Philomath's Second Annual Wine Walk will be on Saturday, July 28, 2012 from 3:30 pm to 7 pm. During the event, downtown businesses will serve as "tasting rooms" where participants can sample wine from a variety of local wineries as well as hard cider and beer. For more information contact the Chamber office at (541) 929-2454.  Philomath Uncorked logo wine glasses are available at The Wine Vault/Creekside Coffee at 1301 Main Street in Philomath and at the Chamber office at 1010 Applegate.  Glasses are $9.00 each or 2 for $15.00.

In a buyer's market like we are seeing now, it is not uncommon for investors and buyers to feel all the leverage is theirs. This is not the case. Trulia recently posted a lengthy article on ways buyers kill deals by turning off the seller. Multiple offers are happening, and they are happening in our area. Sellers who overhear buyers criticizing their home or the listing price may become difficult to work with or change their minds. Prices are reasonable, and there are steals out there as it is. An insulting lowball offer is another big mistake. Now is a great time to be a smart buyer with prequalification in hand and a clear-eyed view of both the opportunity and the ettiquette needed for a successful transaction.

I have had several people interested in obtaining a USDA home loan for property in Marion, Polk, Linn and Benton Counties.  I've put together a map of part of the county that should help in identifying areas that qualify for this program.  As you might know - it's one of the last TRUE 100% home loans available - and it doesn't have PMI!  The rates are comparable to FHA, so it's a very affordable payment!  You do not have to have PRESTINE credit, but we generally want to see scores above 580, and 12 months of "clean credit." USDA does require that the property be located in a less populated area.  It does not need to be a farm - but it can't be located downtown either.   The "darker" areas do NOT qualify.  However, as you can see - that is basically the the Salem area for Marion and Polk...
