James Island Real Estate News - Charleston Market Slides; James Island Numbers Far Ahead of Local Median Real Estate Results Homes in Charleston during January fetched a median price of $176,000, a steep drop from the December level of $191,000. But James Island Real Estate prices held with a median number just over $256,000. The last time the Charleston area experienced a median number this low was 2004. Ufortunately the number of transactions in the Charleston/James Island Real Estate market dropped an astounding 35% to 372 transactions. Since data has been kept, there hasn't been a lower monthly sales number. The most interesting number to take from the current available statistics is that for the first time in nearly 2 years, the number of available properties for sale fell below 1...

During January 2009 there was 16 real estate transactions which totaled $4,752,016 compared to 27 transactions in January 2008 which totaled $7,981,416.  In January 2009 the average sold price was $297,001 up from the average sold price of $295,608 in January 2008. The median price was $284,950 in January 2009 as compared to $255,500 in January 2008. The DOM for January 2009 was 115 compared to 121 DOM for January 2008.   James Island Elects Kristi Reagor to Zoning Board Kristi Reagor, a 7 year real estate agent with Exit Realty The Tracey Group of James Island, has been voted to the towns Board of Zoning Appeals. Reagor was nominated by Councilman Leonard Blank and received unanimous approval from the James Island town council on January 20th. The BZA handles questions concerning setbacks, easements, grand trees, and exceptions to dimensional standards for the Town of James Island. In an interview shortly after her appointment, Reagor said "Just knowing what's going on and gaining a better understanding of zoning and land use issues will be my reward for service."  To read the full article in The Post...

In 2005 there were 1323 properties sold at an average price of $229,299. The average sold DOM was 36. In 2006 there were 1088 properties sold at an average price of $271,412. The average sold DOM was 49. In 2007 there were 699 properties sold at an average price of $308,213. The average sold DOM was 100. In 2008 there were 458 properties sold at an average price of $279,987. The average sold DOM was 104. Based on the above statistics the average sold property price in 2008 was down 9.2% from the peak average sold price in 2007. The number of properties sold in 2008 was down 189% from the peak number sold in 2005. The average sold DOM in 2008 has increased by 68 days as compared to 2005. James Island is located just outside historic downtown Charleston, South Carolina.

Series of Court Battles Finally Go James Island's Way Court battles dating back to 1992 have brought more fire to the folks on James Island then the shelling of Fort Sumter. James Island has now won the right to exist, but the ruling will surely bring a quick response from the City Of Charleston . The city plans to appeal the case to the State Supreme Court.  Charleston Mayor Joe Riley was quoted early Wednesday saying "We always knew this is a matter that would ultimately be decided by the South Carolina Supreme Court.
