  Here is the Lehigh Valley, Pennsylvania Market update for the month of March 2010.   The number of sales rose during March 2010 at 418 sales, up approximately 65% from February 2010 at 254 sales.   The average sales price of March 2010 was recorded at $192,000 which is an increase compared to February 2010 when the average sales price was recorded at $189,000.  The Average Sales Price is obtained by dividing the number of sales into the total sales dollars.   The median sales price for March 2010 was recorded at $171,000 which is an increase compared to February 2010 with the median of $165,000.  The Median Sales Price indicates the mid-point range of prices - half the homes sell for less, while half the homes sell for more.   The Average Time on the market for properties sold during ...

  Lehigh Valley, Pennsylvania Market Update - The Year in Review - Comparison Activity from February 2009 to February 2010. The number of sales during February 2010 were up approximately 10.4% with 254 sales from 230 sales in February 2009.   The average sales price for February 2010 was recorded at $189,000, as compared to February 2009 with the average sales price of $196,000.  That was a decrease of about 3.6% for the average sales price.  The average sales price is obtained by dividing th number of sales into the total sales dollars.   The median sales price for February 2010 was recorded at $165,000, which is a decrease compared to February 2009 with a median of $166,000.  The median indicates the mid-point of the range of prices.  Half the homes sell for less, while half the homes...

  The Lehigh Valley is currently going through a January thaw.  Right now the temperatures are in the mid 50's and it is raining.  Sounds like typical spring weather, right?   You're right, it is typical spring weather, but this is January, the middle of winter.  It's usually cold, windy and snowy this time of year.    It seems like some of nature has been fooled it is spring.    Yesterday, while out showing homes, one of the homes had a large open area next to it.  Would you believe I saw robins in that field.  Not one or two, but dozens.  I had to take a double take to make sure I was seeing correctly.  My buyer was with me, so I do have a witness.    Normally, robins are considered as one of the first signs of spring.  Does this mean that spring is around the corner?  Or, with this J...

  The Lehigh Valley Association of REALTORS just released the statistics for the Market Update for November 2009.  There is great news!   The number of sales for November 2009 increased by 12.8% with 606 sales, up from 537 sales in October 2009.   The average sales price remained the same for November 2009 at $190,000 as compared to October 2009.   The median sales price fpr November 2009 was recorded at $175,000, which is an increase compared to October 2009 with a median price of $173,000.   The average market time for properties sold during November 2009 stayed the same as compared to October 2009 at 78 days.   New construction also saw an increase in sales with 13 sold in November 2009 as compared to 10 in October 2009.  The average sales price of newly constructed homes with 4 bedr...

  The Lipizzaner Stallions are coming to the Lehigh Valley this weekend!  Sunday, October 18th, 2009, they will be performing at Lehigh University's Stabler Arena at 2PM and 6PM.     The Lipizzaner breed originated in Vienna, Austria around 1700.  The horses and riders ride the routines to music.  It seems as if they are dancing.   The highlight of the performance is the "Airs Above the Ground".  This routine includes leaps and maneuvers once used by soldiers in he battlefield to protect themselves.   The horses show strength and skill in the Levade, in which they maintain a hunched position at a 45 degree angle, The Capriole, in which the stallions leap into the air, simultaneously tucking their forelegs under their chests and fiercely kicking out their hind legs, and the Courbette, in...

  The Lehigh Valley in Pennsylvania now has an all volunteer organization that helps low-income pet owners.  And it all started out as a Girl Scout project.   Yesterday a ribbon cutting ceremony occurred iin Bethlehem at the Northampton Community College's Fowler Family Southside Center.  It was for the Animal Food Bank of the Lehigh Valley.   Four years ago, a 19 year old girl scout came up with the idea for a project of accepting donations of pet food for people who frequented the soup kitchen at Bethlehem church.  Originally it was to be a temporary project.  Instead it grew.    The Animal Food Bank currently has 100 volunteers who collect and distribute pet food and help provide vaccines, spay and neutering for pets of low-income families.  There is also a board of directors with 10...

    While checking out the market statistics, I found some interesting news.  And it is great news!!   Turns out that in June 2009 the most number of homes were sold in the Lehigh Valley, Pennsylvania since August of 2007.    It certainly looks like the real estate market is turning around for the better.

  The real estate figures for June 2009 have just come out for the Lehigh Valley, Pennsylvania, and they are looking great!   The number of sales for June 2009 increased by 33.3%, from 442 sales in May 2009 up to 589 sales.   The average sales price rose by 8%.  The average price recorded for June 2009 was $218,000 where in May 2009 the average price was $202,000.   The average time on the market for a home decreased.  During June 2009 the average market time was 81 days as compared to 83 days in May 2009.   Based on 6 new construction properties sold during the month of June, the average sales price for a new home, consisting of 4 bedrooms and 2 1/2 baths, was $370,000, down from the average price of $464,000 in May 2009.   June Sales Distribution Sale Price                            ...
