I just finished reading a great "Juggle" article by John J. Edwards III on the Wall Street Journal Blog titled "A Season of Gratitude."   http://blogs.wsj.com/juggle/2009/11/23/a-season-of-gratitude-what-are-you-thankful-for/ The Juggle examines the choices and tradeoffs people make as they juggle work and family. I know, I know, I know..locally, here in Charleston, SC,  a lot of folks are out of work, others are being "furloughed", the economy still hasn't recovered,...but, my mentors have taught me to look for the "Positive" rather than the "Negative", ( Boeing just came to town, we just landed a Wind Turbine employer, etc. I am blessed with a supportive, healthy, and loving family!)   Isle of Palms Home Sales DataOctober 2009   Isle of Palms had 9 single family detached homes sell during October with an average sales price of $929,557 and median price of $725,000. This was one more home than sold in September with a 39.5% increase in average sales price and a 23.5% increase in median price. The highest priced home sold for $2,500,017 and the lowest priced home sold for $535,000.   The average number of days on market was 208 which was an increase over the previous months DOM of 99. On average, homes sold for 92% of the list price. For every home sold in October, 3.44 homes were newly listed for sale. At the current rate of sale, it would take 37.7 months to deplete the home inventory; six months inventory is considered a balanced market.   Two of the homes sold on ...

  Charleston Home Sales DataOctober 2009   The Charleston Trident Association of Realtors Multiple Listing Service reported 571 residential single family detached home sales in September. This was a 7.53% increase over September sales. Both the average sales price of $260,279 and the median price of $185,000 were consistent with September numbers. The average days on market (DOM) was 101 which was a slight improvement over September DOM of 106. On average, homes sold for 95% of the list price. For every home sold, 1.94 homes were newly listed for sale. The deadline for buyers to take advantage of the first-time homebuyer tax credit has been extended to April 30, 2010 and new provisions have been added to include a credit for existing homeowners. An $8,000 tax credit is available to first-time homebuyers. Purchaser (and purchaser's spouse) may not have owned a principal residence in 3 years prior to purchase to meet first-time homebuyer definition.  A $6,500 credit is available to homebuyers who have owned and lived in a home for 5 consecutive years of the last 8 years. Any single family residence (including condos, co-ops and townhouses) that will be used as the principal residence and has a purchase price of less than $800,000. The blogosphere is abuzz over a newly publicized bug in Windows 7. I read about it yesterday on Chris123NT's blog, where it was described as a "critical bug in Windows 7 RTM." The story picked up momentum today when InfoWorld's Randall Kennedy (the man behind the "Save XP" Astroturf campaign) published a sensational polemic: "Critical Windows 7 bug risks derailing product launch." Tom Warren at Neowin called it "rather nasty" but sensibly concluded that it's far from a "show stopper." My conclusion? It's alarming behavior if you're unaware of what's happening.
