You're an excited home buyer that has met with your REALTOR® and discussed the importance of buying a four bedroom home since you have two children and your mother visits from Florida a few times a year and you would like her to have a separate first floor bedroom.  You've also explained that an ample sized yard is a must-have so Rover can run around.  An upgraded kitchen is a necessity since you do not want to move into a home and tackle a major renovation project.  Lastly, you've explained that privacy is important and a home that is set apart from the neighbors would be ideal. With this crucial information in hand, and additional details such as pre-approval price point and desired school district, the agent combs through the MLS to set up showings for homes that have all the aspects...

I hold an official document from the Commonwealth of Pennsylvania Department of State, Bureau of Professional and Occupational Affairs declaring that I, Maria Sapio, am a Real Estate Salesperson.  Yet, even though that is my recognized title, I prefer to simply tell my clients that my role is to guide you through the process in a way that makes sense for you. Let's face it, whether you're moving across the street or across the globe, moving is work.  It is never my place to determine if someone should move and to convince them to do so.  First and foremost, I prefer to listen.  Listen closely, to determine the 'Why' behind the consideration to move.   When a potential home buyer or home seller contact me, my most important questions to ask are 'Why Questions': Why are you thinking of se...

So, you've decided to sell your home.  You have the option of listing it now or waiting until after the December holidays, so why do I think putting your home on the market in December may be a genius idea?  Who is looking for homes in December? The big question arises, "Who is looking for homes around the holidays?" The nay sayers are all advising you to wait until January. They might say, "No one is looking for homes during the holiday season!"  Excuse, me but I ask again, "Who is looking for homes in December?"  The answer is: serious buyers!  Let's face it, December is a busy month for most of us and those that are making time to see homes NOW are usually the serious buyers that are ready to write an offer NOW.   What if I put my home on the market in December and I don't get a lot o...

In the aftermath of the death of a parent, the remaining family members may then be faced with the task of selling the homestead.  This is usually a season filled with a mixture of emotions and the process of figuring how to navigate this chapter can sometimes feel overwhelming.  It is always such an honor as a Realtor® when a family calls me and invites me into this chapter.- - - - -  "I’ve known Maria Sapio for many years but, got to know her much better after seeking her advice on selling my mothers property. From the start, I knew she was the one to diligently get the job done. Her always pleasant attitude, negotiation tactics, sense of urgency, and tenacity are a great skill set when it comes to getting the job done. She handled our entire process from professional photos, listing,...

After 24 years of living in an attached home, Tammy and Ken decided that it was time for them to make the huge decision to sell the place were they had raised their children and do something they had dreamed about for a very long time.  They contacted me the end of February and we met to discuss listing their home.  After offering some recommendations, they started working to make their home 'showing ready.'  During that time, we met with a builder and looked at a home that was under construction to be completed within 2 months.  Tammy and Ken fell in love with the layout of the home and especially with the 2+ acre private wooded lot.  They knew that they had found the home of their dreams!  So, on that cold day in early March, they made the decision to write a contract of this home con...

This morning I went through my normal morning routine of scooping my coffee into the basket and plugging in my coffee pot.  Simultaneously, I was running the dishwasher and also had just put a load of laundry into the washing machine right down the hall from my kitchen.I then sat down to think through some things.I heard the slamming of the water through the coffee beans.   I heard the rigorous shaking of the clothes in the washing machine.   I heard the forceful movement of water hitting the items I had loaded into the dishwasher.   Suddenly it struck me...The best cup of coffee must first endure the difficult process of having the coffee beans crushed then slammed with boiling hot water.Clean clothes emerge from the washing machine after being bounced, slammed, and shaken to the core ...

Not Finding the Right REALTOR® for You:Whether you're a seasoned buyer that has bought several homes or you're a first time home-buyer, purchasing a home is usually a time filled with a mixture of emotions. During this particular season, I highly recommend that you align yourself with a REALTOR® that can oversee the process and guide you to avoid these (and many other) common buyer mistakes. You'll want to work with someone that you connect with.  Read their reviews to see what other clients have said about their experience. Contact the REALTOR® and if possible, ask to meet face-to-face.  Discuss your moving plans and ask the agent to review the next steps in the buying process.  The right agent for you will help you navigate the home buying process with ease and you'll likely avoid the...

The timeframe between when a homeowner decides to sell their home and when the home becomes an active listing is referred to as the 'pre-listing phase.'  The pre-listing phase should be thought of as similar to laying a solid foundation on a new home. The entire structure of the home depends on the strength of the foundation.  Likewise, when making the decision to sell your home, I highly recommend aligning yourself with a REALTOR® who will oversee this important foundational aspect of the listing process with the utmost care.  When I work with a client during the pre-listing phase, we discuss the plan that is tailored to them, based on their specific home, and aligned with their unique goals. This is not a cookie-cutter approach – every home is different, and every client's goals must ...

Have you paused to consider the 'What?' behind your business? When I made the decision to join the gym, I walked in on day one wearing my new sneakers, new t-shirt, and absolutely no clue what to do next.   I quickly realized that I first had to clearly identify my 'what?'    Step One - The What? Gym-goers are motivated to go to the gym for a multitude of reasons (physical fitness, building muscle, toning, strengthening, diversion from sedentary routine, weight loss, combating fatigue, overall health, etc.)  What is my specific goal?Once the specific  'What?' behind the decision to go to the gym has been identified, the gym routine can be established to create a regiment that offers direction to achieve the specific preset goal.  Likewise, my business must identify the 'What?' Drilling ...

This morning I was browsing the Internet for a particular item.  I stumbled onto a website I had never visited and was given the option of purchasing as a guest or creating a free member account.  I opted for 'guest' since all that I needed to provide was my email address and I quickly added the item into my cart.  As I proceeded to checkout, I realized that the cost of shipping would be almost as much as the item, and I logged out.Less than five minutes later, a marketing email was already waiting for me in my inbox from this company.  The email  offered the 'deals of the month' and other assorted less than needful information.  I scrolled directly to the bottom and hit 'unsubscribe.'    This is what I call 'Grabbie Marketing.'  Shortly thereafter, I received a phone call from a servic...
