What a gorgeous day at the Port Docks, City of Waldport, on popular Alsea Bay, Oregon!! Here is one of the brand new benches seen during construction. Hmmm, on closer inspection, it looks like there is something blowing around, stuck to the bench.... Lookie there!It appears our Mr. Crab knows how to follow health and safety guidelines....He remembered to bring his face mask with him, when searching for a new home on the Oregon Coast!  You go, Mr. Crab!

Ponder this...Sure, it might have been easier to rake 2 or 3 extra large piles of leaves, but certainly would not have been as fun to do.This circular pattern ended up being more efficient in the long run, provided a photo op as well!. Using a rake in each hand, I was able to move quickly, then followed the yellow leaf road to the finish line.A new tradition has begun!

The Central Oregon Coast real estate market is a rush of activity, as buyers scramble to find housing before winter sets in. Homes are selling fast! It is easy to get discouraged, but we agents, and our clients must hang in there!After showing several homes non-stop throughout the county, I told the buyer I would be available tonight to write an offer as soon as possible on any of the choices, as one day can make the difference. Foreclosure homes are often a "cash only" sale, however, I have seen them sell with a construction loan to cover cost of purchase, + expected repairs. Repairs must be carefully itemized, lender will require a completed list. If an REO property is priced to sell it may receive multiple cash offers, which can close much more quickly than a construction loan. Many foreclosures need repairs, poor condition of house not ideal for buyers who require a bank loan. House needs to be in better condition to get through appraisal and underwriting process. Snow day, or beach day, it's a great day at Advantage Real Estate! Our Wednesday morning meeting was enhanced by a dusting of snow. I may be the only representative of Advantage for the Wednesday Broker's tour today, 9:00 to 12:00. There are a couple of gift card drawings at the Broker open houses, I figure I have a 50 / 50 chance of winning. If there are any buyers out there who want to see houses covered with snow with wonderful views of the ocean, today is your day!

It was an unusually beautiful morning in Depoe Bay, Oregon today. This is a photo of waves crashing through the blowhole on the sea wall along Highway 101.This weekend will be a busy time for me, I will be volunteering at the Newport Seafood and Wine Festival Ambassadors Booth. The vandals struck in the cloak of darkness........Some unnamed person has "vandalized" a water outflow pipe without permission! This particular blue pipe is overflow from a rural water tank, the overflow works similar to an overflow drain inside a bath. If the tank gets too full, water will spray out of the mouth. (I will be sure to take a photograph for you if it happens on my watch.)By the way, this is not the first time the vandals have struck!On previous holidays in 2018, the blue pipe has been outfitted with rabbit ears for Easter, and most recently was seen with a Pilgrim outfit over the Thanksgiving holiday.It all started with a pair of googly eyes. One of my favorite events is at Newport VAC, the annual Pushpin Show where local artists can hang work using only 4 pushpins. This year I created an avant garde style peep box, seen in above photo at far right. My peep box is designed to be interactive, it instructs the viewer to take a photo of the inside with a cellphone to get best effect and take the art home with you. First, here is a photo of the outside of the box, so you may enjoy the pastel layers of recycled shopping bags.Here is what it looks like inside:At different angles and times of day, the light inside changes and can be adjusted, like a changing sunset. Buyers occaisionally ask me to find "horse property" for them, however, it is not always listed that way. Horse property is not always easy to find unless you contact a real estate agent familiar with "lay of the land" of the available listings.Just east of Newport, Oregon, two towns offer great horse properties, Toledo, and Siletz. Some of the properties have creeks running through them, fenced open fields for grazing, apple trees, chicken coops, etc., about a 1/2 hour drive from state parks, such as Driftwood, where horse trailers can be unloaded for beach rides at sunset.Listings with acreage are likely to be outside city water and sewer, they may have a spring or well, and may be on a septic system. Drum roll please.....Here is our entry, a cardboard, non-edible gingerbread house, (per the stated rules.)  I am pleased to announce we won "Honorable Mention," essentially came in second place. As I was the appointed builder, I was delighted I was able to keep the house. If we won, I would have signed over the deed to the Lincoln County Board of Reators. The house was complete with a listing sheet showing a 3 ft lot and 2 baths.Both outhouse baths included a couple of tiny rolls of toilet paper. The house was listed fully furnished, had a sofa, table, hearth and many extras such as craftsman window sills and cloth curtains, door screens, all from recycled junk mail, scraps and old xmas items. The roof was made from a "seasoned" older box of lasagna noodles which had a special firmness ...

Today was such an exceptional day! Here is a street view of Yachats, in full regalia with the new light standards and new sidewalks. I had lunch at Le Roy's Blue Whale Restaurant, an amazing soup and salad,  small loaf of freshly baked bread, YUM!  Look! There's a commercial building for sale, right next door to Le Roy's Blue Whale! It has an Advantage Real Estate sign on it!What a great location, close to the beach and down town areas, and homemade pies from Le Roy's. When other central Oregon Coast beaches are crowded on a hot summer's day, I can usually find peace and relative solitude at the Muriel O. Ponsler Memorial State Scenic Viewpoint, where China Creek flows into the Pacific Ocean.  There are many miles of beach in either direction, offering further opportunities to enjoy the sights and sounds of the Pacific Ocean.The free wayside is located along Highway 101, a few miles north of the popular Heceta Head Lighthouse State Scenic Viewpoint and Carl G.
