I woke up this morning to the terrible news that the Rivertown Bistro on 3rd Ave in Conway had caught fire late last night and was destroyed.  The Bistro was a great restaurant to meet with clients for lunch and enjoy a special dinner.  It was one of the few restaurants in the Myrtle Beach / Conway area that had the look, feel and menu of a "big city" fine dining experience.Here is a link to the local Sun News paper announcement.  My thoughts and prayers are with the owners and employees...

I don't know about you, but this really gets to me: having to give my sellers the BAD NEWS!   I shudder when the Seller says: "I bought it last year or the year before, and I really need to sell it now!"  Ouch!Upside down almost every time...  bring a lot of money to closing or find other avenues to deal with the problem.  If I go easy on the Seller and let him push me into a higher listing price, I live to regret it every time, for if I am not aggressive enough now and get it sold, it will garner that much less a few months from now...It's a tough job right now: convincing the Sellers to take a LOT less.  I ask to present the offer directly to the Seller nowadays, for if the Seller's Agent is weak, there is no deal to be had.  With so many choices currently available, the Buyer just ma...

You are representing a Buyer of a parcel of land.  The Seller provides you with a satisfactory Phase I ESA (Environmental Site Assessment).   Your Buyer is satisfied with that and all other "due diligence" and proceeds forward closing on the property.  A few months later, several underground petroleum tanks are discovered on the property.  The clean up bill is substantial.  The Buyer now has to front the bill.  How is that possible?  The Buyer had a satisfactory Phase I ESA.   Yes, but the Phase I was done for the Seller.  One little omitted detail cost the Buyer a fortune.  What could the Buyer have done differently?  Once the Buyer decides to move forward with the purchase, go back to the environmental consultant who did the Phase I, and ask him to update the Phase I ESA showing that ...
