OPINIONThe media has been full of speculation, negativity, and hyperbole. Although we all know the housing market has been in a decline since 2005 many reporters have capitalized on selling headlines with inaccurate information. We are finally seeing a change; in my opinion one of the best changes is reporters have begun to focus on local facts and not just National reports. The reality is the Portland market was one of the last three housing markets to be affected with negative numbers. The other two were Seattle and Charlotte. Portland is still a strong market with great places to live. People are still moving into the area and houses are selling. Now we are hearing opinions that we may be at the bottom of this decline, has Portland survived with minimal damage? I think so!Please enjo...

Still, even with nothing but doom hanging over the housing industry, Liniger comes ready with the infallible pitch: Buy! Buy! I am often asked the question, "What are the next hot neighborhoods in Portland." I like answering this question because I feel I have a good take on what makes a great neighborhood. Also, as a Broker that handles commercial real estate, I know many of the developers in town and where they are planning new projects. What makes a great neighborhood? In one word: Lifestyle = Parks, Transit, Restaurants, Bars, Entertainment North Portland: KentonI love this place. Close it I-5 and Interstate MAX line. Denver has new cafes and shops openning up and Kenton Park is great all summer. NE Portland: HollywoodWhen you're competing with Alameda and Irvington it's hard to stand out but for buyers looking to walk their neighborhood this is the place. Close to Sandy which is changing to a more upscale...

As Spring threatens to arrive Many of Portland Oregon's tree lined streets have yet to produce the leaves that will provide relief from summers heat.    Standing tall and barren like sentinels in Mt.Tabor one of Portland Oregon's Tree Lined Streets. These giants not only provide summer relief they also help to define a neighborhood. While the leaves are gone for the moment it is the best time to view the trunks and limbs of these gentle giants.  Soon  the leaves will return and the interesting shapes will be mostly obscured. But for now the viewing is good.   Yet the signs of Spring time looms large as evidenced by the Azaleas just below these gentle giants.

This home SOLD just a week after staging -- after being on the market vacant for more than 6 months!   The seller wrote us,  "The expense of staging certainly paid off. Having the home staged made people more able to imagine themselves living there -- it sold in just a few days, after being on the market vacant for many months."   Enjoy fantastic views of Mt Hood and the Willamette River from this fun contemporary 1991 home.  3 bedrooms, 2.5 baths, 2456 sq ft of family living space on 3 floors.

Room Solutions Staging in Portland OR was selected to stage Home #1 ... it had been on the market for 5 months without a sale.  We staged it using a colorful red sofa & matching chair, a fun brown wool rug, and some typical tables, etc.   Home #1 SOLD in only 3 days, with 3 back up offers!  Here are photos of the living room in House #1, Before & After: When House #1 was about to be de-staged, another broker called me for a staging quote on a contemporary home he was about to list.  With Home #2's white walls in the living room, I thought the red sofa, chair and fun brown rug would work in that home too ... and we staged it with some new accessories.  Home #2 SOLD in only 5 days, for over asking price!  Here's photos of House #2, vacant and then with the same furniture ... moneyboxHere Comes the Next Mortgage CrisisSubprime was just the beginning. Wait until California's prime borrowers start handing their keys to the bank.By Mark GimeinPosted Tuesday, April 15, 2008, at 8:12 AM ET California is to mortgage lending what Chicago is to pork bellies. For years, that meant it was a place with soaring house values; today, the foreclosure rate across the state is twice the national average and going up fast. Riverside County, outside Los Angeles, may be the foreclosure capital of the country, with a rate close to six times the national average. And housing prices are in freefall.California should be the poster child for a mortgage-loan bailout. In few other places have so many taken on such onerous debts with so little equity. Unfortunately, the crisis in Calif...

As Earth Day approaches, I thought I would finally watch National Geographic's Human Footprint (note it's upcoming air times) that has been sitting in our TiVo queue until nearly its expiration.   It's a rather clever visual about just some of the footprint that we American's impose on the earth.  The results are expectedly sad but the interesting layout of the show certainly makes you think. And so I started to think about what I do and need to do.   I try.  I really do.  I recycle, I re-use, I reduce. But I have a long way to go.  Here are a few things I try to do to lessen my carbon footprint: Walk - this one is part of my daily enjoyable 'chores' as the dogs demand it.Keep driving to a minimum and consolidate my errands - I will try to schedule most of my appraisal inspections over...

Room Solutions Staging in Portland Oregon was recently selected to stage a vacant 1987 contemporary home, working with a limited budget.  The kitchen had been updated a few years ago, helping to bring this home up to current standards, and just before listing they updated the bathrooms.  After we staged the home it sold for over asking price in only 5 days!   Staging a vacant home to show potential buyers how the space might be used is critical in today's market, especially when the space is more open and undefined, as in this 1987 example.  Buyers who walk into a space with nothing to look at will notice small flaws and instantly lose interest, thinking the house will be a big project.  Here are some Before & After photos to show how we used color and a simple plan to highlight the fea...

Portland Oregon is a nice place to visit. The town has been called by some folks "the big city with the small town feel."                                                                              The Red Letter Day Have you received THE LETTER?  Perhaps you have or you are anticipating its arrival any day now. What letter am I talking about?   It is the letter that you receive from your home mortgage lender. There notice to you that they have not received payment as normal. It is also notification of potential additional fees and consequences for not paying. Also known as the pre-foreclosure letter it can send a chill up and down your spine. If you have or soon expect to receive the pre-foreclosure letter it most likely comes as no surprise to you. What actions could or should you take?  The last thing you want to do is sit and wait. Believe it or not your lender did not want to send you that letter. For...
