Weekly Review - for the week of April 25, 2016The major stock market indexes struggled during the week while the bond market performed well from mid-week on. Corporate earnings and economic reports were mixed throughout the week and contributed to an increase in bond prices and lower yields as investors sought a safer refuge in lower risk assets.In economic news, New Home Sales were reported softer than expected with a 1.5% decline in March from February to 511,000 annualized units while economists had been looking for a slightly higher reading of 521,000. Had an opportunity to volunteer for the Habitat for humanity build this year in York Pa. I have been asked before but thought I would like to but never really took the time to do it. Well this year I said YES! It was a fun day spent with nurses, bankers, and co Realtors . We framed walls, added the second floor floor joice., wrapped the outside in house wrap, and so on. It was a stinking 100 degrees outside and no one seemed to care. We where there to get done as much as we could for Habitat that day. I left sunburned ,sore, tired but mostly with a big smile! I could not wait to get home and tell my friends and family about my day. I so so super excited ! My heart felt good and I was feeling very rewarded for spending my day there. I think if Buyers and Sellers really understood where we are in this current Real Estate Market, they would then move qucikly ahead to get their needs taken care of in Real Estate "NOW", rather than later.  Mortgage rates continue to be at "Historic Lows";and although home values are "Down", it's a great time to sell an existing home and buy another.  Sure there are trade-offs with what you may be able to sell the existing home for, but you probably are also going to be able to buy another home at a lower price than some later time. Maybe not in the near future, but a little further down the road. Congrats to the York Rev's Atlantic League ChampsThe York Revolution won their first Atlantic League Championship saturday night by defeating the Bridgeport Bluefish 5 to 4 completing a 4 game sweep. Last year the Revs were worst in the league, but with first year manager Andy Etchebarren (of Baltimore Orioles fame) calling the shots from the dugout they went from worst to champs. York did it in fine fashion to boot coming from a 4 - 1 deficit to win in 10 innings. While obtaining my York Savvy designation I was given a behind the scenes tour of the Rev's home, Sovereign Bank Stadium. A nice place to both play as well as attend a game in the stands. The addition of the York Revolution to the York City landscape has been a resounding success. A celebration is scheduled for Monday at noon...

York City Martin Library FundraiserStarting Friday, September 16th tickets will go on sale for the Martin Library Association fundraiser "Denim & Diamonds". York City Pa Colonial Courthouse History Rich                Many people that visit York City Pahave no idea the truly rich history. The photo above is of the Colonial Courthouselocated on the corner of West Market St and Codorus Creek. This particular structure is a reproduction of the original building built in 1756. During the American Revolution the building offered refuge to the Second Continental Congress while British troops occupied Philadelphia. At the time it was only building in the area big enough to accommodate them. 2010 Downtown Kickball Tournament In York CitySaturday October 2nd, at Sovereign Bank Stadium ( home of the York Revolution baseball team) the 2010 Downtown Kickball Tournament with KICK off, sorry I couldn't help that one. Last years event was an absolute blast for both players and spectators. Playing at the stadium brings a real professional feel to the tournament. Teams consist of 10 players, 5 male, 5 female, with 6 additional players for a total of 16 team members. There will be concessions available, as well as a 50/50 raffle, with prizes going to winning teams and most creative team uniform. This was really alot of fun last year and I expect it will be bigger and better this year. If you are interested, more information is available at the website.

              York City Market ConditionsBelow are the market conditions for York City Pa single family homes. As you can see the market in York City Pa continues to be challenged in the wake of the buyers credit. Homes are sitting on the market for far too long as foreclosures continue to hit the market. Unemployment in York City Pa continues to hover between 9.1 and 9.3 percent, poor consumer confidence in the economy as well as lack of jobs has adversely affected the housing market in York City, Pa as well the national market. The bright spot that remains is the record low mortgage rates, so if you are in the market for a home now is definitely the time to buy. Hot Rod Parade in Downtown York PaWhile on a local business trip to downtown York Pa I was pleasantly surprised by a Hot Rod parade in downtown York Pa. It was actually kind of funny, as I was driving into town I definitley noticed the police presence coming into town, and I didn't understand the all the people sitting in chairs along the side of the rode. Now this went on for some time, not just a two or three block section, all the way through town. I am such a dork, here I am driving right by the fair grounds with all the signs and all the campers etc, I didn;t notice that it was the annual Hot Rod parade in downtown York Pa. Today's Real Estate market in York Co PA is full of inventory. We have everything available from starter homes for 1st time buyer, 55+ communities, detached single family homes both new construction & re-sales, condos and town homes and McMansions back to the  prices  of 2005. The Ready, Willing & Able buyers are out there-they are on-line, attending Open Houses and keeping their Buyer's Agent busy looking at all of the options that exist.
