Why Homes Do not Sell ?  Part 3 - DIFFICULTY SHOWING THE PROPERTY There are 4 main reasons Why Homes Do Not Sell .  This is part 3 of our series.  The first 2 reasons are:   Poor Advertising and Insufficent Marketing - Part 1   Stigma - Part 2 In regards to part 3 - difficulty showing the property, the concept is pretty simple:  People will not buy what they cannot see !   Further, agents might even skip showing the property once they realize the difficulty of getting in.  Some examples include: 1.  No key at the property. I spent all day today prospecting on the phone and taking calls from the investor pool I have generated for some time now. Spencer, my 2 year old is totally into what I do for a living. This may be the case because he is with me during working hours; we took him out of daycare about a year ago. He does not mind going into some of the most questionable properties in Philadelphia, and others do not mind if he tags along or sits in on a meeting. He does what daddy does, pokes walls, ceilings, and does not mind the paperwork either. Why Philadelphia Houses Do Not Sell ?  Reason Number 1 If you are:  1) Considering selling your property or 2) A Realtor looking to be the best listing agent you can be, then this is reason #1 of "The Somers  4 Reasons Why Houses Do Not Sell". Settlement Success in Castor Gardens We had a settlement yesterday that was a culmination of a lot of hard work, communication and patience.  We originally listed this property in Castor Gardens in November 2007 and had the settlement in January 2009.  That is a long time !  There are a few very important items to take away from this. o  Never give up on the path to success. o  Reassess, adjust and make recommendations along the way. o  Communication with your clients is essential, imperative and critical. o  Know your market inside and out .    The property was one of few mixed used properties in the neighborhood and not the easiest to price or to appraise.  The sellers expectations were too high in the beginning but not too far off.  It took a couple of price reductions and the seller...

This will be a chronicle about my two sons and what they experience on a daily basis working with daddy. I received an Email from a friend this morning and her comment was "precious heirs to the throne...the mighty Lavelle Real Estate empire." Well this came about from a picture that was taken at a Sixers game, and I had a HUGE smile on my face while a picture was taken while I was posing in between the Sixer's Dancers.
