Thanksgiving is a time each year when I reflect on the things that I am happy and grateful for: A wife who loves me; fairly good health; kids & grand kids; freedom, living in a great country, business opportunities, all the things that we occasionaly take for granted.  Several years ago, a former neighbor and friend of mine was going through a tough time; he had previously lost his job; his wife and he had separated; he missed his kids terribly; and he had spent Thanksgiving all alone in a small, cramped, camper. When I ran into him a few days later, I was trying to make small talk (without mentioning anything about what he was going through)  and absentmindedly asked: "How was your Thanksgiving?" Almost before my foot flew into my big mouth, the thought ran through my mind: "Bobby, yo...

I wish you could have been there. It was close...very, very close. It had all the excitement, the synergy, the trash talking of a WWF RAW Smackdown. Our recent Charleston Real Estate Investors Association CashFlow 101 tournament had nervous newcomers and hardened, out-for-blood-in-their-eyes, veteran players all competing for the title of "The Best CashFlow 101 Player in Charleston, SC"! CASHFLOW 101 is an educational program that teaches accounting, finance, & investing at the same time and makes learning fun...plus, it gives you an opportunity to network with "like-minded" people. The defending Cashflow 101 champion Valerie Singley, who recently broke all previous "Get out of the Rat Race" records, combined "debt reduction maneuvers" with a couple of "uncharacteristically speculative ...

The last time that Odell Barnes was interviewed he had over 400 would-be homeowners from all over the United States send hime their contact info in hopes that he would finance a home for them. When "Nightline" first met Odell Barnes, the man known to some as the Foreclosure King, he was on his cell phone constantly, buying foreclosed homes by the dozens from his front porch in South Carolina. (ABC News)A year later, he's still answering the phone, but he's off his porch and in Detroit.  "It's too big for me," he said of the current housing crisis. "One thousand houses a week? It outgrows you." Sitting on another front porch - this time at a burned-out house in Detroit - Barnes has plunged face first into the nation's housing crisis. He's always bought houses in bulk from banks, but what...

I have been twittering my booty off and have totally neglected my ActiveRain blogging commitments. I took a class on "Twitter for Business" on Tuesday and learned some very helpful tidbits and connected with some folks that up to that point I had only known by their Twitter handle. If you are an avid twitterer and have not yet downloaded tweetdeck - I highly recommend it. it automatically converts your URLs down to a manageable size and can be  set up to run on your desk top so that you can actually work on other things while keeping an eye on those all important twitter updates.   I learned how to effectively use the "search" button at the bottom of the twitter page to find people and topics that I am interested in. Learned how to use #hashtags too. I'm actually very interested in the ...

If you had a once-in-a-lifetime opportunity to dine with your local tax assessor...what would you ask? "How often is my property is reassesed?" "How do I appeal my assessment?" "I just moved here two years ago and didn't know that I had to apply for a "Homestead Exemption"..how do I get a refund on the taxes I have already paid?"  Last night at our Charleston Real Estate Investor's Association, we were honored to have as our guest speaker, Wayne Welch, Dorchester County Tax Assessor. Wayne gave a real life example and great explanation as to why property taxes on a $96,000 home went from $459 a year to $2689 (This actually happened this week!) and the "Real Property Valuation Act of 2006 and how it effected everyone in the county. Questions? There were lots of them...and great feedback ...

The retailing herd is getting thinner; sadly, it is a sign of the times. Charleston area building supply retailer, Stock Building Supply announced that they were closing their outlet on Innovation Drive in Summerville, along with locations in Anderson, Florence and Pawleys Island. Stock still has branches on Ashley River Road in Charleston and Azalea Drive in North Charlesto and is down to about 200 locations after closing 86 locations and laying off nearly 3,000 employees.  http://www.charleston.net/news/2008/nov/17/supplier_closes_s_c_outlets61857/

A good Mentor is sometimes hard to find. I think I may have found one. You may have heard of real estate broker Rob Minton in the media. He was featured on the front page of The News-Herald business section.  He was the feature story in the Real Estate Investors Journal.  Rob has also just co-authored a new book with the legendary Dan Kennedy, titled "No BS Wealth Attraction for Entrepreneurs" Last year, Rob released his own book "Income for Life - How You Can Achieve Financial Freedom With This Proven Real Estate Investment System." ($15.95 on Amazon) I have talked Rob into offering his book for FREE to 25 of my associates, clients or friend. There are no strings attached.  Nobody from his office will call you and try to sell you anything. It's that simple. To have this FREE "Income fo...

This was probably one of the BEST questions that I have ever been asked.. (aside from my high school girlfriend, Brenda Dillon, asking me, "Have you ever been skinny-dipping?") Think about it for a second.. (Not the skinny dipping...get your mind out of the gutter:)..the original question: "Who do you know...that I should know?" When my former Mentor would ask me this question years ago, I must confess, that I didn't "get it". He really didn't realize what he was getting into when he agreed to tutor me :) Fast forward 20 light years ahead and it would be scary to know how many key contacts, great referrals, and thousands of dollars that this "secret" question has made me after I learned "how" and "when" to ask it. That's why I wanted to take this opportunity to help my Active Rain frien...

Have you ever been to the Holiday of Lights? Whether you are a visitor to Charleston or a home-grown local native, one of the top three things on your night time to-do list should be the 19th Annual Holiday Festival of Lights at the James Island County Park, Since moving back to Charleston in 1994,  we have not missed a year of the awesome wonderland experience (My favorite is the "snowball fight".) If you want to create a memory that you will never forget, load up your kids, grandkids, or Holiday guests, (kinda like the old drive-in movies-one price for the whole carload) set your radio to the "talking guide", sit back and enjoy the amazing light show.

The verdict is in!  Local real estate company owner, Richard Davis, sued A&E for $7.5 million over a contract to split profits from the TV pilot show, Flip this House.  During the 1st season, Davis was created as the creator but never received payment from the wildly popular show.  This week the jury awarded Davis $4 million in damages for breach of an oral contract.  You can imagine that Davis and his legal team are happy with the verdict.  His attorney admitted, "...It's very tough to prove you had an oral contract with a major network." A&E sure is disappointed and I imagine an appeal will be filed.  What's the moral of this story? GET IT IN WRITING!!!!

We are a group of National Investors that are trained in getting your home sold quickly.  The following tips will help you sell your house fast, but we need to cover something first. But smart investors see the upside of a down market. Bobby Wallace, President of the Charleston Real Estate Investor's Association who works exclusively with Real Estate investors, will host a free Real Estate Investing class on Saturday, November 15th, 2008. Training at the class will focus on making the most out of the current real estate market, which Wallace says has plenty to offer. I have to be honest, this is my first NAR conference. As the incoming President of the MLS for the our local board, these functions are mandatory, so here I am. After getting here and seeing what this is all about, I don't think I will miss again. There are 14,000 registered guests- there are 2.4 million agents in the Unites States. Those are not very good numbers. I heard a stat yesterday, 7% of the Realtors do almost 94% of the business. That's a staggering number. Then I asked myself, what am I doing to be in the Top 7% of the Realtors nationwide. Have I gotten more education which leads to more designations? Am I a true professional that provides the service to my clients they deserve and paying for? How am i positioning myself for the next 5,10,20 years of my career? How am I chang...

As you can tell by the photo below, local Charleston voters, turned out in record numbers to support their candidates. I thought that I was being "smart" by getting to the polls early only to learn that voters were there, in line, an hour before the doors opened:) Two things that I noticed about the people in my community: (1) They were young, old, tall, short, fat, skinny, white, black, asian, etc. all standing in line for the same       reason; nobody complained; nobody fussed; all with the same objective..to exercise their right to       vote.   (2) The first thing that the majority did after exiting the polling booth, before they put their cute little "I       Voted" sticker on, was to check their watch/cell phone to see how long that it had taken them to cast       their vote.  Whi...

I was sitting in a restaurant having lunch and couldn't help but eavesdrop on the three "suits" at the next table. I had already figured out that they were stockbrokers ( I use to be a financial planner, too) when I overheard one of them blurt out: "I am telling you now is the time!" said the youngest of the three. "We take all of our money and buy as much real estate as we can." 'After the election." was the matter-of-fact answer from the taller guy. "After the election it will be at the bottom." The third broker just nodded his head in agreement. Not being able to stand it any longer, I leaned over to the closest fellow and with a big grin, asked; "Wait a minute guys...I couldn't help but overhear; let me see if I've got this straight..the stock market just dropped 900+ points...you g...
