Buttonwoods/Old Buttonwoods Neighborhood       Located in the West Bay area of Warwick is a neighborhood known as Old Buttonwoods.  Buttonwoods is the name of a type of tree found mainly on shorelines and is a clue to the mystery of  the place.  Originally founded as a summer colony in 1871 by a Rev. Moses Bixby as a retreat spot for his congregation, the locale has a picturesque view of Greenwich Bay.  The makeup of the area is multi-denominational these days but the community feel is still friendly and easy-going.   During the Reverend’s days, there were only summer cottages dotting the cove view.  The Buttonwood area still sports the same view but with a mix of older and contemporary housing.  These range from cottages to Victorian homes to larger shingled bungalows in the Arts a...

Potowomet on the Bay     You may never hear the name Potowomet in a game of Jeopardy.  Nevertheless, it is the birthplace of the American Revolution’s premier General, Nathaniel Green, in 1742.  And oddly enough, you will can only find this enclave of Warwick by leaving the City altogether.    This geographically isolated section of Warwick is accessible via East Greenwich and/or the town of North Kingstown.  One popular way is to take Route 1 (Post Road) and enter East Greenwich, then follow Forge Road.  Potowomet is the Narragansett Indian name for this peninsula, meaning ‘land of fires.’   From the peninsula’s eastern point you can see Greenwich Bay.  All along the drive, you find that the narrow, neighborhood streets contain a mixture of old and new homes.    Thanks to a 1927 dona...

***April 6th*** TV Stations ahve broadcast some footage from inside the mall. She's a mess but should be around for a long time. My kids are excited the the damage to the carousel was minimal. Warwick Mall & The Flood of 2010. The State of RI was dealt a big blow from mother nature this past month. Two weeks ago the state experienced some flooding and this week a second flood hit and this one was ugly. Below is an aerial shot of Warwick Mall located in Warwick RI. The damage here goes far beyond simple property damage. This mall provided many many jobs and also housed many residents. The future of both now remains uncertain. The loss of the mall could prove to be devastating to a local economy that is still struggling to correct itself. With the countries third highest unemployment rate...

Warwick Neck The website for Warwick Neck says ‘Where It’s All About The Quality Of Life.’  And that pretty much sums up the world of Warwick Neck.  Central to the area is it’s Lighthouse, down at the bottom of the Neck, which has safeguarded seafarers since 1826.  Currently the Coast Guard maintains this green flashing beacon which earns the distinction of being the last traditional lighthouse built in Rhode Island. There are many historical aspects to this close-knit community but it is best represented by the Aldrich Mansion, Warwick Neck, reclining on a glorious, seventy-five acre estate overlooking that most scenic of Rhode Island waters, Narragansett Bay.  Today it is open for those wanting that perfect setting of beauty and elegance for a wedding or an impressive, well-run facili...

This has been an ongoing problem for me, whether it is listing or representing a buyer. When I list a property, I try to let people (and their Realtors) know what is needed. I do this so they will know that if they have a buyer who is either not able to get the correct mortgage, or does not want to do any heavy lifting, then this house is not for them. I have seen homes say "needs tlc" and upon arrival, found that it needed a total rehab. Why do Realtors do this? Why waste my time and yours? If I put "needs work" in my listing, I mean "needs work"!! I do not mean, needs paper and paint because to me, most people buying a new home will want to paint to their own tastes. I do not mean "needs tlc". To me, TLC means tender loving care. Maybe that means painting, or shining, whatever. It doe...

Keeping you updated on the market! For the week of November 16, 2009 MARKET RECAP A popular journalism cliché states, “If it bleeds, it leads.” The gist being that bad news sells, so no wonder that many in the business media lead with an NAR report stating home prices fell in the third quarter from year-ago levels in 80% of U.S. metropolitan areas, while the national median price for single-family homes fell 11.2% to $177,900. We cannot argue the numbers; they are true. The financial crisis of 2008 hit full bloom in the third quarter of 2008, and its fallout ravaged the housing market over the subsequent six months. However, we all knew that, so is it really news? If we dig a little deeper, we find that average home prices actually rose 2.2% during the third quarter. Moreover, if we di...

There are many marinas located in Warwick Cove in Warwick Rhode Island, but Harbor Lights Marina, in my opinion is one of the best. Besides being located on a back street off Warwick Neck Avenue, Harbor Lights Marina has a clear view down Narragansett Bay. Sitting on the dock and watching the boats brings just as much enjoyment as having a boat in a slip. Harbor Lights Marina, boasts double fingers. (for those who do not know what double fingers are, its a dock on both sides of your boat) Most of the marinas in Warwick do not have double fingers. Having a dock on either side makes it so much easier for the Captain to get the boat in the dock with a minimum of fuss. It also lets the First Mate take their time jumping off the boat to tie up the lines. A Dock has a perfect view of not only...

Highland beach, in Warwick, RI is my home town. It is on the very neck of Warwick Neck, another village in Warwick. Perhaps I should say my home "village" as I am continuing on the series I started a couple of years ago. Back then I promised to do an entire series on the villages in Warwick. I first blogged about Oakland Beach in Warwick RI and I continue to receive calls and emails from that blog. In fact, Oakland Beach has been improving by the minute and I am selling homes there as fast as they go on the market. I am starting to think maybe I should have kept Oakland Beach a secret!   Next I blogged about Conimicut Point, another beach community (and Village) in Warwick, and of course Warwick itself! Getting to Highland Beach is (and most Rhode Islanders remember this) usually by t...

There have been a few posts here in Active Rain regarding baskets for closing gifts. I thought I would upload one that I did for a client. My intention was to "make it personal".  I wanted something that the client would actually use and remember me when they used it. Of course each client is a little different so every basket has to be a little different. This particular couple liked wine and sitting in their backyard at night by the pool. They also lived near the Conimicut Lighthouse which I happened to have done a painting of a few years back. Because I belong to Cafe Press, I was able to have the painting reproduced on a small box (see photo) and also a Notebook (which you cannot see but is in back of the box). A couple of fancy wine glasses, both white and red wine and a couple of ...

If you live in the Warwick Neck Area, you may have already heard of or been into the Lil Warwick Neck Store. Located on Warwick Neck Avenue, just before the turn off to the boat yards, it has reopened in the past year as a neighborhood deli with cozy little tables and chairs to sit and eat. You can pick up your staples, like milk, bread and water. (Every New Englanders snowstorm package). Or, you can grab a quick bite to eat. They have homemade dinners and lunches, a small deli counter, soda, candy, etc. This little store has the ambiance of an old country store. If you are a boater, the Lil Warwick Neck Store would be the perfect place to pick up your snacks, lunches and dinners. They have just about everything you will need for a day on the water! The menu is usually different when I...

On Sunday, December 23, I had a meal for dinner to die for at Remington House in Warwick, RI!For a starter, I had the traditional pizza which was topped with a blend of four cheeses, marinara, pesto, scallions, pepperoni and fresh herbs on a thin crispy crust.  The pizza was large enough to have as a main course!  I am a pizza lover.....and I loved it!For my main course, I had the chicken marscarpone, which is sautéed chicken, roasted red peppers, garlic, onion, tomatoes and fresh herbs tossed with penne in a mascarpone cream sauce.  This dish was excellent to say the least!  Since I started off with the pizza for starters, I would only eat half of my main course.....which is great because that means I get to enjoy this dish again! My partner had the bourbon chuck steak marinated in a sw...

Let us take a look at the local real estate market in whole and discuss some of the reasons why it is a good time to buy.  According to http://www.bankrate.com/ the interest rates today for a 30 year fixed mortgage is 5.62%.  I believe that in the next twelve months the interest rates will eventually creep up again.  The cost of a $200,000 mortgage would increase by $136 a month when the interest rate jumps by one point to 6.62%.  Waiting to purchase because you think the rates will drop again or that home prices will fall can only hurt you.  If the rates do not go down again, then you will have already locked in a low rate and be ready to move forward on buying a home.  There are over 6000 single family homes listed for sale throughout the state, with another 1750 multifamily propertie...

FHA- Tough loans easy solutions Attention Homeowners,I am sure you are all aware of the recent shift that has taken place in the mortgage industry over the last 12 months.  In fact, I know many of you have been directly effected by the mass exodus of lenders and brokers across the country.  100% financing, No Money Down, Stated Income, low fico's are very rare and hard to come by.   What's the solution?  FHA (Federal Housing Authority)This means the government is stepping in to help U.S. homeowners!!!  The Fedreal government has licensed my company to help homeowners who need this type of financing.  Here are some frequently asked questions:Is FHA financing complicated?Years ago, FHA financing was more complicated than conventional financing.  However changes over the years have streaml...

Did you know that Conimicut Point used to have a Casino?Or that the Lighthouse was being rowed to by Lighthouse keepers from across the bay at Nyatt Point?Or that people used to take a trolley car from Providence, pass through Conimicut, (or stay there), and then travel on to Rocky Point Park?Or that it was the site of an important Indian meeting? There's probably lots that you do not know about Conimicut Point. If you would like to read some interesting history about it, read Don D'Amatos "Conimicut, A Modern Village" on the city's web site. For me, Conimicut has always been the place I would go when I thought I had problems. I would go there and sit and watch the waves and peer at the Conimicut Lighthouse. I have painted that lighthouse and I know every nook and cranny. Something about...

Photo credit to http://www.rigreenways.com/ Oakland Beach Warwick Rhode Island This is the first in a series that I promised to do on all the little villages in Warwick, Rhode Island I am going to start with Oakland Beach. First, Oakland Beach has one of the lowest elevations in Rhode Island. Because of this, it was almost wiped out completely during the hurricane of "38. Oakland Beach used to be a great amusement park up until then. 40-50 years ago, Oakland Beach was the place to go for a summer vacation. People from Providence and surrounding areas would rent homes there and enjoy the beaches and views, along with the boardwalklike main road consisting of restaurants, complete with a Merry-go-Round. I remember staying there with my aunt and uncle when I was young and those memories a...
