The market in Arrowhead Lakes is once again starting to pick up steam. As of this writing there are 106 Active listings, 32 Closed for the year 2009 and 12 more pending or 'under contract for sale'. The pendings are a clear sign that the 'buyers' are starting to 'buy' in this 'buyers market'. For all of the fear that the cable news world puts out there the numbers stand for themselves. The true "Buyers" realize that now is the time for a deal and are taking advantage at still ever low mortgage interest rates as well as discounts on homes and are taking thier piece of Pocono Pleasure by the horns! OK I was with a buyer yesterday and looked at two houses. One they hated and one they "Were Ok With". Long story short, they wanted to make an offer on the one house. As usual it was low but I thought possibly it had a chance anyway. Now to "The Twist". The twist is that the buyer wanted to know if I can present the offer in a manner to show half of the 'sale price' on the AOS and the other half as a side deal with the seller thereby lowering the overall transfer tax as well as any tax advantages the buyer might be able to use from such a pathetic showing sales price. I guess I am just curious if anyone else has ever had something similar happen to them. MSNBC reported:   New-home sales fell slightly last month, in another sign that the housing market's recovery is likely to be gradual and prolonged.The Commerce Department said Wednesday that sales dropped 0.6 percent in May to a seasonally adjusted annual rate of 342,000, from a downwardly revised April rate of 344,000.   MSNBC said: Housing confidence is up increasing evidence that the market is turning around.The Adversity Index from MSNBC.com and Moody's Economy.com reported signs of a turnaround in 33 of the nation's metro areas.While that's less than 10 percent of metro areas, it still sounds significant.Vallejo, Calif., housing is up 440 percent compared from a year ago, which leads the list of improving areas Also in Longview, Tex., housing increased 263 percent.   USA Today said: A first-time home buyer tax credit of up to $8,000 has helped to move housing inventory during an otherwise sluggish real estate cycle. Now both legislators and the business community are hoping to build on the incentive's success by expanding it. A number of bills have been introduced in the House and the Senate that lobby for an expansion of the measure. Among the proposed changes: Setting a new cap of $15,000. Extending the tax break into mid-2010. Making the benefit available to all home buyers, not just first-timers.
