Yes - I know......we've been in a slump for such a long time that it's difficult to think about getting your house ready to sell or putting it back on the market after having such poor luck over the past year or so.I can't emphasize enough that this is the PERFECT time to sell your home.  Properties that are in good condition (clutter free, clean, smell nice, etc.) are literally flying off the market within days of being listed.  OK - some take a week or two but the turn-around time on many of the new listings I've seen is INCREDIBLE!This past week I tried to show 4 different newer listings to a couple different buyers.  Three times I pulled up the listings so I could get the seller's phone numbers to call for appointments but was saddened to see "UNDER CONTRACT" on each of them.  The f...

 After an incredibly slow fall and winter, the Rapid City real estate market is finally starting to take off. Sellers who withdrew their properties from the market last fall should be getting their homes ready to show again as the buyers are already out there and getting frustrated in the lack of inventory to choose from.Yes - there is still WAY too much new construction -- most of which isn't too appealing to the buyers I've met with since they can see as well as I can the overwhelming number of quickly built, inferior homes that continue to flood our market. Plus - who wants to finish the basement when they can buy an older, more solidly constructed home that is completely finished for close to the same price as new construction??But I digress....The point is that people are ready to ...

Low Offers This past week I received two low offers for two different listings. One offer was $25,000 less than the asking price and one was over $60,000 less than the asking price. Luckily my sellers had a good sense of humor and graciously agreed to counter their offers. However, it made me realize that this might be a good topic for discussion.The Rapid City real estate market has been slow for quite some time now and there is nothing wrong with trying to get a deal on a property. However, if you look at the hard data from our local Board of Realtors in Rapid City and the Black Hills, you will discover that most homes are still selling for 97%-100% of their listing prices. Looks like we are going to have a very busy year here in the Rapid City market. Here's a quick little history about our market to get you up to date on the past year or so in the Rapid City real estate market:In May of 2005, the BRAC Commission put our local air force base on their base closure list which caused months of gloom and doom articles by our local newspaper saying how our real estate market would crash because of the loss of the 3,000 or more jobs.
