I came across an interesting article about advertising and after reading it, I thought about how it applies to the real estate business; take a look at the article below and think about if (and how) it applies to you. (Don't cheat and look at the date that it was originally written)     The first time a man looks at an advertisement, he does not see it. The second time, he does not notice it. The third time, he is conscious of it's existence. The fourth time, he faintly remembers having seen it before. The fifth time he reads it. The sixth time, he turns his nose up at it. The seventh time, he reads it through and says, "Oh brother!" The eight time, he says, "Here's that confounded thing again!" The ninth time, he wonders if it amounts to anything. The tenth time, he ask...

Home buyers view four  pre-screened homes in one morning? In the past, buying a foreclosed home was a very challenging process. This was because of the limited supply of foreclosures. In many cases, it took several weeks, if not months, to find a good foreclosure. Next, you had to win the bidding war to buy it. And finally, you had to have a bank-truck-full-of-money to repair the home.   Well, this has all changed with the recent foreclosure crisis. Today, there is a large supply of great foreclosure opportunities. In fact, you can find these homes very quickly, banks are accepting lower offers because of the supply, you don't have much competition which means no bidding war and believe it or not, the homes are in much better shape. In fact, there are even brand new homes which have be...

Charleston (SC) Area Home Values - May 2009  , As a REALTOR® I constantly get asked "how's the market" and my standard response is "depends on the market". The greater Charleston area consists of many different areas representing completely different types of markets. The Charleston Trident Association of REALTORS® MLS just reported both home sales and median price were up in May compared to April. The latest statistics indicate 663 homes sold in May. This was down 19.1% from last May 2008 but showed a 28% improvement from the 518 homes sold in April. Median price was up 5.5% from April; $191,000 in May compared with $181,000 in April. Median price indicates the half-way point between homes sold - 50% sold for more that $191,000 and 50% sold for less.   To provide a more in-depth look a...

Charleston, SC has quite a few expensive and also good restaurants.  The two don't always go together.  I've been to a few expensive restaurants in which the food was not very good.  Here is a list of my top ten favorite restaurants in the Charleston SC Metro.  The list is based on taste of food, service, and atmosphere, and the fact that I have eaten there.  If your favorite restaurant is not on the list it may be because I have not been there.    10.  T-Bonz - my favorite meal here is the Tommy Texas Cheese Fries.  Never had anything like them.  Located on Market Street downtown.   9. Water's Edge - Really good seafood with a great view of Shem Creek.  If your lucky you just might spot a porpoise or two swimming in the creek from the Charleston Harbor.   8.  Garibaldi's - neat little ...

In today's market, everyone is looking for a deal, a steal, or a real bargain.  The atmosphere is abuzz with terms that are unknown to the discriminating buyer.  For the bargain shopper, these descriptions below will help make an informed decision.  Below are some basic terms relating to real estate.  Call me for a complete list of Foreclosures, Short sales and HUD properties in the Charleston, SC area.  Lists are also on my web-site:  www.CallJoye.com   Bank Foreclosures are houses in which the homeowner has defaulted on mortgage payments and the bank has assumed ownership. The procedure for purchasing a bank owned property is different than purchasing a house that is owned by the seller. These properties are listed in the MLS and the purchase involves the bank (the seller), a real e...

Oh yea, School's out for Summer.....reminds me of Alice Cooper and that great song he did that never gets old.       Today when I was going to lunch I had to stop for a school bus. The bus was unloading a bunch of kids and as the kids unloaded I was surprised that over half of them stopped and gave the bus driver a hug. Everyone was full of smiles and I couldn't help but remember the time when I was a kid. My wife would say I still act like one at times and maybe she is right but it has been many years since I was a kid.                                             This morning I took my son to school as it is his last day as well. Needless to say he is ready for school to be out. I asked him if he had his friends phone numbers so they could talk during the summer and he pulled his phone...

Goose Creek and Charleston SC Area Home Buying Tip - What to OFFER? For many Home Buyers in the Goose Creek and the Charleston SC Area, making an offer on a home can be a difficult decision.  The article below summaries the main considerations involved with determining a offering price.  The best way for new home buyer to determine a offering price, is to have your agent do a market analysis and have them show you the data (i.e. what is on the market (i.e. current listing prices and days on market) and what has sold in the last 6 months (i.e. selling prices and days on market).  With the data, you, the Home Buyer can make more informed decision on what to offer, while taking in the consideration of owner occuppied vs bank owned. IT'S BACK....believe it or not ML-09-15 with attachments are back. Called Using First-Time Homebuyer Tax Credits so here are the guidelines: The first thing to keep in mind is you must follow IRS guidance to see if you are even eligible for this tax credit. that website is http://www.irs.gov/newroom/article/0,,id=204671,00.html?portal7. Leave it to the IRS to have such a difficult link. Second piece, Pursuant to 31 U.S.C. 3727 and 26 U.S.C. 6402, a refund of the first-time homebuyer credit will be made by the IRS only to the taxpayer, not to a third party.
