By now the October numbers should be complete for the Bellefonte Real Estate Market.  As of today, the current inventory of Active Listings in the Bellefonte Area School District is 212 Listings. The price range of these listings is from $11,250 all the way up to a $1,700,000 lot with development potential.  In the month of October, 23 listings closed.  The price range of these listings was from $18,900 up to $525,000.  Also in October 13 listings went Sale Pending. 33 Properties were listed during the month of October as well. Summer has pretty much come and gone (not officially but you know what I mean.)  The kids are back in school and Grange Fair is over.  Here is a quick snapshot of the Bellefonte School District market report for the month of August: Currently there are 199 active listings in the Bellefonte Area School District. There are a total of 51 units that are currently sale pending.  Of those 51, 25 of them went sale pending in the month of August. There were also 38 new listings that came on the market in the month of August.  On the opposite end of the spectrum there were 30 closed sales during the month of August.  That does show us that there is still a demand in the Bellefonte School District.  The average list price for closed sales in August was $186,767 while the average closed price was ...

Well, I wanted to follow up my last blog entry with the story of the birth of my second grandchild!  Here are some pertinent facts to get us started:  My son and his wife live about 1 1/2 hours away, the hospital is 2 hours away.  My daughter-in-law's due date was January 27th.  We are all (her family and ours) die-hard Steeler fans!  When the Steelers won the AFC championship, Betsy just looked at my son and said - "Well, we now know what day the baby will arrive!" -of course presuming Super Bowl Sunday - February 1st.   We all thought - no way!  But as the day grew closer, the nagging thought kept entering our minds. I need to begin this post by saying that I was born and raised in Bellefonte and have lived in the Bellefonte area for all but about 1 1/2 years of my life.  I guess you could say I'm a bit biased!  I admit it!  I'm a small town girl - always have been and always will be.  I enjoy visiting the cities - Harrisburg, New York, Pittsburgh, Philadelphia and beyond - but I always come home with the thought in my head of why I like to live in Bellefonte, Centre County.A little geography lesson for those not familiar with Centre County, Pa.  Bellefonte is the county seat - State College (about 15 minutes away) is the home of Penn State University so is by far the largest populated area in the county.  Since the mid to late '80's new construction has been booming in the State College area.  Now ...

Bellefonte buyer activity was slow in the month of November 2007.  There were thirty-two sales transactions in November with the majority of sales in the $150,000 to $200,000 price range.  Only two properties sold above the $300,000 price threshold.  Not reflected in the chart are building lots that sold for an average of $54,333 and there were six lots sold in November.  The largest category of buyers was found in the $150,000 to $200,000 price range and there were six buyers for properties under $100,000.  Affordable housing alert.  An in depth look at the numbers shows that 18 of the homes sold in November fell in the affordability housing price range.  Half of the closed transactions in November were affordable housing.  That is a very telling statistic considering many in the area ...

How long does it take to sell a home in today's current market in the Bellefonte school district?  There are several stat's to consider.Average DOM (active listings) - 145Average DOM (closed in past 6 mo.) - 92 daysAbsorption Rate - 5.4 monthsWhat does it all mean? I will explain each statistic and it's relevance.Average DOM (active listings) - This number takes all current listings and averages the market time that all of the homes have been on the market.  Currently, homes in Bellefonte that are actively 'For Sale" have been on the market 145 days or about 4.8 months.Average DOM (closed past 6 mos.) - This number tell us that of those homes that have sold in the past six months they average 92 days on the market before they receive a good contract that leads to a sale.Absorption Rate ...
