Recently I had a home inspection on a property it was one of my listings . It was a vacant listing the sale did not go through . My seller who is very conscientious checks on this property weekly  . When she walked into the property she found the electrical panel box sitting on the floor . There was an electrical outlet plug  left unscrewed from the wall . The radon canisters that were supposed to be picked up still there . There were also footprints on the pool table above which hung a light fixture . Needless to say the seller  was very upset .  Sitting on the kitchen counter was the buyers agents business  card . Instead of calling me she called the agent as she was very upset .   How lucky are we at Re/Max eastern to have Alex Shanyder, Esq.  teach us our continuing education . Every two years we are required to renew our Real Estate license and take continuing education courses We also  reviewed Ethics and Fair Housing . It is not easy to keep these subjects interesting but Alex kept us engaged and on our toes . He challenged our knowledge on these subjects . We arrived at 9AM to fresh coffee  tea and orange juice with an array of bagels , muffins and delicious  danish at Lamberti's in Feasterville  .   The room was filled with agents from both our offices . The Florida Project   I was very hesitant about renting this movie every-time I saw it . Then I saw it come up on Amazon for free I was thrilled . From writer/director Sean Baker and starring William Dafoe, Brooklynn Prince, Valeria Cotto and Bria Vinaite.  William Dafoe was nominated for an Academy Award for his performance  THE FLORIDA PROJECT.  William Dafoe  is a manger of a low budget motel on the outskirts  of Disneyland . It is more like a Florida  welfare project .  A new listing came on the Market . It is perfect for my buyers who have been looking in this development for many months . The listing agent told me he is actually going bonkers . The sellers are an older couple . The are insisting he be at all the showings and there be only one buyer viewing  at certain time of the day  .There  is such a shortage of inventory in this development causing  a surge of buyers wanting to view this property   It is almost like  receiving a ticket to get into the property .  My buyers were away on vacation when the property came on the market . It was  no showings until a day after their return .   We were lucky and I  scheduled an appointment .  Showings end after the weekend . Great news as a listing agent a cooperating agent and I closed a transaction  . Her paperwork was a little sloppy but the terms were wonderful and so was the price  for my seller .  There were some documents missing . When I called her and asked for the paperwork she had the buyer call me directly     My seller being the very sharp lady she is was on Google. She knew so much about the buyer even what church he went too . The buyer promised to email me the missing documents he was in the car on the way home from work . I would have them within the hour or two depending on traffic as it was rush hour . My sellers could hear the buyer  and were good with his answer . FLY EAGLES FLY ON THE ROAD TO VICTORY    Philadelphia is going wild today the Eagles are in the Super Bowl . Everyone is wearing some sort of Eagles gear . Almost every commercial corner has someone out there selling Eagles shirts .   Homemade Cranberry Raspberry sauce quick easy and delicious . I am Thankful to have this recipe to share with you .  It is a very simple recipe that I make every year .Can you believe Thanksgiving is almost here ? I can not always find  fresh raspberries . Fresh Cranberry sauce will stay fresh for months. It is like a preserve. It is also good on toast or a bagel way after Thanksgiving Day . It is also delicious on ice cream  If you do not have raspberries you can use the same recipe just omit the raspberries it will still be delicious . I am thankful for my Mortgage Banker Chris Hawk from Boulevard Mortgage  of Pa . He is brilliant in my eyes . There are many very intelligent mortgage bankers that I have worked with in the last 30 some years  Chris has gained my faith and trust more then anyone I have ever worked with . When push comes to shove when our backs are up against the wall  he always works it out .  He keeps me calm (believe that is not easy ) He is wonderful with numbers and good with people . If he tells me he can do the mortgage I know we will go to settlement . I am thankful and  fortunate to work with a wonderful mortgage banker like Chris Hawk . I cannot believe it is November 1 2017 . We change the clocks  this Saturday at 2 AM . Remember Fall back so turn the clocks back  we gain a hours sleep Veterans Day is November 11  it falls on a Saturday and Banks will close on Monday It will be Flu season soon so do not forget or neglect to get your Flu shot You may also want to talk to your doctor to see if you are a candidate pheumonia vaccine You may also need a booster shot  Today I went to get my Flu shot .  What a handsome dude don't you think . I was in a class learning about the new MRIS Bright . What we now know as Trend . Every year our Bucks County Board of Realtors holds an Expo . We meet and greet all different vendors . Title Companies ,home inspectors, mortgage companies , mold companies and I could go on and on but I think you get the picture .  There are classes to educate us . There is a luncheon and camaraderie. It is so nice to see all of the agents that you have done business with over the years  There is also a raffle and free stuff that is given away .   Real Estate is a people business . I find it is not a 9-5 job . I do like to keep a schedule . Check my email first thing in the morning after my cup of coffee . I used to check with my first cup of coffee  ; but now I need to drink a cup first . You see I have clients on auto email with the local MLS so if a new listing comes up I want to know just in case I need to schedule showings . Time management may change if a property becomes available in this hot market if my clients snooze they lose . So I may have to change all my plans .  Then I do one of two things either I get ready to go to the office or outside appointments or I check Active Rain and blog .  Debbie Reynolds  asked us to accept a challenge this month . I love her challenges they make us search deep inside  ourselves . Okay this one makes me look with-in and I waited until the last minute . so that might be my bad habit . Bad - sometimes I procrastinate . I wait until the very last minute to do something I have to do . I may wait to : take pictures . get gas in my car   get my sweet kitty her cat food   do the wash  I even file an extension for my taxes I don't know why it is never as horrid as I anticipate .
