A Note from Costa Pacific Communities CEO Rudy Kadlub At Costa Pacific Communities, we have received many questions regarding when the stores, restaurants and other businesses will be coming to the Villebois community. The reality is: Rome was not built in a day and neither will Villebois. While retail is a major component when it comes to mixed-use developments like Villebois, the community cannot attract retailers when there are not enough rooftops to support their sales. Even if each of the community's businesses was given free rent, without enough sales, they could not cover their other overhead, which includes employees, cost of goods, utilities, etc. We have seen this mistake made in the past in other local communities and developments. The results are typically slow lease-up, mos...

Last month, at Costa Pacific Homes we invited current Villebois residents to join us in the Village Center for a morning of enjoying free coffee and sharing stories for our new video celebrating the Villebois community. The positive responses about life in Villebois were phenomenal. We heard from men, women and children alike. Residents told us about what their families enjoyed the most about Villebois - from the walkability and sustainability factors to the close-knit social atmosphere and the variety of community events and activities. Here is one resident's testimonial about Villebois: "I think anyone fits in well at Villebois - that's the beauty of it...As different as the demographics are, we all kind of have the same ideals and...there's all ages, and people with kids, people with...

Lender Notes: There is a nice windfall for some homebuyers with the economic stimulus bill signed into law by President Obama in February. This historic bill gives first-time homebuyers the ability to claim a tax credit worth $8,000, or 10% of the home's value - whichever is less on their 2008 or 2009 taxes. A big plus is that the credit is refundable, meaning tax filers see a refund of the full $8,000 even if their total tax bill (the amount withheld they paid during the year plus anything extra they had to pony up when they filed their returns) was less than that amount. Does that mean if I purchase a home in the Villebois Village Center now that I would get an extra $8,000 added on top of my current refund? The short answer is...Yes! Here are three scenarios that help explain this ne...
