I have a new listing which had the first showing booked. Yay! Of course, on the first showing everyone, the sellers and myself, are curious about what these first lookers think about the property.  I always tell my sellers I'll contact all the agents and try to get feedback, but also warn them some agents don't give feedback, much feedback can be bogus, and the whole feedback routine is over rated, if you think about it. Then I explain to the sellers why obtaining feedback isn't usually helpful. I have found explaining just about anything in advance, while time consuming upfront, makes life easier and less stressful for everyone concerned in the end. So, why is getting feedback over rated? Well, first off, the agents showing the property are representing the buyers. When I'm representin...

Why is it a Good time to buy a home it it's not a Buyer's Market? The definition of a Buyers market is a market which has more sellers than buyers.  So for Real Estate a buyers market "normally" means the supply of homes exceeds the number of buyers looking to buy, thereby driving prices down and giving the buyers the upper hand in negotiating. Normally, lower prices result from this excess supply of homes over the demand for homes. Are we in a “traditional” Buyers Market? Definitely not in the Lehigh Valley, PA. Remembering that Real Estate pricing and trends are area specific, most areas in the "Valley" and especially, Bethlehem, Nazareth, Easton and Hanover Township are experiencing very low inventory of homes for sale while prices are trending slowly upward not downward. Instead of ...

If you are like so many people, just watching the Olympics and the athletes is inspiring to you. I'm inspired by the hard work, discipline, confidence, and mental toughness of these athletes.  If you do or did participate in sports at all, have you ever wondered what would or could happen if you just pushed yourself a little harder? Do you ever have the feeling that you blew it, that it's too late for you to achieve that Olympic Gold? Well, maybe it is too late for you to actually qualify for the Olympics, but it's never too late to challenge yourself and get that same Olympic Gold feeling of satisfaction and the adrenalin rush that super-star athletes get. Our local Y here in Nazareth, PA has just about every type of class and equipment you could think of to help you get that feeling o...

Today is Memorial Day, a day to honor our service people and Veterans.    Nazareth held a parade today to honor these heroes.   It started out with the local service men and women marching at the start of the parade, followed by the area Veterans.  As they came marching down the street, the spectators clapped and gave them a standing ovation to show their appreciation.    The rest of the parade included Nazareth Area HS and Nazareth Area Middle school marching band playing "God Bless America", the local cub scout and brownie troops, and, finally, the Nazareth Area fire departments and rescue trucks.   The parade ended at the Nazareth circle for a brief ceremony for the Veterans and armed forces personnell.   Thank you to all that have served this great country to protect us and our fr...

This is the age old question in real estate.  Kind of like the chicken and the egg.  A real catch 22!  As a real estate agent specializing in Nazareth, PA homes for sale, I get this question all the time.  There is no right answer to this one, however, there are some grave mistakes that can be made if you don't protect yourself with the right contingencies. The ideal scenario is to get your house in top shape and ready to sell - then we'll list it and sell it.  After your home is sold, I help you with purchasing home number two.  This scenario gives you the most buying power than any other, however, the obstacles are obvious.  You need to find a place to live in the interim and/or you need to store your things.  If you have an obliging relative, you can camp out with them for the time i...

Hi Everyone, Welcome to my Lehigh Valley Real estate blog - specializing in Nazareth and Surrounding Areas!   If you are looking for some tips on getting your home on the market in the Nazareth PA communities of Bushkill Township, Upper Nazareth, Lower Nazareth, Tatamy, Stockertown or in-town Nazareth, you have come to the right place!  As with many markets, properties are still selling here, contrary to what your friends and neighbors or media may be saying.  Although you will hear the words "buyers market", don't despair if you are a Nazareth Area seller.  Buyer's market simply means that buyers have more options with higher levels of inventory.  It does not necessarily mean it's a bad time to sell!  A good time to sell is when you want to make a lifestyle change from a housing standp...

I'm sure many of you heard about the snowstorm on the east coast this past weekend.  The strange part was that the southern regions for the most part received more snow than the northern.  Philadelphia received almost 24" of snow (I understand that is a record) and the Lehigh Valley had up to only 6".  Huge difference!   Here are some snowy winter scenes from this storm in the Nazareth area:   Winter beauty in Nazareth, Pennsylvania.           Here are photos taken in Jacobsburg State Park just outside of Nazareth, Pennsylvania after the snow storm:           Brigita McKelvie, REALTOR, e-PRO, GRI PA License #RS 297130 Keller Williams Real Estate, Bethlehem, PA
