Rep. Barbara McIlvaine Smith, 156th Legislative District, Chester County, is one of my all time favorite people.  Notice I didn't say favorite politicians, even though she is hands down, my favorite politician.  She's one of my favorite people as well because she's forthright, honest, hardworking and has a wonderful personality.  I never see her around that she doesn't graciously come over to me like we are old friends.  I've met other government officials, time and again, and they introduce themselves to me each time, like it's the first time we've met.  Not so with Rep. McIlvaine Smith.  I first met her when she was campaigning for her first term and she was going door to door in my neighborhood.  She does an outstanding job as our Representative and her website is very helpful and in...

Today dawned, sunny and glorious with a light breeze. Today is Greater Chester Valley Soccer Association's first game and we couldn't have ordered up a more beautiful day to watch our children run around the field.  While watching, I turned to the mom next to me and thought aloud something that I had been thinking.  Our children are very lucky indeed to live in this glorious area called Chester County. We are all lucky, here in the United States, to live free, to enjoy the pursuit of happiness, whatever that may mean for each of us, individually. Today is also Keep East Goshen Beautiful Day and all along the roads I saw East Goshen residents, dressed for safety, cleaning up the area, so we can hold our heads up proudly when we tell people where we live.  I know it's not thankful Thursda...

I read an Article in the Philadelphia Inquirer yesterday written by Alan Heavens who has been writing about Real Estate for just about as long as I have been selling real estate.  The title of the Article is "Not Much of a Buyer's Market".  http://www.philly.com/inquirer/real_estate/42688487.html I had to chuckle to myself when I read it because it brought to mind that so much of the understanding that people who are buying Real Estate is about "EXPECTATION".  Is a Buyers' Market when you can buy a house at a real inexpensive price? Whenever we want something, when we have High Value for it, we always HOPE that it costs LESS because we want it.  It's human nature.  Real Estate is LOCAL, it 's about where you want to live and the "condition" is relavant to what you expect it to be like...

Over the past two days I went out and about previewing properties in some of the BEST neighborhoods of the school district.   Was I ever impressed!  When you see an average of 20 houses a week in your business, it is not too often that you get impressed, but I am impressed with what is out there for sale. I also checked the statistics of sales in our market area, specifically concentrating in the price range from $350 to $500K since that is the price range of nice single home in and around the borough of West Chester in the School District of West Chester. I saw a house on Taylors Mill Road that is in move in condition, it was redone from top to bottom, it is even staged both inside and out.  It is in a convenient location, it is going to sell!  It is beautiful. Another house, priced pe...

If you look really closely, you'll see me, first row on the right.  This is most of the people in both offices, crowded out in front of our Newtown Square office. Our brokers, Mike Santoleri and Mike D'Adamo continually strive to provide us with state of the art equipment and continuing education classes to keep us at the top of our game and educated on all of the latest changes in the market. In another of the series of seminars that our brokers provide for us, today, Scott Einbinder, will present insight into today's pricing strategies, surviving and growing in the current market and how to plan and motivate yourself ever day.  RE/MAX PREFERRED A great big public thank you to my brokers, two very nice men, for providing me with such a wonderful place to work, alongside some of my fav...

This year Mayors For Meals was once again a major success, as over 1,000 mayors from the United States and Canada delivered meals with their local Meals On Wheels program to home bound seniors.  We had many great people visiting the home bound of Chester County today, not all of them mayors, by the way.  Some are city councilmen, township supervisors, commissioners, etc.  Right here in Goshen Towne, which is what the chapter that I oversee is called, we were proud to have Carmen Battavio, East Goshen Township Supervisor, and Kathi Cozzone, Chester County Commissioner.  Dave Rathburn, the driver for route 1 had the pleasure of taking Carmen Battavio around.  Carmen is an old and dear friend to an agent in my office.  He is also a township supervisor in my township and the owner of Battav...

There is something to be said for a walk outdoors on a cold and crisp day.  Especially if you have a view of a body of water. Ok, I don't live in a resort area but when I take a walk I get to see the reservoir from the park and it is my waterview "fix".  I love looking over a body of water, it soothes my soul.  this is where I want the picture of the water..  I haven't written in a couple of days and I miss doing it.  Its hard to believe that in a weeks time the schools were closed because of snow and now the bulbs are springing out of the ground because it was 70 degrees. This was a fun week.  We went to the Y http://www.ymcabwv.org/index_WC.htm yesterday.  That place is constantly busy, I guess with it being so cold, we all have the same idea of "working out" to WORK IT OUT..... It wa...

There's a theory that has been around for a number of years called CASH FLOW the property.  What that means is when it is cheaper to own rather than to rent the MARKET is poised for improvement. Follow me on this one.  I find a condo in my market are for 180K.  I have saved and saved and I have a down payment of $36,000.  (that's 20% down) I need to borrow $144,000 to live in the house. The payment for a mortgage of $144K at 5.5 % for 30 years is $817.92.  If I try to rent something like this I have to pay $1,000 per month, or if I am lucky I do get it for $900. When it is cheaper to own than to rent it means that the market is poised for improvement.  Here's an idea, you buy a place, it has 2 bedrooms, 2 baths and you can get a roommate for $600.00 per month. What a great thing to be...

There is a neat little place in West Chester, that I bet you haven't heard about.  I shouldn't bet on that, actually, because this little place is always so crowded for lunch that it would behoove you to call ahead and get a reservation.  I had lunch at Arianna's Gourmet Cafe a few weeks ago with my friend Julie and I had their Gourmet Chicken Salad.  I actually had the soup and 1/2 sandwich lunch special and while the soup was delicious, I would have loved another half of a sandwich that was absolutely sublime.  When I tell you that I have dreamed of this meal since then, I would not be exaggerating. Having the opportunity to meet Jeanie Purcell, the Director of Meals on Wheels of Chester County for lunch, I quickly suggested Arianna's so I could once again delight my taste buds with t...

Couldn't resist, today was the best winter scene snowfall so of course I got outside with my camera. I managed to get bunny footprints first thing, my back yard and the street scene in my neighborhood.
