We decided to take a quick morning excursion to Chanticleer Gardens in Radnor. It is a short drive from our home in Tredyffrin Township and always a delight to enjoy. These gardens are very natural, acorns sit in the beds, flowers droop as they age, it is not like Longwood where everything is pristine all the time, this is a real garden like ours.Every time we go we feel inspired and encouraged. We get ideas and feel we can do this or that we have seen.Here is a view of the main house from the bottom of the garden...This is a great idea, using large stone to create a settee and chairs, more comfortable than you would think. But you will need some serious help to build these.There are ideas all around for shade gardens, rock gardens, follies, vegetable plots, sunny areas, water gardens, ...

I grew up in a family which dealt in antiques, every trip to the countryside often resulted in a purchase as did our vacations as well. This is a photo of my Dad at a major antiques show in London called The Grosvenor House Fair, held at the hotel on Park Lane in London in the ballroom, unfortunately the show is no longer in existence.I did not want to be an antique dealer, I joined the British Army and went to Sandhurst, our equivalent of West Point after high school. But I had injured my back just before I went and I got medically discharged when it became apparent I could not continue with the training. Every year I work on a charity event for Surrey Services for Seniors, The Main Line Antiques Show. It takes all year planning this event but the actual week of the show it is all I focus on. I try to set up my blogs ahead and schedule them for release but it does not always work out. Last year we raised over $130,000, this year we are still waiting for some final bills so I don't know the actual number as yet. We have 33 or more dealers from all over the East Coast and Mid West who attend the show and about 1500-2000 people who attend over the weekend. We have a couple of lectures and some different events for new collectors as well as dealer booth talks. The Main Line Antiques Show opens this Saturday and Sunday November 15 & 16 at Cabrini College with an opening night party on Friday November 14, 2014.   Over 30 top quality exhibitors from the Mid-West and East Coast will be gathering this weekend on the Main Line at the Main Line Antiques Show to benefit Surrey Services for Seniors. In its 9th year the show has become a fixture on the social circuit of the Main Line and is enhanced with booth talks over the weekend by dealers in the show and several special events including specialist lectures and events for newer collectors as well. Last week I posted some video footage of Chanticleer Gardens in Wayne, Radnor Township on Philadelphia's Main Line. However, it is such a great place I had additional footage and thought you might like to see a little more of these wonderful gardens. They make a great alternative to Longwood Gardens for a visit and can provide plenty of inspiration to you for your own yard. People clamor to live on Philadelphia's Main Line, and Wayne in Radnor Township is one of their favorite places with the Victorian Homes and walkable side streets. But what used to be a well hidden secret no longer is, Chanticleer Garden. Overlooked for a long time as people travelled through the area to Longwood Gardens, it has now come into its own. These gardens are one of our favorite and well worth a visit. Friday evening you can even bring a picnic and a bottle of wine to enjoy, but any time a visit is worth it. Radnor Township now has its own YouTube channel, including a monthly video update, and Facebook Page. Expanding its outreach to the local community, Radnor Township has now added a YouTube Channel and Facebook Page to increase its reach to area residents beyond the current website. Included in these new social media initiatives is a monthly video update: The Radnor 411. Last week I stopped by a wonderful home on South Wayne Avenue in Wayne priced at $1.4 million, it had just come on the market and had a beautiful swimming pool and good size rooms. I noticed it is already under contract, which does not surprise me as I thought it was really well priced for a walk to Wayne location and for the quality of the home. I recently ran the numbers for Radnor sales for last quarter to see what is happening. Price per square foot has risen on sales of 80 single family homes that have square feet space available, this excluded two homes that did not list square feet, to $219 per square foot. Days on market had risen to 124, but price ratio of sold to list had also risen to 95% all compared to the last quarter of 2011.  Compared to quarter 2 in 2011 price has dropp...

People often ask what makes one township more desiarable than another, and to frankly everyone is looking for something different. Wayne is a town loved by many along the Main Line because of its victorian homes, walkability, small town feel, easy access to Philadelphia, and the choice of coffee shops, restaurants, bars and chich and stylish shopping available all within walking distance. People will use the term "that is expensive" very liberally without actually thinking if this is what they really mean. There is a difference between expensive and highest priced. Just because something is highest priced does not necessarily mean it is expensive, if the product is providing value then the cost is irrelevant. You can buy a low-priced product that is expensive because you are continually having to replace it. Yesterday, I was looking at sales data for the last quarter of 2011 for various townships in our area of the Main Line. In Radnor township the highest priced home to sell was $2,900,000, many people would say that is an expensive home, but actually I found another home that was much more expensive priced at $675,000.  Why was the home for $675,000 more expensive, bec...

There are lots of opportunities for buyers in the Main Line market right now, inventory is high, prices are being reduced and mortgage rates if needed are low. If buyers are willing to make compromises to their needs and wants they can certainly find and buy a home from what is on the market today. Sellers are motivated to sell and willing to negotiate with reasonable buyers. There are some interesting facts from the December report from Credit Suisse indicating signals are still mixed but improving. As we all know by now real estate is local and this report looks at local markets, bringing these reports together for a national picture. Here are a few interesting Radnor real estate facts. As of December 15th there are one hundred and forty six homes that are active listings available for purchase in Radnor Township. Forty-one of those properties are priced above $1 million; twenty eight are priced between $1-2 million; seven are priced between $2-3 million; three are priced between $3-4 million; one is priced between $4-5 million; one is priced between $6-7 million and three are priced above $7 million. The most highly priced property today is a six bedroom single family home priced at $7.9 million. The lowest priced home is a one bedroom apartment priced at $135,000. Main Line Real Estate, Radnor Township Market Report Single Family homes in Radnor in the second half of 2010 dropped in price per square foot to $231 from $247 in the first half of 2010, which was a rise from the previous half year of $224. So compared to the same half year period of 2009 the price per square foot rose in Radnor Township. Property marketing period was 125 days for single family homes and the price realized was 90% of asking price, quite low compared to other nearby townships.
