Flag Code. When displaying the Flag this weekend follow these rules:  On Memorial Day only, raise the flag to full mast and then lower to half mast until noon. It Takes a Team with the Seller Being a Key PlayerWhen I go to a listing appointment one of the discussion points is that the seller must be a part of my selling team. It takes a collaborative effort to the best price and terms that are in favor for the seller. It starts with the seller being willing to price the property in the market range. Properties that are overpriced, stay on the market longer and usually end up costing the seller money because the longer the home stays on the market, the buyers get more and more concerned there might be a problem with the property. It isn't simply enough to do the paperwork, put a sign in the yard and put in MLS. It takes strategies, excellent marketing and good photos to present the property favorably. The seller has a role as part of the team to ...

Clarksville TN is Becoming Home to Many As more and more people move to Clarksville for the job opportunities, for the lower cost of living and the proximity to Nashville, the atmosphere and friendliness of the city and welcoming nature of the residents get into their hearts and win them over.  Just today I have met two new couples that said how much they like it here and want to stay and buy a home. It helps that housing costs are some of the lowest of all of the Middle Tennessee area. We are blessed to have Ft. Campbell (home of the 101st Airborne Division) resides in our area, just adjacent to Clarksville. It brings tens of thousands of service people and civilian workers that contribute to the economy and population of the city. We thank them for their service. We have new industry w...

Take It One Step at a TimeTo get the ball rolling on building a custom home, there are several preliminary items to address first before you start the building process.   Engage the services of a real estate agent that has the experience and knowledge to guide you and look out for your interests. Don't try to go it alone. Have you decided where you want to live? Location determines price. Be open-minded to other options as some locations may price you out of the market. What surroundings do you want to have? Are trees important or living near water? Do you want to be in a neighborhood or out in the country? Do you want as small lot or acres of land? Do you have a preference as to the topography of the land? What utilities must you have? Not all areas have natural gas or city sewer. Rura...
