The average home sold for $155,000 in 2009 it increased from $141,200 in Oct. 2008. Other provinces through out Canada are also on the rise. I feel this increase in the average home sale is happening today in the Prince Edward Island Real Estate market, because there is a lot of older homes and property that is not selling, and the new home sales with the big price tags are selling so this drives up the average price in the market. Are these a thing of the past?  Do agents still send these to clients?  How many per year and what do yours consist of?  Do you do them yourselves or pay someone to do them? In the past, I made our newsletters myself and we would send them out four times per year.  Since we are trying hard to "go green" - we would send them via email as much as we could and mail the ones we didn't have emails for.  It was our way of keeping in touch with past clients.   Do you find these to be effective or are they now a thing of the past?  What are your thoughts?

I'm curious on other real estate agent's opinion on social media.  Are many agents using it and if so, are you seeing results?  I am currently on Twitter and I have a fan page on Facebook.  I also have an account on Linked In.  People say social media is the next big thing so I do think it's important to create a presence in these places but I haven't really seen any tangible results as of yet.  I often use these medias to post links to my blog, so I do see the increase in traffic to my site, but I have not seen any leads created from any of these medias.  I would be interested to hear other stories from agents who may have had some success from these mediums.  Do you think they are here to stay or just a passing phase?  How important is it to clients to have their agents up to date on ...

Anne Shirley of Green Gables is 100 - (2008) Yes that's right. Anne turned 100 this year. 2008 marked Lucy Maude Montgomery's Maritime classic series about the orphan girl with an enormous independant indomitable spirit always on the lookout for her 'kindred spirits'.   And I was there! Prince Edward Island was teeming with celebration this summer, with plays and Everything-Ann. The Legendary 'Green Gables'. (I almost drove right by! The sight was closed, but seeing was enough for me.)   Lucy Maude Montgomery lived in this quaint country house for a year while teaching in the area.  I didn't 'plan' on hitting the 'Anne' or Lucy Maude Montgomery sites, but happened on all of them along my drive. With all that is going on in the media regarding the economy and real estate, this question comes up frequently.  I thought I would compare the past few years in terms of listings and sales volume by month.  The data is for Residential Sales in the Greater Charlottetown Area, including Stratford and Cornwall, back to 2005.    While inventory is up and the sales volume is down, prices have remained fairly steady in this area.  It is interesting that June, July, and August sales were actually UP compared with 2006.  The charts provide a pretty clear picture of the trends in the past few years - click on the chart to enlarge them.

An old sea kayaking client and friend contacted me recently.He's got 9 different locations with approximately 60 lots ranging from one to 10 acres and with pricing from $50,000 (wooded) to $700,000 (prime white sand beach oceanfront). The average lot price is on the order of $150,000. He also have 3 homes, ranging from $349,000 (spectacular ocean view) to $549,000 (5 acres beach oceanfront). This is beautiful property ... and the prices are peanuts for the new wealthy of Alberta. I'll plan to visit a few of these properties when I'm home in June.

We are currently working with a number of clients who are moving to PEI from "away" and thought this information was worth posting: Provincial Taxation of "Residents" vs "Non-Residents" When selling to Non-Residents of PEI (a Non Resident is defined under Section 5 of the Real Property Tax Act as someone who has NOT lived on PEI for 183 consecutive days), Members should be aware that the provincial taxation rate will be approximately 50% more than "Residents", that is, someone who has resided here the requisite 183 Consecutive days.  This taxation rate for "Non-Resident" status continues if the party does not meet the above requirement.  If the party, once they move here, has resided here for 183 consecutive days and can prove it, they can apply for the Provincial Tax Credit which reduc...

We recently visited Pigeon Forge, Tennessee. We rented a log cabin in the mountains and loved it.  During our visit, we were convinced to attend a free breakfast and 90 minute presentation on time shares at Westgate in Gatlinburg.  (It ended up being a 180 minute presentation).  We were given $90 to go listen and we were curious as to how people sell in the United States.We were shocked at the number of people who bought into this!  It just didn't make sense to us but we don't vacation like most other people.  We like to be away from the crowds and any sort of "resort" is just not our style.  But to buy something like that after an hour presentation...seems so crazy!
