The last thing you want is an overpriced listing. The first thing I do when doing a CMA is do a drive by the day before. I take an outside picture and go to work. I compare up to the last 6 months of sales~ even the FSBO solds! How about that.I then bring you a CMA and give a reasoning for my price. I then look at your property and decide the ups and downs about the property. I will ask you what you think your home is worth before I give my figures though. I bring a net sheet with different commission rates and sales prices. Brie, my office manager, brought me a beautifully wrapped Christmas present.  I asked her if I could open it on Christmas Day.  She had put so much care into wrapping it, that I wanted to look at it some more before tearing into it.  She sweetly said: "I'd rather you open it now."  Reluctantly I did.  Inside I found something that brought tears to my eyes:  it was a lovely, silver card holder with this inscription on it:  "You're An Inspiration".  Brie's gift touched my heart.   She is a person I greatly admire and it means a lot to me.  I can not think of another present I could have enjoyed more.  Giving someone that "Magic Gift" speaks to the heart.  It lets the person know that you "get them".  You understand who they are; you understand what makes them tick.  The thought that goes ...

It is amazing to me that so many agents fail to use the most important tool in the listing presentation!  If price has EVERYTHING to do with your sales performance, I can't understand how so many agents fail to employ this "Strategic Morsel". During my listing presentations, I typically get the same response from the seller:  "No other agent has done this for me!" Come on!!!  How do you expect to argue for a certain price, if you don't do a net sheet for the seller?  Without a net sheet, the seller has no idea what amount of money he will end up with.   It's simply too ABSTRACT, and many times the Seller will argue for the higher price simply because he wants to make sure he walks away with some money after the closing.  How much?  He doesn't know, so he will most likely guesstimate on ...

Yes, folks there is talk about North Myrtle Beach is looking into the possibility of annexing in the small border town of Little River.  Rich in history the small stop on Hwy 17 has experienced tremendous growth in the last few years of the boom.  Currently supported almost totally by the county Little River has expressed interest in becoming part of what is the best city in Horry County and what could be the biggest if this takes place.  Folks, I've lived in Horry County my whole life.   I think this is a good thing, and I'm not the only one who see's this that way.  North Myrtle Beach has done a better job at managing it's limits and growth than any other municipality in Horry County.  I think the business and residents of Little River know this and want to see this happen.  I guess w...
