City parks Much of the city's park system can be attributed to the efforts of industrialist Harry Clay Texler.  Inspired by the City Beautiful movement in the early 1900s, Trexler helped create West Park, a 6.59-acre (26,700 m2) park in what was then a community trash pit and sandlot baseball field in an upscale area of the city. The park, which opened in 1909, features a bandshell,  designed by noted Philadelphia architect Horace Trumbauer, which has long been home to the Allwntown Band and other community bands. Trexler also facilitated the development of Trexler Park, Cedar Parkway, Allentown Municipal Golf Course and the Trout Nursery in Lehigh Parkway. Trexler was also responsible for the development of the Trexler Trust, which to this day continues to provide private funding for t...

growth leader blog Leads, Leads, and more leads.  They keep coming!  It is very exciting! Almost everyday, My Blackberry alerts me that I have another sales lead from the Growth Leader Lead Generation on line program from Market Leader. I have had as many as 4 leads in the same day!   When there is a phone number included, I call them immediately.  So quick in fact, that at times, the client is still on my web site for their first visit. The Growth Leader program is a complete contact management system, that manages your leads for you.  You file them in seperate files, like hot leads, inactive leads, and you can also file the active leads according to immediate, 1-3 months, 3-6 months, etc. You can see exactly what homes your contact has viewed and when.  The system then recommends home...

For years I have tried to explain to clients that depending on their circumstances it may make more financial sense to pay down debt instead of your mortgage.  Liz Pulliam Weston posted an article that I think everyone who pays additional against their mortgage may find very interesting! Here's a link to the article:http://articles.moneycentral.msn.com/Banking/HomeFinancing/DontRushToPayOffThatMortgage.aspx  A question you can think about is what is the rate of return on the equity that is stuck in my home?  That would be 0! How honest should I be with my seller?   This was my original post in November, where I received an email reply of feedback on my local listing.  Since then, after 61 comments, all with great advice and thoughts, My seller has moved out with the house still on the market. This is a widow of 18 months, who just needed to get out of her house and move to her new life in Ohio.  She was very difficult, but at the same time very sensitive and emotionally drained.  She left her home with the moving van the day after Christmas.  She left a dirty home, with numerous things behind, like the dining room table and chairs, and selected items that she just didn't want. In my earlier post, I asked the Active|Rain community how they would handle this situation.  How honest should I be with my seller? ...

It is not about the points.  It really isn't.  Active Rain is for those that are not willing to sit and wait for the business to fall in your lap.  If you are an aggressive Realtor, and understand that you must go out and find your business on your own, then you are a Rainmaker.  You must be active on a consistant basis.  Every day, you are dumming up business.  You are going to make it Rain.  Believe in the 80 / 20 Rule?  Then those of us that are Rainmakers, represent 20% of the Realtors, that are producing 80% of the business. I have gone to meetings in the past year to talk about the success that I have found through Active Rain, and now these many other social networks as well like Twitter, Face Book, linkedin, zillow, Trulia Voices, to name a few.....    Most are from the 80% t...

Last week the National Association of REALTORS(r) and the US Conference of Mayors named Allentown, PA, an Ambassador City for its Hometown Heroes Program.  This program creates home-ownership opportunities for police officers, firefighters and emergency personnel for the city.   The Hometown Heroes Program was created by the City of Allentown and the Lehigh Valley Association of REALTORS(r).  This program aids need-based financial assistance and education to the home buyer of Allentown's public safety work force, to assist them with purchasing a principal residence within the city.   Through this program, police officers, firefighters and emergency medical personnel who qualify would be eligible for mortgage-interest or mortgage insurance buy-downs.  The Hometown Heroes Program hopes ...

Interesting article today in the Allentown Morning Call today:   http://www.mcall.com/news/local/all-shame-1015cn,0,6629405.story   I'd be interested to see what other professionals think of this idea. Should it be implemented in Schuylkill County (my own county) and other parts of PA?   Allentown Mayor Ed Pawlowski launched a program today aimed at drawing attention to city landlords who let their property deteriorate. The program is called the Landlord Hall of Shame, and its first inductees were Adam and Ira Thor, two brothers who reside in New Jersey and own at least eight properties in the city. Pawlowski made the announcement during a press conference in front of 343-345 N. 9th Street, which is owned by Adam Thor. Pawlowski said the property has numerous code violations that have w...
