Charleston Home Sales DataDecember 2009  The average sales price was up 34.6% over November at $313,510.  Median price increased to $208,000, a 16.5% improvement.  The average days on market (DOM) increased to 120 over 90 in November.  On average, homes sold for 93% of the list price.  For every home sold, 1.72 homes were newly listed.  There are currently 6,134 single family DETACHED homes listed for sale in the Charleston MLS.  There are an additional 2,531 condos and townhomes listed for sale.  Overall, 2009 sales of detached homes were down 6% over 2008.    Click Here for More Info    Statistics from Charleston Trident Association of Realtors MLS and are deemed reliable but not guaranteed.   Charleston Home Sales DataNovember 2009   The Charleston Trident Association of Realtors Multiple Listing Service reported 650 residential single family detached home sales in November. This was a 5.6% increase over October sales. Both the average sales price of $232,892 and the median price of $178,480 were less than October numbers. The average days on market (DOM) was 90 which was a slight improvement over October DOM of 99. On average, homes sold for 96% of the list price. Daniel Island Home Sales Data December 2009         Daniel Island (Charleston, SC) had 11 single family detached homes sell during December with an average sales price of $556,157 and median price of $506,766. The number of homes sold in December increased over November sales with a 9.4% increase in average sales price and a 26.7% increase in median price. The average number of days on market (DOM) increased to 173 over November DOM of 98. On average, homes sold for 92% of the list price. For every home sold in November, 1.55 homes were newly listed for sale.     Buyers in the past couple years have had the luxury of taking their time to find and put an offer in on a home in the Charleston area.  Buyers had many choices, very little competition, and time to do their due dilligence before placing an offer, well NOT anymore! As I was reading the business section of the Monday paper, the real estate section has info about the new board members of the Charleston Trident Board of Realtors, blah, blah, blah - the interesting part was the stat about membership. In 2007, there were over 5000 licensed real estate agents in the Charleston area. As of Jan 1st, 2010, we are down to 3930 licensed agent - a 20% drop. Nothing personal but I hope we see another 20% drop this year!!! Our duty as professional agents is to inform consumers that using an experienced, professional agent is a must. Using your neighbor or your cousin rarely benefits the seller or buyer. If more buyers and sellers treated selected an agent like a job interview, more of these part-timers would be forced out of the business. So - another resolutio...
