Philadelphia, PA Real Estate News

I'm reading that the bid-ask gap between buyers and sellers is slowly narrowing, which is certainly what needs to happen in order for real estate markets nationwide, and here in Philly too, to get back to a state of normalcy. While the bid-ask gap is usually portrayed as a two-sided disconnect between buyers and sellers, from my perspective it seems like the sellers are the ones who are eventually going to have to make the biggest concessions in order for us to start on the long road to a true recovery. Everything in the markets is working against asset prices, and even long term trends don't indicate that prices will rebound quickly once we reach bottom. The fact that the government is trying it's best to help us avoid pain now really just means that the pain is being spread over a lon...

Flowers Etc by Denise - The Best in Northern Liberties ! Yesterday, I called Denise who owns "Flowers Etc by Denise" at 2nd and Fairmount and ordered flowers for my wife Stephanie.  As usual, a beautiful arrangement was delivered that day, literally within a few hours.  Her arrangements are always stunning and simply majestic to say the least.  When I see Stephanie smile from receiving the flowers, it warms my heart as well.  Below is a photo of the arrangement that came yesterday. If you live in Northern Liberties, and have not been to Denise's store, it is a must visit.  She also has the cutest puppy !  On her voicemail, she will say if she is not there, she may be out walking the dog : )  Her store is right at the corner of 2nd and Fairmount - see below: I have been ordering plants ...

THEY ARE HERE !  Part 2 I received a call asking for help from the History Channel......My receptionist Jane thought it was a prank call. When I called back it was not a prank caller it was the History Channel.. Well it was not..I thought they wanted to do some Historical documentary.. I when asked why they called me they said they googled and I came up! I was really surprised when they put me through to UFO HUNTERS...   Look around you they are in the area. They are filming and interviewing strange UFO sightings in the Philadelphia and Bucks County area. They are also going to be doing experiments on the ground. Testing it with blow torches to see how hot they can get it and to see if they can petrify the earth's soil..what does this mean??? I guess we will have to look and wait for th...

Spring Market Fever - do you feel it ? The first day of spring has just come and past.  In Philadelphia, the second and third day was quite cold but that is okay.  It is okay because I am pumped up for Spring Fever - for both the WORLD CHAMPION Philadelphia Phillies and more inportantly, the spring real estate market ! I was a little dubious that traffic and transactions were going to pick up this spring as only a few weeks ago the Dow Jones Industrial Average was at a multi-year low (13 years ?) at 6,500 and consumer confidence seemed like at an all time low and it felt like the world was coming to an end.  However, in just a few weeks, things have changed dramatically, with the market closing today at 7,660 and President Obama soothing the American People on his Presidential addresss ...

When purchasing a home, it is advisable to get a home inspection.  A licensed inspector will check the property according to standards of The National Association of Home Inspectors, Inc. (NAHI), which recommends that its members perform inspections in accordance with its Standards, Code of Ethics, and applicable law(s). What is an inspector limited to checking is a common question.  According to NAHI, any area that is concealed or not easily accessible is excluded.  Yes, this means that they are not required to move personal belongings, furniture, panelling, etc.   They are not responsible for checking alarms, intercoms, irrigation systems, appliances, fences, shrubbery, or to determine if there are any wood destroying insects and any damage that they may have caused.  Furthermore, a h...

Port Richmond Works ! Our office was located in Port Richmond for a few years.  So, Chris and I have become very familiar with the neighborhood and the surrounding subdivisions. We do not live in PortRichmond, though may of our co-workers have either grown up there, have family and friends there or they actually live in the neighborhood. One thing for sure, the people who live in Port Richmond really have strong ties to the neighborhood. Most recently in the last several years during the market bubble, Port Richmond home prices have increased dramatically. Many of the folks who lived there for years became concerned about all of the development in the area. New construction was not an every day occurrence in this area. Change is not always welcome. But the new construction homes includi...

Do I need a buyer's agent or can I use the seller's agent? This question is posted daily on many consumer sites across the country such as Zillow and Trulia.  We are going to barely scratch the surface of this subject for our blog readers. To answer this question directly, in Pennsylvania, you do not "need" to have a buyer's agent represent you. You can ... 1) Use the seller's Realtor/ representative 2) You can represent yourself (hopefully you have experience with Real Estate contracts) 3) You can use a legal consultant (preferably one that specializes in Real Estate) Your decision should be made based on your individual needs and circumstances.  Are you a first time buyer and feel a little green about the process?  You may want your own representation.  Are you a savvy developer/invest...

The Girard El Stop is an interesting intersection where 3 emerging neighborhoods come together like pieces to a puzzle. These 3 subdivisions are: Fishtown (19125), Old Kensington (19122), and Northern Liberties (19123). All three of these neighborhoods have become a Philadelphia Real Estate hot spot, the target location for many new businesses, and a renewed interest in businesses that have been there forever.   There are several hundreds of commuters who pick up the Trolley at this Stop in addition to the El. The Photo above is a view South on Front Street looking at the Northern Liberties side of the tracks so to speak. The Trolley below follows the entire Girard Avenue Corridor and part of Richmond Street. The El is above. It is the huge metal structure in the photo. If you take the ...

The sweet taste of Victory ... ... Victory beer that is during Philadelphia Beer week.  Victory Brewing Company was the taste of the hour in Northern Liberties at The Foodery on N 2nd Street and Poplar. The place was packed with happy smiling faces. I am telling you, it was a very welcomed distraction for me at the end of a long day.     The Foodery has an enormous selection of really delicious and impossible to find beers. I am pretty much a simple Stella drinker but on occasion I have been known to experiment. Victory Beer is really popular in these parts. The Victory Brewing Companyhas a Restaurant in Downingtown, PA that I personally have visited for a fine meal (of which I have no recollection of what that meal was) but believe me, a great time was had by all!     If you are ever i...

On the fence about buying your first home? Well think about this new incentive from the Federal Goverment. First-time buyers in Philadelphia and across the country can now take advantage of a the new $8000 tax credit. If you are a first time home buyer (including those who have not owned a home for 3 years) and purchase your home between January 1, 2009 and November 30, 2009, then you may qualify for a tax credit of up to $8,000. You claim the credit when you file your taxes for 2009. If you are someone who typically gets $1500 back from the government when you file your taxes, you could now be getting another $8,000. That would be $9,500 back to you on your tax return! This is in addition to the other tax benefits that come with purchasing and owning a home! I will post another blog ab...

Northern Liberties is one neighborhood that absolutely relishes the milder seasons. On any given wam day, the N 2nd Street Strip from Girard Avenue all the way South to Spring Garden Street is bustling with people at every corner. And that is even more true this week which is Philadelphia Beer Week. Many people will come in on the El, drive in from other areas of the city or beyond,  just to get a taste of one of the coolest places in Philadelphia.     During Beer week, Northern Liberties is going to rock since we have some incredibly friendly places to drink, eat, and socialize. All ages (of legal limit of course), all walks of life, even the 4 legged kind are welcome. Here are the photos from our stroll to Dos Segundos where we started off our Philadelphia Beer Week Celebration. More ...
