End of the year numbers for Towamensing Trails are in and are as follows: 2008 - 87 Units Sold. Avg list price $173,237. Avg sold price $164,349 - a 95% List to sell ratio 2009 - 64 Units Sold - Avg list price $161,730. Avg sold price $155,177 - a 96% List to Sell Ratio Numbers showing an average overall drop in sold price of right around $9,000 can in part be attributed to foreclosures, a few of which were neglected properties. It only take one or two to move the overall numbers. Basically it looks to me to be a dead heat to 2008 as newer homes are still pulling in the bigger bucks and the older homes are still retaining their value, albeit lower since 2006. Looks like the floor has been reached here in the Poconos and particularly in Towamensing Trails where the repair of the Dam this... 01/02/2010
