Excellence in RE industry starts from being the kind of realtor who will do what it takes to hit the market. To define excellence, it simply means "selling more." But what's more after that? An after-sales service and establishing rapport or a long-term business relationship with your client is the key on top that keeps you moving ahead. Referrals through them are a way of keeping the agent run forward because transactions should never stop at the settlement.Customer service is infact a step to intensify the value of people who make you stay in your career. So perhaps giving them a call a couple of weeks or months after you have provided their need just to say "hello" is the simplest achievement. The satisfaction will bring you closer not just to one client but will line you up to the w...

Hey Captain Obvious, I know that.  Ok ok, yes, the title might enter me in the running for the Captain Obvious or Things I Already Knew award, but give me a few minutes to permit me to make my point. When I say words have meanings, I am going beyond dictionary definitions.  The definition of a word is usually pretty simple and easily found in a dictionary, but the meaning of a word is often more important than the definition.  A quick note about word definition, every word has a definition.  Period.  In business, use the word as its definition intended it to be used.  Slang causes words and phrases to be misinterpreted.  Try not to leave the definition of a word usage up to the reader. A quick example of a foolish incorrect word usage: the local paper in Charleston, the Post and Courier...

With the real estate market alive and well there are many fine downtown Charleston homes for sale that have been coming on the market lately. I was talking to my buddies at Disher, Hamrick & Myers Real Estate the other day and they were very enthusiastic about the properties available in this historic town of Charleston. I can see why, too. They’re beautiful homes there, many of which have been updated and restored by the present owners. Some of these downtown Charleston homes for sale have a historic story all their own. The Theodore Gaillard (Gaillard-Bennett) House dates back to circa 1800. This home was built during the Federal Period in Charleston and is located in the subdivision of Charleston Village on Montagu Street. With 12 bedrooms and 9 bathrooms this home is fit for a king an...

If you’re looking around for land to purchase have you considered the Charleston SC land for sale that's presently on the market? There are plenty of available plots that would suit any size home or business. If you want to become a Charleston landowner to protect the rural lands, consider conservation easements that declare restrictions on subdivision, development and other land uses, tailored to the agricultural, forestry, recreational and ecological goals of the land owner. I’ve discovered more than 3,000 lots of Charleston SC land for sale with HFL Real Estate, all suggesting the type of infrastructure that could potentially be developed on the land. HFL Real Estate is one of Charleston’s leaders in the management and development of land and much of their primary business is in the ...

Right now it’s 70 degrees in Charleston, SC. Steady breezes combined with mild sunshine make it a fantastic day to go to the beach, kayak, fish, or simply take a walk. Most of you will probably agree that we’ve reached the most active time of year in real estate. Our busiest months tend to be March through August – how about you? We have seen a lot of rain showers in Charleston recently. In fact, last Thursday when I was at the Charleston Riverdogs game (our minor league baseball team), there was an hour and a half rain delay. However, these showers have not kept buyers from wanting to make appointments to see homes! Our team has 4 closings today – a record in the 10 or so years that we’ve been in the real estate business. Spring is perhaps the best time of year to visit Charleston beca...

When I first opened my residential brokerage company in the 1970s, it was in Galveston, one of the oldest and most historic cities in Texas. I envisioned a boutique company that specialized in the city’s historic homes and iron front commercial buildings.  No one had ever done that before…at least not in Galveston.  In fact, for the prior fifty years, those properties had been hard to sell. The usual criticisms:  "Probably hard to heat and air condition." "Bet the utility bills are out of sight." "We'd have to spend a fortune rewiring and re-plumbing that monster." "You know how Galveston weather is on paint.  Heck, we'd be repainting the outside every five years."  Nevertheless, I persevered. I bought a frame two-story Greek Revival home on the city’s main street, Broadway, and adapted...

According to RealtyTrac.com, there were 2,490 foreclosure notices (default notices, foreclosure action notices or bank repossessions) in South Carolina in January. That is 1 in every 850 housing units; which is a decrease from December’s 3,130 foreclosure notices (1 in every 683 housing units). The month to month foreclosure trend in South Carolina is falling, and the real estate market in the Charleston area is drastically improving. Hopefully the improvement continues and the Lowcountry’s real estate market exits the foreclosure crunch. Of the 2,490 foreclosure notices, 45% were pre-foreclosure, 27% were auctions and 28% were bank-owned. Interested in finding homes in your area that are in pre-foreclosure? The decisions have been made and Congress has passed the 2013 American Tax Relief Act. As a result, we did not plunge over the “Fiscal Cliff.” With this new law, many are asking me, “How does the Fiscal Cliff/American Tax Relief Act affect Real Estate in Charleston, SC?” In answer to this question, there are four major areas that are going to affect South Carolina homebuyers/homeowners in 2013. How does the Fiscal Cliff affect SC Real Estate? 1. Good News – Mortgage Forgiveness Debt Relief extended through 2013 In 2007, a mortgage debt relief provision was added to the tax code that allowed people with underwater mortgages to negotiate a short sale with their banks without having to count the difference in cost as income. This was set to expire at midnight December 31st. Continue Readin...

The American's Creed - by William Tyler Page  I believe in the United States of America as a government of the people, by the people, for the people, whose just powers are derived from the consent of the governed; a democracy in a Repbublic; a sovereign Nation of many sovereign States, a perfect Unioin, one and inseparable; established upon those principles of freedom, equality, justice, and humanity for which American patriots sacrificed their lives and fortunes. I therefore believe it is my duty to my country to love it; to support its Constitution; to obey it's laws; to respect it's flag; and to defend it against all enemies.  By William Tyler Page ******************************************************************** Looking to buy or sell real estate in one of America's most historic...
