Our stagnant market has duly impacted the building industry.  This week KB Home, a leading home builder that investors have viewed as well-positioned to ride out the downturn, posted a net loss of $ 772.7 million for the quarter ended Nov. 30.  Centex, Lennar, Beazer, DR Horton...  they are all hurting and they are all relinquishing their hold on countless land opportunities.  Those are the powerhouses of the building industry.  The small town builders, with less sophisticated modus operandi have been impacted even more severely.  With spec homes lingering on the market for many months, in areas bulging with Real Estate inventory, and with the dramatic surge in short sales and foreclosures, builders have been cornered in a very tight spot.   With specs to carry and bills to pay, many bu...

I actually had a former client who became a licensed agent ask me recntly. Will you put a fake contract on my home, so I can buy this other great deal? I was astonished! I immediately said ~ Are you out of *%#@!& mind? I immediately said, why would you ask a stupid favor like this. That agent said, you mean to tell me that you are 100% ethical? I said~ you bet my license I am. That agent asked me to keep hushed about this conversation, but here I am telling the world. Guess why? I never said I would not tell! I emailed the local board about it!   Another agent had two properties listed and said it was ok to knock and show! I knocked and a young lady answered the first door. I asked her if she knew of any showing~ she said she never knew unit was for sale! Next unit~ same thing~knock and...

OK!  So my well versed investor who has turned about 7 properties with me in the past 4-5 years, e-mailed me back asking what a short sale is.For those of you who are wondering about the same thing, here is my understanding of it:  A SHORT SALE is when a bank agrees to sell the property for less than the amount owed on it.  If an owner goes into foreclosure, and the bank agrees to a short sale, the property is listed with an agent and posted as a short sale.  The bank looks over all the offers and accepts the most palatable one.  If the bank accepts a short sale, the foreclosure is not brought to fruition (it's stopped).  The owner does not garner a foreclosure on his credit record, or a deficiency judgment chasing after him for a lifetime (ouch, our state is a deficiency judgment state...

With the new year comes change.  We are moving from RE/MAX Palmetto Properties to Eagle Realty.  We, along with Amy Whiffen, John and Tammany Mills, and Renee Blake will be joining Eagle Realty to help them get going in the Carolina Forest area of Myrtle Beach.  We are excited to be a part of a groundbreaking opportunity in helping an independent company grow and expand. We really have enjoyed ourselves with RE/MAX, but we must part ways now.  We are changing companies, and it was a tough decision, but it was a decision that had to be made.  A lot of people seem to think that leaving a big name company will hurt.  Will it?  It will be an adjustment, but I don't think it will make a huge difference.  Why?  Because......•·         Our commitment will not change•·         Our level of exper...

In 2005 Real Estate Agents in Myrtle Beach were swamped.  If you had a license you'd make money just by showing up.  The market was ripe with Buyers eager to spend their 'dough' on "investment properties", because they had read or heard of others making a fortune by "flipping" properties in this area.  Everyone had a brother, aunt or uncle who made a fortune in this market.  What those Buyers failed to recognize, is that the success stories they had heard about transpired months before.  The market can turn on a dime.  Within a few short weeks you can have meteoric rises, a la 2004 and 2005, or amazing plummets, a la 2007...   Just because your brother, aunt or uncle made a buck, doesn't mean that you will also...Buying when everyone else is buying is simply not good practice.   All my ...

Foreclosures are sold as~is! That means condition of property and title! Buyer be wise. I do specialize in selling foreclosures, but I write the offer to where you will get property as~is. NOT TITLE!   EXAMPLE: I sold a manufactured home in April 2006~ Listing said Home + 1 acre~ I did my research and what a surprise~ It was a 2 acre tract of land. I wrote offer on property and requested to clear up this issue. My buyer now has 2 acres! She thanks me very much all the time. Not only a client, but now a great friend and a referral source. clear title to go with property as well!!!   Short Sales are where the seller overpaid for a property and they actually owe more than its current value. The bank will usually take less than what current value is. In some cases, even if person owes less ...

I garnered my GRI in my first year of Real Estate.  I wanted to know as much as possible, as quickly as possible.  I was in class for three weeks (it's shorter now), took a few tests, and voila:  I garnered those three magic letters after my name, which served me quite well for the rest of my career.  This year I attained my ABR designation and I am taking classes for my ALC (Accredited Land Consultant) designation, which I will finish next year.  The coveted CRS designation is also on the horizon for 2008.  Why not?  Statistically speaking, every designation you garner nets you quite a generous "salary increase".   Knowledge is power, and in this, or any market, that is the most important component.  Knowing how to successfully navigate the seas of a volatile Real Estate market is quit...

When do you buy real estate? When prices are low! When do you sell real estate? When prices are high! Now is the time to buy!!! Everywhere you look there are great deals. Myrtle Beach has a number of great investment opportunities available right now and many more to come, https://www.myrtlebeachcondoforsale.net/Donald Trump was just on CNBC and in response to "Is this the right time to invest?" he said, "two years ago I'd speak and tell people don't go into real estate now. The market was too strong. Today, however, NOW is the time to buy real estate. You can make great deals today with big fat discounts. Then rent it for a while until the market gets better. It's funny, there's less interest in real estate now because people have been hurt in real estate, and this is when they should be...

A couple of days ago, Annie, one of my agents, received a phone call from a woman who was being evicted.  The call came in at about 9:30 pm.  The woman told Annie that she had been praying for a solution to her family's problems, and in her desperation, since she couldn't sleep, she just picked up the phone and called our company at random.   Annie called Dena, one of her clients first thing in the morning.  Dena is a lovely Christian woman who always prays for people and believes in miracles.  She agreed to let the desperate woman and her family move into one of her vacant units, a furnished condo.   No deposit, no rent, nothing.  Just gave her the keys and asked her to start paying rent when she can afford to.   Dena has seen some good days and some bad days.  She is a deeply spiritua...

Based on an ERA study I read a few days ago here are some interesting statements about what adults aged 50+ want in real estate:1 in 5 plan to move in the next 5 years.65% would consider a single family home.25% want a larger than current home.Only 11% of current homeowners would consider buying a condo or townhouse.Only 13% want a home on a golf course.        The top amenities on wish list:         - designer kitchen         - outdoor deck & entertainment space         - indoor sauna, hot tub         - home theater --- What would I want on my dream home wish list?  A self cleaning kitchen!Well back to reality...Amy Whiffen, RE/MAX Palmetto Properties
