Hike Alder Springs Ideally In Fall Or Spring The hike to Alder Springs outside of Sisters limits motorized access from December 1st through March 31st to protect the winter rangeland of the local deer populations. However, access to the trail head is on rough dirt roads for which 4 wheel drive and high vehicle clearance is recommended. Directions to the official trail head can be found on the USDA website. The "unofficial" route involves travel on Locust Street (Camp Polk Road) in Sisters 3.1 miles north from East Cascade Avenue. Take this to Wilt Road, staying on Wilt when the pavement ends 4 miles. Bend Home Prices Up And Inventory Levels Down Despite the trends for January and February 2024 in which prices seemed to stabilize, the sales price of Bend homes rose unexpectedly in March. The year over year figure shows both median and average Bend home prices were up over 12% and inventory levels were down. When coupled with the steep rise in prices, affordability remains a major problem for potential Bend home buyers. Bend Home Prices Leveling Off The January 2024 Bend real estate market shows some stabilization. Although the average and median price per square foot are both up, the average and median sales price on sold homes comparing January 2024 to January 2023 show little movement. The issue most Bend home buyers are still dealing with is lack of inventory which provides few choices for people looking to purchase. Redmond Home Sales Dropped In 2023 Redmond has been among the best locations in Central Oregon for middle class homeowners to reside.  Situated only 20 minutes north of Bend on Hwy 97, Redmond has been a more affordable option for many looking to purchase in Central Oregon and its close proximity to Bend has made Redmond a town from which many who work in Bend can fairly easily commute.  Redmond experienced the same real estate market trends Bend did during the Covid pandemic with limited inventory and great demand pushing prices up. Bend Oregon Real Estate Sales Were Limited In 2024 Probably the biggest challenge for Bend Home Sales in 2024 was mortgage interest rates. Mortgage rates started the year at 6.48% and ended the year at 6.62%. During the middle of the year, the mortgage rates rose to 7.79% which greatly limited the buying power for most Bend homebuyers who needed to finance in order to purchase. Home sales in Bend continued, but at a greatly reduced rate than experienced during Covid when mortgage rates under 4% were normal. High mortgage rates also kept many Bend home sellers from listing. Tetherow Is A Premier Luxury Golf Resort Community In Bend The developer for Tetherow broke ground on the destination golf resort prior to the housing crisis of 2008. Bend Home Sales Slow There is a seasonal slow down experienced every fall for Bend real estate sales. When school starts, many would-be Bend home buyers focus on other things. While retirees and second home buyers may be active in early to mid fall, once Thanksgiving comes, the number of Bend real estate sales drop as both buyers and sellers tend to concentrate on holiday activities with home sales secondary to celebrating the season.   Peter Skene Ogden Trail Is A Favorite Off Season Hike We have hiked from McCay Crossing to Paulina Falls multiple times, typically in the late fall and early spring when crowds are gone and snow accumulation is limited. We have always enjoyed the experience and have seen Paulina Creek and the numerous falls along the path in various stages of flow - spring run off, fall with lessened volume, and winter ice. Some of our favorite experiences have involved the ice, and we have named that experience "chasing frozen waterfalls." The hike we did 11-11-23 was in the fall after first snow, but after warmer temperatures had melted much of the snow in the lower elevations. Bend Oregon Real Estate Sales Lacking Listings The October 2023 figures for Bend single family home sales have been produced and lack of inventory appears to be a consistent problem. Inventory levels have dropped year over year as have pending sales and sold homes. The Hike To Broken Top Is Among Central Oregon's Favorites People exploring the Three Sisters Wilderness can hike to Broken Top from multiple trailheads. Three Creeks to Tam McArthur Rim provides for a social trail past Broken Hand to Broken Top and No Name Lake. Hikers looking for more distance can start at the Green Lakes Trailhead and hike Soda Creek to join with the Broken Top trail. Most people will drive past Todd Lake on the poorly maintained road to the Broken Top trailhead (high clearance vehicles are recommended) and cut the distance to 5.5 miles and under 1500 feet of elevation gain. We have hiked to Green Lakes multiple times. However, fewer hike this popular trail when the weather turns cold and cloudy. Our experience hiking to Green Lakes on 10-14-23 was the first we had this year. The trail passes to Green Lakes are so hard to get that if you are 30 seconds past 7 am on the US Forest Service website, you will be too late. Despite trying weekly all year, last Saturday, the last weekend of the year where passes are required, we finally obtained two.  The weather was cloudy and cool, and during our hike the expected "ring of fire" eclipse occurred, resulting in a drop in temperature and a darker sky.
