Calling all Builders here is a rare opportunity to build in an established neighborhood called Echo Beach.  This is a Riverfront community and in my professional opinion an up-and-coming community. A short walk from the River you can walk to the dock and down to the river. The Yacht Club is your neighbor and the new condo development Waterside is being built nearby on the waterfront.   Echo Beach remains to be an established community by the Delaware River where families seem to come and go for generations from generations. A place to call home. Where everyone waves and says 'Hello' and smiles so rare in today's world of chaos.   Please watch this video about Echo Beach and Enjoy

Let's talk about Echo Beach a small Single Home Community in Bensalem Pa along the Delaware River. You will find houses of all sizes and shapes old and new. It is next to the Yacht club and also close to the Waterside development Many people do not even know that  Echo Beach is there even though there is a sign that says Echo Beach  Echo Beach is a very old community but in my professional opinion a very up-and-coming community. Each street you drive up is different than the next. Every house has its own character. Everyone waves to you and says's "Hello how are you" Such a friendly place to live.  Something rare to find in today's world.   There is a special charm about this place called Echo Beach. Maybe it is because it is so close to the Delaware River. It seems to have a magical fe...

This post is inspired by my friend Endre Barath, Jr., and the stories he tells of coming to the United States of America. Well to tell the truth I was born and raised right here in the USA. In fact, I was raised in Philadelphia Pa home of the Liberty Bell and where Betsy Ross made the American Flag. Let me not forget to mention this is where the Declaration of Independence was signed.    Let me tell you what my father and I would talk about around the kitchen table. I would say Dad what nationality are we? He would always answer " We are Americans " I would ask again No Daddy some kids at school are Italian and others are German than there are Irish what are we?  He would always answer the same way "WE ARE AMERICANS "   No, let us all be truthful no one except for the American Indians ...

Last week  May 4, 2021, we were really fortunate to have Craig Grant present 'Google in the Cloud ' at our Zoom meeting. Craig Grant is an amazing speaker and if you have ever heard him speak you know he will have you mesmerized within minutes. Craig spoke at our Realtor Board Zoom Meeting I was so impressed I told Debe Maxwell, CRS  and Kathy Streib  who asked me if he would join our Zoom meeting. Craig Grant.infoRETI.US has classes every Wednesday at 4 PM EST        Craig does not usually speak in small groups and to be honest, does get paid to speak and does so on a national level. When I spoke to him begging him to speak at our Zoom meeting he finally agreed and said have someone from Active Rain contact me. I laughed and told him I am from Active Rain he then laughed as he thought...

This post is inspired by Michael Jacobs it is about a series on Netflix  THE SERPENT It is a true story that of course was dramatized but was so bizarre that the expression truth is stranger than fiction comes to mind.  Thanks to someone who worked in the Dutch Embassy who knew that there was truth to these events he sacrificed his career to find the truth. He not only jeopardized his career but also his personal life to get at the truth and to find justice in this unbelievable tale of a serial killer.  It takes place in the '70s in Asia a man and woman drugging young travelers who mysteriously are not heard from again. Who would care? Who Would Know?  This BBC movie series will keep you on the edge of your seat. You will want to watch all of it in one sitting. A true story   The Serpen...

Today was the first day  I venture shopping for fruit veggies and flowers in a year. I had just re-potted a few of my orchids and to my surprise, the roots were so healthy and the plants were very happy with the repotting. It was a beautiful day.  I decided to travel to Produce Junction in Bensalem Pa where I had purchased my orchids before. They always have a great selection of flowers and plants also nuts, fruits, and veggies, and amazing prices - also eggs   When I parked there were flowers galore all over outside for outdoor planting. Living in a condo I did not stop to admire as I was on a mission. I was looking for Orchids.   Inside there was an array of gorgeous bunches of flowers. They were breathtaking and so colorful. I reached for my camera to shoot some pictures. I realized...

HelpfulHannah's Spring  Tip for your HomeSpring is here and it is time to do some important home maintenance items. Let's face it we usually wait until the last minute like everyone else does. To me, one of the most important items, when it gets warm and uncomfortable, is the air conditioning unit. Especially when you have allergies and pollen is blowing around in the air   It is time to change the filters go to the store and have extra ones on hand. They should be changed when needed. Perhaps every three to four months. It may also be a good idea to have your HVAC unit serviced before the hot weather begins. It is best to do now.  Waiting until the last minute may put you at the bottom of the list. You may be without an HVAC in hot weather because you did not do spring maintenance. Cal...

There are so many people I adore and love in the Rain but here is a person that always makes me smile I will never forget the first time she called me. I was sick with bronchitis  wrote a post she loved it was one where we all felt deserted and unloved and we wanted to talk to Ben Kinney  Immediately I loved Debe Maxwell, CRS  beautiful southern charm and accent she charmed me. I always loved her blogs anyway they were so professional. She was amazed at my accent. Accent I had an accent? Who knew anyone from Philly had an accent. New Yorkers had an accent but I never knew I had an accent.  We have talked many times through the years and her love and energy always amaze me. She has had many personal tribulations that she conquers with ease. All the while she is organizing challenges in A...

What is happening in Pine Tree Farms in the Feasterville section of Lower Southampton Pennsylvania 19053. One thing is for sure there are no houses up for sale. So if you are thinking of selling this the time. Usually, we say Spring is the time of year to put your house on the market but right now there are many buyers looking to buy but no homes for them to purchase. Interest rates are at an all-time low. No one can predict what the rates will do in the future although they are predicted to stay low no one really knows what the economy will do. The other plus is there is no competition. So if you are on the fence it is a good time to jump. Let us take a look at what has Sold/Closed in the last ninety days Looking at the SOLD we can get a better idea of the value of your Pine Tree Farm...

I represent taxpayers in Bucks and Montgomery County and the rest of the Philadelphia area with tax issues. Today, the IRS reinforced on their website (www.irs.gov) their highest priority right now is High Income / Non-Filers. Eric Hylton, Commissioner, Small Business/Self Employed, explained the IRS started this initiative in early 2020 and even in a challenging year with COVID-19, the IRS has not lost focus on identifying and pursuing high income non-filers. "Why do this? Plain and simple, it's about fairness. Our pursuit of these high income non filers provides an important service and shows respect to the majority of Americans who pay their taxes. Taxpayers who exercise their best interest to file their tax returns and pay their taxes, or enter into agreements to pay their taxes, de...

There are so many things to be thankful for in this world. I am thankful to wake up every morning and to go to sleep each night. Thankful for a warm and cozy bed to snuggle into and dream the night away  Thankful to have been in Selling Real Estate since 1985. Going through all the different changing markets.  I have made wonderful relationships along the way. Most of all I had the privilege to be introduced to clients that entrusted me to either sell their house or find them a house.  These experiences have been full of fun and learning experiences. Either way, many of my clients have become repeat business and friends. I have been blessed. Thinking back I remember having to pay my dues and sit to do what is called opportunity time or floor time. Where you sit in the office and answe...

My friend and associate Jeff Dowler, CRS   asked me to write what I  was grateful for in 2020. One of the most important things I am grateful for is my Tuesday Zoom meeting with my Active Rain Members. It started out as a social event during the COVID19 Pandemic. We had such a wonderful get-together that we decided to invite more Active Rain members  How could we encourage other members to participate that was a question we asked each other? We came up with what we felt was a great solution. Let's do a challenge and offer points if you attend a meeting and write a post. Now we needed more than just a meeting let's invite speakers as we have a wealth of knowledge within Active Rain.  So it began we had wonderful speakers Marte Cliff  the copi writer joined us and spoke she was marvelou...

Happy Halloween Bucks County, PA - Don't be Afraid, the IRS is not so Scary!I represent taxpayers who have IRS's issues in Bucks County PA and a lot of clients come to me just after receiving a tax notice from the IRS. Most people's reaction when they receive a notice from the IRS is a gut wrenching pit in their stomach. There is a sudden anxiety that overcomes you.  So what do they do?  They choose not to open the mail.  "If I don't open it, it doesn't count...right?"  Wrong!  OPEN YOUR MAIL!  The IRS issue does not go away, because you chose to ignore the notice.  There is a lot of really important information inside the notice like what the government thinks you owe for what year(s) and what they are going to do. The IRS may place liens on taxpayers and levy their bank accounts or wa...

I attended a Zoom meeting featuring Lawrence Yun  is a Chief Economist and Senior Vice President of Research at the National Association of Realtors. His predictions were that even if a vaccine for COVID19 were to be discovered most people would continue working at home. He also felt there would be a vaccine by the end of 2020 or early 2021.People have found it much more economic and productive to work from home especially with the ability to do Zoom meeting.  Perhaps just going into offices two maybe three days a week if that.(see my post ) He also says this would be the best winter for Real Estate Sales. Although some people are out of work many people are still working. Many people are and I know I am one of them are not eating out . They are saving money  by eating at home. They ar...

Not long ago I went out on an unusual listing and I was not the first agent to go out on the listing .The property was also listed before and never sold. The sellers told me they really were not motivated to sell at the time and were just testing the market.  They were ready to sell now and retiring  They had a business in their home. Agents were telling them all kinds of information and so many different prices. Each agent gave them different reasons why their home was worth a certain price . We walked through the house and it showed beautiful.  Kitchen was amazing and updated high ceilings in Living room and Dining room there was even a three season room. The bedrooms were decorated perfect and so were the bathrooms.  We went down to the lower level and there was a beautiful family r...

I represent taxpayers in Bucks and Montgomery County and the rest of the Philadelphia area with tax issues.  I have recently seen an uptick in individuals who have not filed tax returns, some for many years. In fact, the non-filer issue is a major priority of the IRS, who have stated publicly that they have identified more than 10 million taxpayers who have failed to file returns, many of which voluntarily came forward looking for economic stimulus checks earlier this year. In coming weeks, the IRS plans to roll-out an initiative to target these non-filers.In addition, it is worth noting that the willful failure to file a tax return is a federal tax crime under the Internal Revenue Code's Section 7203.So what can non-filers do, and how can we help them get their tax return issue resolve...
