Click here for Part I of the Series Click here for Part II of the Series   Charleston Real Estate Attorney:  Preferred Vendors From Contract to Closing:  The Series, Part III One of the most important aspects of the real estate process is the closing.  The closing is the day when the buyer and seller come together to sign paperwork and transfer the property from one party to the other.  Most of the time the buyer signs the majority of the paperwork, especially if outside financing is involved.  Choosing An Attonry - In South Carolina, there are two major rules that all should be aware of with regards to the closing. 1)  Buyers have a right to choose their own real estate closing attorney without outside interference from the seller.  2) All real estate transactions must have a SC licens...

If the home doesn't sell in the first month or two, then I'll stage.  This philosophy, designed to save money, actually has a tendency to cost the seller more than they could possibly stand to gain - in both time and money.        MLS PHOTO BEFORE                                                 MLS PHOTO AFTER Think back to one of the first things you learned after real estate school.  New listings are HOT!  This is when the most interest is generated. Agents who are WOWed by the listing will show it over and over again - if it lasts that long.  The best possible offers are typically obtained during this initial period as well.  When you postpone staging, you have missed the opportunity of putting your best foot forward, so to speak.  These are excited potential buyers and possibly agen...

Charleston Mortgage Lenders - Preferred Vendors from Contract to Closing: The Series, Part II Click here for Part 1 of this series. Click here for Part III of the Series Worry Free - One of my biggest responsibilities toward my buyer clients is to facilitate the transaction in such as way that it is as worry free as possible.  I do this by ensuring that the people on my team are the best at what they do.  My team consists of mortgage lenders, appraisers, home stagers, inspectors, and closing attorneys.  Although we are all independent from one another I consider them part of my team because they are my preferred vendors.  My buyers get a list of people they can choose from in each area.  They also have the option of hiring someone not on the list, but I can not say will any certainty t...

Charleston SC is considered the friendliest city in America and also one of the World's top tourist destinations.  People come from far and wide to experience the laid back lifestyle and the history of the great city and its people.  But, what many people don't know is that Charleston is a city of firsts.  Being one of the oldest cities in America, Charleston has been a pioneer in many great accomplishments.  The list includes: America's First Female Artist - Henrietta Johnson (1670-1728) America's First Female Pirate - Anne Bonny (1698-1720) associated with legendary pirates such as Blackbeard and Stede Bonnet. First Fire Insurance Company - 1736 First Municipal College - In 1770 The College of Charleston (CofC) was founded.   I graduated from CofC with a BA in History.  Great school a...

Today, I attended my first RESA meeting and I must tell you that I have been apprehensive in the past to attend a meeting with my peers in the industry.   Because I know that some of you can relate to this feeling, maybe what I saw can help:    Think about this... WORRYING IS STRESSFUL!  Why worry? When I first started my staging business almost 2 years ago and up until a few months ago, I was concerned about competition taking "my ideas."  After being in this meeting, I don't feel that others were there to try to dig up information to use in their businesses, but rather I found that there was a sense of support as we all shared with one another.  We are ALL still learning, so don't worry.  Don't worry about sharing or that your "ideas" will be used by your competition.  Stress is not g...

New Home Sales in the Goose Creek and the Charleston SC Area Help Slow the Decline of Home Prices  Many first time home buyers in the Goose Creek and the Charleston SC area are waiting for home prices to drop into their desired price range, which has not happened.  The reason is because some first time home buyers have decide to build or purchase brand new construction homes which tend to be priced on the higher side as compared to its market comparables.  The sale of these brand new construction homes has helped slow the decline of home prices of its existing home comparables.  This is one reason why existing home sales have not improved as much.  New home sales soar in June Highest jump in nine years offers hope to a hard-hit industry By Katy Stech (Contact) - The Post and Courier - T...

Jorge Arturo Valero - local Charleston SC artist As Charleston SC artists go, Jorge Arturo Valero (also known as Art Valero) is most unique and rare.  Most Charleston Artists paint low country and historic Charleston scenes.  Jorge Arturo Valero is a contemporary artist -- his abstract work is full of compassion & desire to please the consumer. I will take a quote from the website of Jorge Arturo Valero: "WHAT IS HUMAN, IF NOT A CATALYST TO EXPRESS THE ABSTRACT FORM?" His work leaves a lot to your imagination --- he purposely paints in the abstract so you, the consumer, can see in the painting what it is that you like.  When I first saw the work of Jorge Arturo Valero - a local Charleston, SC artist, I was simply amazed.  When I first met Art, he was doing mostly his illustration work -...

Did you know there is grant money available to help retrofit your Charleston home against potential damages from wind and severe storms? In 2007, the Omnibus Coastal Property Insurance Reform Act established the South Carolina Safe Home Grant Program known as SC Safe Home. Grant funds are available for individual homeowners to make improvements or repairs to their homes in order to reduce the impact from high winds and hurricanes. In order to qualify for the grant, the home must be a primary residence and can not be assessed or insured for more than $300,000. Grant funds are awarded up to $5,000 and based upon your income and the value of your home. Funds can either be matching or non-matching. If your home meets the eligibility requirements, the first step is to have your home inspecte...

For the second consecutive year, Travel + Leisure magazine ranked Charleston the fourth best city in the United States and Canada. The Holy City jumped up two spots last year and held onto that accolade for the 2009 World's Best Awards. New York, San Francisco and Quebec City topped Charleston this year. Three local properties also took spots on the magazine's Top 100 Hotels in the Continental U.S. and Canada. Planters Inn ranked eighth, The Sanctuary at Kiawah Island Golf Resort came in at No. 16 and Charleston Place took the No. 22 spot. "We've known for quite a while that Charleston is a special place with world-class amenities and attractions," said Helen Hill, executive director of the Charleston Area Convention and Visitors Bureau. The reason that I ask the question, "Who knows a Realtor that needs more referrals" is because the       Professional Network Connections is holding their inaugural West Ashley Business Partners Networking meeting Thursday July 30th, at 12 Noon at the Sunfire Grill in West Ashley....and we need a Realtor! This network meets twice a month to provide networking and educational opportunities for business professionals.  Educational guest speakers and business roundtable discussions are scheduled monthly and these lunch meetings are open to the business community. Since most networking groups only allow 1-person-per-occupation, the Realtor spot is normally one of the top 2-3 that gets filled first! So, if you know of a hard-working Realtor that needs a few more referrals, mention our group ...

How Realtors Make Big Profits off Bad Leads in a Down Market Being a realtor in a down market can be a tough business.  Banks have strengthened their lending standards and subprime financing has all but vanished.  What I'm about to tell you works whether the market is at an all time high or low.  Everybody knows that realtors make money off pre-approved buyers.  But what happens to all the potential buyers who find out they are not approved for conventional financing???  They have their down payment money, a willingness to buy, but without financing... they're dead in the water.  So what do you do with a non qualified buyer? Well, you typically have 3 choices; recommend them to a credit repair specialist and hope for the best, or tell them to come back after they've been on the job a fu...
