Have you been savings your pennies to buy a home, and your Piggy Bank is filled up and ready to go? I couldn't believe the number of homes that Krista Bolf shows are currently available for sale for under $200,000 in Medford, Oregon.  Students who have been attending the HUD approved "ABC's of Homebuying" course that Southern Oregon Housing Resource Center puts on in order to arm themselves with the knowledge to prepare themselves for homeownership have soooo wanted to have this opportunity to find something in their price range. This is EXCITING news for first time home buyers in Southern Oregon wanting to buy a home they can afford!    If you or someone you know is a first time home buyer who has been waiting for this opportunity to buy, Krista found 116 Homes for sale for under $200,...

Did you know that a First Time Home Buyer in Medford, Oregon could buy a $175,000 priced home with as little as $1,000 of their own funds and have payments of about $1,050 per month including their principal, interest, taxes and insurance on a 30 year fixed rate mortgage? This is less than the Hud Fair Market Rent for a 3 bedroom home in Medford, Oregon - and that's before any income tax deductions you may be eligible for!Alright, but, what kind of loan is this? It is the Oregon Bond 30 year fixed rate mortgage, the RateAdvantage program, which is presently offering a 5.50% interest rate to qualified buyers. But, how much do I REALLY have to come up with? $1,000 or 1% of the purchase price, which ever is lower. This example incorporates several programs you would need to be eligible fo...

A springtime afternoon in downtown Medford found me and my husband at Elements Tapas Bar & Lounge, hungry but indecisive on what we wanted to have for dinner. We've been to Elements several times since our first visit to this fabulous place in early 2007, when we were meeting friends Downtown or going to a performance at the Ginger Rogers Craterian Theater.  Arriving here just after they opened on Saturday, we really had a chance to savor and enjoy not only the incredible selections Elements has, but the wonderful ambiance they have to offer, too. Gazing up at their starry night ceiling, the water fountain, or out at the unusual snow flurries we experienced that day, the time just flew by, and I'll bet they thought we had taken up permanent residence in our very comfortable booth.      ...

At our weekly Medford Rotary Meeting today we had the opportunity to have one our fellow Rotarians, Mr. Michael Dyal, the Medford City Manager address us.  Mike told us that Medford was recently voted the safest city of its size in Oregon and then when on and talked about our excellent police chief and police force and how the average response time for emergency calls has decreased dramatically in recent years.  At the end of speaking Mike opened it up to questions from the audience.  I was the first to raise my hand and ask as City Manager what the greatest concern is currently for the City of Medford.  Basically he boiled it down to how to fund all of the things that the city would like to do to continue to improve the quality of life for all of the citizens of Medford as we continue ...

Table Rock Fellowship is a nondenominational Christian fellowship church that has grown to become one of the Rogue Valley's mega churches. In spite of roughly 3,000 weekly attendees at this church, it has remained a down-to-earth, friendly church offering many programs and link groups to its members looking to find the right church home. The pastoral team, staff and volunteers who pull together the many different services and programs this church offers are an outstanding resource and one of the reasons for this church's phenomenal growth. This is a "come as you are" place, with a fantastic worship band and children's program. This church ROCKS!  Due to the phenomenal growth, services are being extended effective March 15th-16th and will be held Saturdays at 6PM, and Sundays at 8:15a.m....

From most places in the Rogue Valley in Oregon, you will see a very recognizable property on Barneburg Hill on the East side of the Interstate 5 Freeway. These two tall buildings are part of the Rogue Valley Manor property, a property that has grown to 668 acres which include two golf courses. Rogue Valley Manor is Southern Oregon's only accredited continuing care retirement community.                                   The parent company of Rogue Valley Manor is Pacific Retirement Services, Inc., who also has 23 other community housing facilities to help meet seniors' ever growing affordable housing needs, is expanding and building additional facilities to help meet an ever growing demand. Seniors choosing to become residents at Rogue Valley Manor will choose between 4 levels of continu...

I very much enjoy working with "First Time Home Buyers"    Educating them on the process of what you need to do to purchase a home.  Explaining the difference betweenan appraisal and home inspection.  It seems that many times "First Time Home Buyers" get these two services mixed up.   Helping these folks find the right home is a joy and  I would love to help anyone who is thinking about making a purchase or just have questions.

Why Move To Southern Oregon?OR listen on 1-800-770-6298 X 4123 24 hr recorded messageThe other day I was talking with a Real Estate agent in Southern California looking to do some  networking for people that want to sell their property and  move to Oregon.  I was incredibly surprised at his response when he questioned what we really had to offer to anyone thinking about moving someplace else. "Why move there" he asked "when most are moving to Phoenix Arizona or Las Vegas"?   It was then I realized not much has been done in promoting this "Best kept Secret" in the Pacific Northwest.  That is what prompted this overview of the incredible culture and lifestyle we all enjoy in this beautiful area of the country.  This picture is around Medford Oregon. This is Don McCoy and I am a well-known...

Two of the most prominent topographic features in the Rogue Valley in Southern Oregon are Upper and Lower Table Rocks. These mesa buttes rise immediately above the north bank of the Rogue River near Tou Velle State Park in southwestern Oregon, between Sams Valley and Central Point, providing amazing vistas of the surrounding Cascade Range to the east and the Siskiyou Mountains to the south and west.                                  Both Upper and Lower Table Rock have trails to their summits. In Summer 2005, we hiked Upper Table Rock with the Super Tuesday kids from Tablerock Fellowship. This trail is shorter, a little steeper, and a bit more open for views than the trail on Lower Table Rock. Both Upper and Lower trails offer a great wildflower walk in Spring, and Park checklists show r...
