Here is additional information provided to me from Grande Finale Designs on the benefits of staging. More information for your bag of tricks.   1) You will make more money.  U.S. Housing and Urban Development reports that a staged home will sell, on average, 17% higher than an un-stage home 2) Your house will sell faster, which equals less headaches and hassles. The Real Estate Staging Association (RESA) reported that the average number of days an occupiedun-staged home is on the market is 102 days versus 45 for a staged home. 3) The cost of staging doesn't cost a dime.   In 2007 Home Gain Survey of over 2000 REALTORS, it was discovered that sellers who spent typically $500 on staging services for their home recovered 343% of the cost in the sale of their home. 4) Most home sellers cann...

You hear a lot about social media today, and rightly so.   Get the most benefit from these tools by following these basic rules:   Be authentic. Your profile is the first thing people will see when they visit your page. Be truthful about who you are and what you do. Details are a good thing. Calling yourself a "real estate expert" isn't as informative as "20 years working with Keller Williams, specializing in urban condos." Providing nuggets about your life outside of work (everyone loves to see photos) adds a human element to who you are, and that builds relationships.   Be an observer. Spend time researching Facebook groups, fan pages, and events related to your niche. How do they communicate with their members? How does the administrator facilitate meetings? How active are the discus...

This week may prove to be a truly historic one in our industry.  As we write to you, the Fix Housing First Act of the Senate's Economic Stimulus Bill is currently being debated. This Act includes a $15,000 tax credit for homebuyers that has already verbally been passed. Also on the table is a provision to lower 30-year fixed-rate mortgage rates down to 4-4.5 percent for eligible homebuyers.    Keller Williams Real Estate Heather Rickert601 Bethlehem PikeBuilding B, Suite 100Montgomeryville, PA 18936Main Office: 215-631-1900Direct: 215-850-9640 · Contact Form

Did you know? Federal Tax Credits for Energy Efficiency On October 3, 2008, President Bush signed into law the "Emergency Economic Stabilization Act of 2008." This bill extended tax credits for energy efficient home improvements (windows, doors, roofs, insulation, HVAC, and non-solar water heaters). Tax credits for these residential products, which had expired at the end of 2007, will now be available for improvements made during 2009. However, improvements made during 2008 are not eligible for a tax credit. The bill also extended tax credits for solar energy systems and fuel cells to 2016. New tax credits were established for small wind energy systems and plug-in hybrid electric vehicles. Tax credits for builders of new energy efficient homes and tax deductions for owners and designers...
