James Island Real Estate News: James Island Council Opposes I-526 Project The James Island town council voted unanimously to oppose any path taking the interstate through the town, potentially damaging plans for completing Interstate 526.  Some consider this a bit damaging to James Island Real Estate, possibly limiting the access to an already hard to get to James Island. The DOT is evaluating options based on current population and traffic needs.  There will be a series of public forums beginning at 6 pm on April 30th at West Ashley High Schools. James Island & Folly Beach April Real Estate Update The market seems to be picking up a bit with an increase in showings over the last few months. The combination of lots of homes to choose from, low interest rates and the $8000 tax credit for first time home buyers seems to be getting people to finally jump off that fence.   Actual closed sales are down from 4th quarter 08 to 1st quarter 09 in the James Island and Folly Beach areas. When you factor in houses under contract, James Island seems to be picking up.   In 4th quarter 2008, a total of 87 properties sold with 77 sold on James Island and 10 sold on Folly Beach. I was showing property earlier today in the Bayview Farms subdivision of James Island, SC.  I had some clients with me in the car...you know, from "out of town".  And as we drove through the entrance of the neighborhood, things go quiet.  Now mind you, this isn't normally out of the ordinary but these folks were from New York!  They usually have a hard time keeping quiet (my NY friends can laugh and attest to this).  So the entire morning, we all had coffee and were talking back and forth about life, yapping away.  And like I said, when we get to Bayview Farms the car became completely silent.  I froze like a deer in headlights, wondering what I had said, or what I had done.  Do they not like the neighborhood?  Are they scared of this area?  Are they going to jump from the car? James Island Real Estate News:  Area Home Sales Continue to Weaken   The Charleston region home sales market continued to weaken in February, partly due to the waning consumer confidence and rising area unemployment.  James Island real estate sales certainly reflect newly released area statistics.  Area sales were off 43% compared to February 2008. The median sales prices dropped from $200,000 to $183,100 and inventories remain very high with 10,051 properties currently listed for sale. Many firms are noticing an uptick in buyer interest over the last month.
