Tredyffrin Easttown Real Estate May 2017 Housing Information Single Family Homes $400,000-500,000There were four single family home sales in Tredyffrin Easttown School District in May 2017, two in Tredyffrin and two in Easttown. On average homes sold for 95.5% of their original listed price and took 53 days to sell. The days on market were inflated by the highest priced home to sell which was originally priced at $575,000 and ended up selling for $471,000 in 165 days. The lowest price home to sell took 6 days and sold for full price and the median home sold in 19 days selling for full price.There are ten homes pending, eight of these are in Tredyffrin Township and two in Easttown. Old Forge Crossing, Devon, PA 19333 1 and 2 bedroom condos, some with dens, some 2 bedroom condos are town homes.May has been an active month for Old Forge Crossing Real Estate. There are currently three homes for sale of which one is under contract leaving a 1 bedroom and a 2 bedroom condo for sale, the 2 bedroom which came on at an eye popping price has just been reduced in price by $10,000 but they may have pushed buyers away by rejecting multiple offers.There are 7 pending sales and 5 homes settled, selling for about 96% of the original list price.So far this year we saw higher prices at the beginning of the year, as time has progressed prices have dropped slightly, some of this is due to difference in location within the community, and also in condition of the unit being sold.Old F...

As a Realtor people often think all we do is sell houses. But most Realtors I know are involved in giving back to their communities. Whilst I give a lot of my time to Surrey Services for Seniors as an office we do muiltiple things from supporting the American Heart Association, Boys and Girls Network and collecting toys for the Marine Corps Toys for Tots program. Our broker encourages us to get involved in our community with a Community Service Day designated. Every year as an office we work at the Devon Horse Show which is right next to our office and raises funds for Bryn Mawr Hospital.The last few years we have worked on the Hot dog, wraps and salads booth. The Devon Horse Show is in town and has brought some BIG visitors to town. Seen on the streets around the horse show were these BIG guys: A friend who lives near the horse show grounds caught them walking up the street between 8 and 9 am, out for a little exercise but the video will not post at the moment. Every two years the Budweiser Clydesdales participate in the show and you can stop by the tent where they are stabled. I did that a couple of years ago and was amazed at just how big these horses are. I know they are work horses but their hooves are enormous, so they don't sink into the mud when working.Worth seeing them at the show if you get the chance or at least take time to visit their tent and see them up close and personal.And if you want help selling or finding a home in Devon...

Old Forge Crossing, Devon, PA 19333Last week saw two settlements in Old Forge Crossing both for 1 bed 1 bath condo apartments and both selling for $135,000.Currently there are three homes listed for sale, two under agreement, a 1 bed 1 bath condo apartment priced at $150,000 going under contract in 4 days, the other apartment is a 2 bed 2 bath condo apartment priced at $205,000 with a nicely updated kitchen and bathrooms going under agreement in 25 days. New Tredyffrin Easttown Restaurant opens in DevonDandan has just opened in the space where Ellas used to be in Devon Square. This restaurant a sister to their Rittenhouse Square location has been opened by Devon natives Kevin and Cat Huang,  in just the last week. For a Tuesday night with no grand opening announced it was busy and Cat told us that at the weekend they had over a hundred people. The space is a great location with a bar and doors in the main area that slide open so on an evening like tonight with temperatures in the 70's it was wonderful.The menu is relatively large and it is hard to decide what to eat.Food is Szechuan and Taiwanese style, so there is some heat to the dishes but they are clearly marked and there will be something for everyone. Sunday is a great day for a walkYesterday, Saturday, it rained all day. Today the weather started off cool but dry, so I decided to go to my favorite place and go for a walk. Those living in Tredyffrin Easttown have Valley Forge National Park just a few minutes away. There is a wonderful circuit you can walk, goes up and down and it is about 5.5 to 6 miles long. I walk pretty briskly so it took me about 1 1/2 hours. There were lots of people out walking and running today. Tredyffrin Easttown Real Estate is selling quickly. They say when we are busy we have to make time to stop and smell the roses Well in our case today it is the clematis                     This is both sides of our clematis, we had a few flowers last year, but this year it seems to have liked the mixed weather and is blooming away. Tredyffrin Easttown Housing Market ReportThe complaint from most buyers continues to be lack of homes to consider. Many sellers are holding off listing as a result which only increases the problem. Also, due to the lack of inventory we are seeing prices pushed higher, multiple offers on those homes coming on the market in days if not hours. Active inventory is down 2% compared to last year which is good for this part of the market which has been suffering from a glut of listings.
