The first half of Giants/Bengals did not go quite as I might have liked but, now it's halftime and my thoughts have turned to dinner.  The girls stuck with me through the first half (maybe just until the pepperoni and white pizza from Vinces was gone) but, now they're off to the dance studio. I'm a wine guy, not a "collector" because I don't see my gathering, cellaring and drinking of wine as having anything to do with "collection".  Maybe it's semantics but, it's a differentiation that suits me well.   July 2008 - Market Data Market statistics in Lower Makefield Township, for the seven months ended July 31, 2008 show some mixed results.  The average price of the 157 single family homes sold this year is up 4% from the same period last year.  This is a positive number, particularly when compared to national news but, the increase has declined from +16.2% in April to +11.5% in May to +3.5% in June and the July figure of +4%, which is in line with June. Units sold year-to-date are down 28% from the 218 units sold for the first seven months of last year.   The number is tempered slightly when viewed in conjunction with an 11% increase in inventory of homes for sale.  The fact that homes that are not on the market cannot be sold is difficult to dispute.  We are, however, seeing a slight ...

2007 Year End Market Data For the year ended 2007, our primary markets (Lower Makefield, Upper Makefield and Newtown Township, PA) remained consistent with 2006 sales figures. In the three noted markets, average sales price was up insignificantly from $521,000 to $522, 000. Sales volume was down 20 units from 2006 at 738 units versus 758 a year earlier. Inventory levels were up only slightly in those same markets with 413 units available at 12/31/2007 versus 400 units available at the previous year end - a 3.25% increase. I have been contacted by the local pantry to organize a Food-Fuel of Life Drive.  Given the position of Keller Williams Cultural Chairperson it has been brought to my attention that the local food pantries are in need of food.  They are crying out for help restocking the many local pantries. A fellow agent, is a pastor a local congregation.  She asked if we could team with the teen center  which is to open in September.  The teens will  aid in the collection & distribution to the local pantries. Besides excellent proximity to NYC, Princeton and Phila, we've got great Realtors (LOL), friendly people, fabulous recreational facilities, excellent schools, and excellent housing at all price points.  I've been following the interest rates and the real estate market cycles and now would be a fabulous time to buy in Yardley,  The Continental Tavern just reopened for family-friendly dining, YMS is still accepting registration for your kids Fall Soccer league and Pennsbury school start AFTER Labor Day this year.  I have 3 kids, live in a great neighborhood and am very real.  If you need someone to talk to, someone to be HONEST about your options, just give me a call.  I am no pressure and very genuine.

First quarter statistics are in, so we are able to begin to develop a better indication of where things are with regards to real estate in the communities I serve, in Bucks County.  I have written many posts in the past, explaining that the market in Bucks County, is nowhere near as depressed as it is in some markets in the country.  I will address that issue, in another post to follow shortly.  Here in Bucks County, looking at first quarter statistics, there is no question that we are continuing to experience a buyers market.  That means that there are lots of things on the market, not as many buyers.  One point of emphasis though, is that contrary to what the press would have everyone believe, foreclosures in our area, are still not influencing the market significantly.  I still have ...

I finally saw an article in the local press, (Feb 26th) that accurately described our local market.  Here is a link to the entire article, which appeared on the front page of the Philadelphia Inquirer. (http://www.philly.com/inquirer/real_estate/Houses_still_find_eager_buyers.html)  Basically, the article said that there are still situations in our current real estate market, where houses attract more than one buyer.  Essentially, it comes down to price.  If a house is priced appropriately, it will get shown, and it will sell.  According to the article, for all of 2007, the median price of houses sold in Bucks County, was down 0.3%, in 2007, which represents a pretty insignificant drop.  Even in terms of units, for the entire county, Bucks was off 4.4% for the previous year.  Again, if ...

We all know that when we start the listing process we look at the comparable sales in the neighborhood.  If the house is not in a neighborhood, then we look outside the neighborhood.  We have to keep in mind that although the ACTIVE listings are the competition, we need to examine the SOLD listings to determine a realistic price.  I just had a situation in which a Seller was convinced that an over priced listing in a different but comparable neighborhood was a comp.  They will both probably be on the market for a long time.

Happy Pumpkin Picking!Shadybrook Farm is having their annual PumpkinFest in Yardley until October 28th. My husband and I took our son who is 2 1/2 to the farm on Saturday to pick a pumpkin and it was so much more fun then I even thought it would be! Last year, we stopped by the farm on our way home from school and had a great time shopping in the store and picking out pumpkins from the stand. This year, we decided to stop by on a Saturday to see what all the fuss was about. There was food, ponies, hayrides, inflatable amusements, and there was even a haunted house for the little ones. After cheking out some farm animals and taking a bunch of pictures, we hopped a ride on the little train, then off to the hayride.
