I chose the photo that goes with this post for two reasons. Firstly there are two parts, one non real estate related and the other definitely real estate related. The MarinesWhen our son joined the Marines, I blogged about his progress, and when he went to Iraq I shared his emails and photos. It was a way for me to cope with the stress. He was in a Special Forces Unit that was at the sharp end of the spear, a Recon Marine.  Initially, his emails were light and it sounded as if nothing was happening. Then we got a call from his girlfriend. "Had we heard from Jeremy, something had happened to men in his unit." Well, everything changed then, on that first tour he lost twelve of his friends. As I blogged I was supported by friend and aquaintances here in the Rain. That was a success for me t...

Our local Veterans Association fly this flag at the War Memorial in Berwyn, PA. The frame is designed to look like a Conestoga wagon. Conestoga is the name of our local high school, winner of many awards, and a leading school for many years in the nation. The names of all those who have served from the Township are inscribed in the bride over the train tracks and in Wilson Farm Park in Tredyffrin, including my son, Jeremy. In Wilson Farm Park, the Veterans fly a Garrison flag, a large flag usually flown at military bases. This is my entry for this week in the monthly contest.

I was delighted when my clients called and said we are ready to move. When they arrived here from Europe three years ago they had one week to find a home. We found this lovely large new construction infill home, admittedly set among smaller homes, but with lots of expansion and additions going on around it. They were happy with the home, and had done some major landscaping to the back yard; so it was hard to find them their next house. But we did and then we listed this gorgeous home right before Covid-19 hit. We had some open houses which were well attended, then everything ground to a halt.We used Facebook Live events and had plenty of views but no offers. Then we were allowed to start showing homes again and another person who had relocated to the area but was living in Philadelphia ...

As Realtors we are constantly adapting. These past couple of weeks we are being required to adapt on a daily business as clients need our help and want their homes marketed whilst we are all at home. This weekend I am hosting a Virtual Open House using Facebook Live. Whilst I have used Facebook Live a couple of times at normal open houses in the past, I have never tried to do a completely virtual open house.I was originally going to be at the house and do the Facebook Live myself. But, the challenge gets a little larger as my clients are living in the house, and our governor has a stay in place order, plus our State Association has told us to obey the rules. So what to do?Well I am advertising the times, Both Saturday March 28 and Sunday March 29 at 1.00 pm. I am giving my client admin ...

The Highlands Berwyn PA Located just off Lancaster Avenue, almost directly opposite Nectar Restaurant in Berwyn, is The Highlands. This 30 year old community of town homes on Manchester Court, some with main floor master suites sits quietly minding its own business. Many drive past not even aware of its presence. As such it is a development that does not have a lot of traffic and is highly desirable to those buyers in the know.Located behind a stone wall, it is set on a circular drive Manchester Court which circles the development with most homes on the inside of the loop. There is plenty of green space and vegetation in The Highlands and it is well maintained. Many of the homes have one car garages, although some do have two car garages. Most do not have basements, with the homes being ...

Having a resource like the Tredyffrin Easttown Historical Society provides a bridge to the past. This 501(c) (3) Not for profit corporation preserves and shares our local history. The society hosts public meetings that feature presentations by qualified speakers on a wide variety of subjects. They publish the Tredyffrin Easttown History Quarterly a richly illustrated local history publication provided to members by mail and available for purchase at selected local distributors like Easttown Library. But, probably the gem is the comprehensive website, www.TEHistory.org, this contains a searchable online archive of the History Quarterly and the society's collection of images, as well as in depth resources for historical research on local townships, and news about activities and programs. Another 5 Star Review for Nick VandekarWe recently sold the house at 407 Old State Road, Berwyn, PA 19312, it was a challenging sale as our sellers had moved out of town well before settlement and some issues arose at the buyers walk through. The air conditioning unit had frozen. This required a service call and of course a delay to settlement as the unit had to thaw before it could be repaired. The buyers, unfortunately took the opportunity to try and negotiate a very large discount, much more than a new air conditioning unit would cost even, and whilst they continually reduced their demands it created a lot of stress at the final moments of the sale.I had been required to visit the house several times over the course of the several days to meet the contractors, and then to check befor...

I was reading some local Tredyffrin Easttown news this morning and my eye fell on something that for our suburban area is not an everyday occurrence.Maybe for those who live a little further out in Chester County or elsewhere in the state these things happen more often. One of our local police departments is seeking the owner of an errant pig found wandering in the township. Not sure where the pig is being kept right now, or how they will find the owner as I am unsure of the rules for keeping pigs on your property in Tredyffrin Easttown. Dogs need a license, plus if you want to walk them in our local dog park off leash they need another license, but pigs I don't think need to be licensed.Glad the pig was found safely and nothing happened to it as our roads are quite busy even during the ...

Tredyffrin Easttown School district center hall colonial now under contract. Great location close to Tee Garden township park, where dog lovers are able to off leash their dogs for some doggie socialization. Fenced pathway to children's playlot and bridge to Winston Way and access to neighborhood streets.   This home was totally remodelled in 2016 and only a job transfer brings it to market. These homeowners love the location and all the upgrades made to the home in 2016. Moving to Tredyffrin Easttown or T/E as locals call it.We moved to this area almost 30 years ago and what attracted us was the school district. With three young boys we were looking for somewhere that we felt would provide a good education. Whilst that is a subjective thing to measure, the last few years have seen Niche rank Tredyffrin Easttown School District highly. There are some things to understand about Tredyffrin Easttown School District. It is made up from two different townships, Tredyffrin Township, and Easttown Township who combined many years ago to provide a better level of education to the children between the two townships. There is one high school, Conestoga High School, ranked as the best high school in the state in 2019 by Niche, two middle schools, Valley Forge and T/E...

It is hot and humid in Berwyn today, with constant rain on and off. Hard to plan anything to do outside? Maybe a trip to King of Prussia Mall is a solution. Since the opeing in 1963 with two separate portions of the mall which was linked with an expansion opening in 2016 joining the two together this has been a go to choice on the East Coast for luxury shopping. With 7 major department stores and a wonderful collection of luxury stores in which you can shop, dream, or simply admire, the 2,900,000 sq feet of space is beautifully designed and gives you space to walk and keep yourself busy when it rains checking out the other 400 stores, boutiques, jewlery, tech and restaurants throughout the mall. There are plenty of places to eat, in and around the mall as well from fast food outlets to...
