Carla Zeineh and her husband recently discovered that it was cheaper for them to buy a home than to rent one.  With a 5% mortgage rate, and 20% down payment, their monthly cost on a $350,000 home would be less than the $1,800 per month they now pay on their rental condo.   More and more people are finding that it is now cheaper to own their own homes than it is to rent and are following in Carla's footsteps of embarking on their quest to Home ownership.   Using data that measures average home prices and rent payments for 54 metro areas between 1984 and 2004, Moody's Economy.com estimated that eight markets are "undervalued." In those eight markets, home prices relative to rents are below or within 5% of their historical levels.   The cost of owning a home relative to renting has fallen...

Our words are powerful.  What we say to people DOES matter.  We impact each other much more than we think.  To illustrate this, here is a letter I just received from a young girl who was my favorite cashier at my local grocery store:  (I took out the particulars to retain her anonymity)   Hello Mrs. Monte, I'm not in ______, I emailed you I guess you didn't get it. I finally got out of the "miserable" world of _______ (grocery store). I am now a U.S. Marine and I'm stationed in ________, _____. I got tired of being in limbo and not really doing anything so I just decided to go into the service because that's what I've always wanted. I'm still going to school because I still really want to be a psychologist and I'm determined to make it.  I left and didn't tell anyone that I was leavi...

Pulling current listings, the lowest priced 2br/2ba condo in Barefoot is $124,900, fully furnished and a little over 1000SqFt in living space. It's not a Short sale and they are very motivated. Up from that there is one Listed for $174,900 and is larger at about 1500SqFt. It's being offered furnished as well but be sold as a Short Sale. The POAs between both of them run either 289 or 354 per month. I'm not sure what all you get with the POAs other than the usual pool/rec. facility and some basic utilities; Pretty standard compared to others. Barefoot does offer a degree of privacy being a bit separate from Hwy 17 yet being very close to all the Shopping and Attractions Barefoot has to offer. I know that the resort has a membership but I'm not sure if it would be included in your POA...

The sun is out today and the temperature in Myrtle Beach is going into the 60s.  Thank you! Thank you!  Went to an ocean front dinner Theatre last night to see a play called "Parallel Lives" and at 9:45 PM we were getting ready to exit the building, I was sure the air would be frigid but it wasn't. We're hopefully back to normal temperatures.

In 2005 I told all my Investors to stop buying Oceanfront.  I've always been able to see patterns in numbers.  I didn't like what I saw, so I blew the whistle.  I moved my investors on to other products like single family homes in the path of growth.  We did well.  The Clients who listened and sold, fared quite nicely.  The ones who didn't, now wish they had...   I am now blowing another whistle: the BUY whistle.  With prices at an all time low and inventory still ample, now is the time to start delving in.  There are lots of things to consider and a careful analysis is mandatory.  If you perform your due diligence and work with a top notch Oceanfront Buyer's Agent, you should do extremely well.   God does not create any more Beach...  Today we just had another 260 foreclosure propert...

Don't quote me but it seems that each year just before some great Spring weather, flocks of Robins are there pecking in the grass.  They arrived in North Myrtle Beach just after our dusting of snow melted and this morning I saw about twenty-five of them in my back yard.  Where we used to live in Maryland each year Spring weather got shorter and shorter.  Some years we went directly from Winter to Summer. One of my favorite things about Myrtle Beach is Spring weather which lasts for several months.

Breaking up with my boyfriend on Christmas day was not the way I had planned it.  Moping around the house, sobbing for my lost four year relationship was not the way I wanted to end the year and definitely not the way I wanted to bring in the New Year.    Add to that my assistant's almost constant prodding to take a vacation because I was burnt out, and you have a good background for my hasty decision to board a cruise booked mere hours before the actual departure.  Yes, you heard right:  I booked the cruise less than a day before departure.    Merely booking the darn thing was an adventure, for I found out the hard way that at 1pm sharp, on the day before the sailing, all cruise lines turn in their manifests to the coast guard.  If you are not on the manifest, you are not sailing, or...

Back-up Offers, a Wonderful Addition to our Arsenal   I've been using back up offers for many years.   Almost without fail, the other agent in the deal is not familiar with this wonderful tool.  How many of you are using back up offers in your Real Estate practice?   Just what is a back up offer?  When you have a desirable property and more than one offer, the Seller has to choose the best one.  What happens to offer nr. 2?   If the Buyer's Agent is savvy, offer nr. 2 will become a back-up offer.  If, for some reason, offer nr. 1. falls out, Buyer nr. 2 steps in and buys the property for the already negotiated price and terms.   Do any deals fall out these days?  Does the bear...  Never mind! Why not have contract nr. 2 in place, just in case?  I've closed a lot of deals this way.  As a...
